1. The property will be ready for occupancy at 3:00 PM local time on the beginning date of the lease and must be vacated by 11:00 AM local time on the ending date of the lease. The PREMISES is located at: 596 Timber Hawk Road Stockbridge, VT 05772

2.  This is a NON SMOKING chalet.

3.  Pets are permitted in rental chalet only with prior approval. $50 per pet fee applies.  All pets must be leashes at all times.  Pet owners are responsible for cleaning up of any/all pet refuse. Pets are not allowed on furniture at any time.  Any evidence of pets on furniture may incur extra cleaning fees.  All pets must be up to date on rabies vaccinations and all other vaccinations.  Heartworm preventive is highly recommended.  All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival.  Fleas and tick are very rampant in this area and can cause harmful/fatal illness to humans and pets.  All items above are the sole responsibility of the pet owner. The chalet owners assume no responsibility for illness or injury that may incur to pets or humans while on the premises. 

4.  We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.

5.  SECURITY - In lieu of a security deposit we will hold your credit card on file. If there are damages to this chalet during your stay, we will bill your credit card and send you an invoice. You agree to this by booking this property.  The balance of rent and any other fees are due 60 days before you arrive. You can mail a check to Fred Cercena. This information will be emailed to you. If you are booking this within 60 days of arrival, the total amount is due at time of booking.
You are responsible for any and all damages that occur to the property or its contents by you or any other member of your group, individually or collectively, while you are the registered occupant of the property.                                                            Any damage noticed upon arrival should be reported to the OWNER immediately. If damage is not reported, your credit card may be charged for the cost of the repair. All general maintenance should also be reported so the property can be kept in good repair. In order not to be charged additional fees, the following must occur:

No damage is done to chalet or its contents, beyond normal wear and tear.
b.    No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c.    All debris, rubbish and discards are to be placed in refuse containers at the bottom of Timber Hawk Road on left.
d.    All keys are left in the lock box and chalet is left locked.
e.    All charges accrued during the stay are paid prior to departure.
f.     No linens are lost or damaged.
g.    NO Early check-in or late check out.

6.  PAYMENT – An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the room rent. Please make payments in the form of traveler's checks, bank money orders, cashiers checks or personal checks payable to Fred Cercena. The advance payment is not a damage deposit. The BALANCE OF RENT is due thirty (30) days before your arrival date.                                                                                         CREDIT CARD AUTHORIZATION;I understand and consent to the use of the credit card provided without original signature on the charge slip, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated. Charges may include: unauthorized long distance telephone and satellite TV charges; damages beyond normal wear and tear; unreturned keys, & parking infractions.

7.  CANCELLATIONS: Cancellation or changes of reservations with advance payments. Cancellations that are made more than (60) days prior to the check in date will forfeit a minimum charge of $ 50.00. Cancellations that are made within (60) days of the check in date forfeit the full advance payment. Any changes that are made more than sixty (60) days prior to the check in date will not be penalized. Any changes made within (60) days of the check in date that result in a shortened stay, change of dates, change of location or unit, may result in loss of entire advance payment. Cancellations and early departures due to inclement weather do not warrant any refund of rent.

8.  MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.

9.  MAXIMUM OCCUPANCY- The maximum number of guests per chalet is limited to eight (8) persons.
THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY.

10.  Longer minimum stays may be required during holiday periods.

11.  INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.

12.  NO DAILY MAID SERVICE – While linens and bath towels are included in the cabin, daily maid service is not included in the rental rate however is available at an additional rate. We suggest you bring your own beach towels. We do not permit towels or linens to be taken from the chalet.

13.  RATE CHANGES – Rates subject to change without notice.

14.  FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

15.  WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

16.  PARKING – Parking is limited to four (4) vehicles. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner.

17.   FIREPLACES: Please do not clean out the fireplace, the house keeper will clean it out after you leave.

18. STORM POLICY/ROAD CONDITIONS: No refunds will be given for storms. Mountain roads can be curvy and steep. Please have all wheel drive, 4 wheel drive or snow tires, even after the driveway has been plowed it can remain slippery. Gravel drives are well maintained, however we do not refund due to road conditions. Departures due to inclement weather do not warrant refund of rent or deposit.
 
WEATHER POLICY
We do not offer any refunds for Snow and Heavy Rain Storms. 
We highly recommend getting TRAVEL Insurance for your trip. 
It is up to the Guest to purchase this coverage for their trip.  
Coverage is available for health and weather related problems. 
Please call them direct or order online to purchase this in your name.  
 
TRAVEL INSURANCE AND SNOW STORMS: WHAT’S COVERED?  
Travel insurance through Travel Guard may cover a traveler’s vacation investment if severe weather conditions directly affect their travel arrangements or accom­mo­dations. For example, if a traveler is forced to cancel a trip due to a snow storm, travel insurance with trip cancellation can provide a reimbursement for nonrefundable expenses, up to the limit of coverage purchased.  
If severe weather forces the evacuation of the traveler’s property, the travel insurance may provide reimbursement for nonrefundable expenses, and additional travel expenses. For losses to be covered, travel insurance must be purchased before a snow storm is forecasted or predicted.
All claims will be evaluated on their own merits at the time of adjudication.  
Travel Insurance is available on this site and we highly recommend you purchase it.
 
DAMAGES
You are responsible for any and all damages that occur to the property or it's contents by you or any other member of your group (including pets) while you are the registered occupant of the property. In lieu of a security deposit we will keep your credit card on file as a security deposit. If we discover that there has been damage to the property or its contents while you are the occupant we will capture an amount from your credit card to cover the estimated cost of repairs. The amount we capture will be an estimate and will probably be more than the actual cost of repairs. We will provide a statement of the damages and the cost of the repairs after they have been completed. If there is a refund due it will be returned to the credit card after all repairs have been made. If the cleaning company detects any evidence of smoking in the homes not specifically listed as a smoking home you will be billed an additional $200 to deodorize the home.
