PLEASE BE SURE TO READ THE CHECK OUT PROCEDURES AT THE BOTTOM OF THIS PAGE.

1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK OUT IS 10 A.M. EST. NO Early Check-ins.
2. This is a NON SMOKING cabin.
3. Pets are not permitted in rental cabins.
4. RESERVATION DEPOSIT- A deposit of $200 is required to make a reservation. This must be received at the time of booking the reservation. The deposit is automatically applied toward rent. The balance of ALL rental charges must be paid no less that thirty (30) days before your check-in date. We do not charge a damage deposit, however guests are liable for damages. You will not incur additional charges if:
a. No damage is done to cabin or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in refuse containers outside, and soiled dishes are placed in the dishwasher and cleaned.
d. All keys are left in the lock box and cabin is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. No early check-in or late check-out.
5. PAYMENT – Payment of the balance of the rental rate plus tax and any applicable fees is required 30 days before arrival. The advance payment will be applied toward the rent. Please make payments in the form of credit card, traveler's checks, bank money orders, cashiers checks or personal checks payable to Margaret Bordeaux. The advance payment is not a damage deposit. There will be a $40 charge for any returned checks.
6. CANCELLATIONS: A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date are subject to a 5% Cancellation fee or $50 whichever is greater. Cancellations or changes that result in a shortened stay, or that are made less than 30 days from the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately. See item number eighteen (18) of this contract.
7. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
8. MAXIMUM OCCUPANCY- The maximum number of guests per cabin is limited to eight (8) persons. An additional charge of $10.00 per person per night for guests in addition to six (6) will be assessed. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. No chaperoned groups VIOLATION OF THIS PROVISION SUBJECTS LESSEE TO SIGNIFICANT PENALTIES WHICH ARE NECESSARY TO PROTECT THE LESSOR BECAUSE OF THE FACT THAT THIS LEASE IS A SHORT TERM VACATION RENTAL.

THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY; Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.
10. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity and gratuity fees are included in the rental rate.
11. NO DAILY MAID SERVICE – While linens and bath towels are included in the cabin, daily maid service is not included in the rental rate however is available at an additional rate. We suggest you bring your own beach towels. We do not permit towels or linens to be taken from the cabins.
12. RATE CHANGES – Rates subject to change without notice.
13. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
14. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
15. PARKING – Parking is limited to four (4) vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner.
16. FIREPLACES: The fireplace is electric. Please do not throw any paper or other combustible materials in the fireplace.
17. STORM POLICY/ROAD CONDITIONS: No refunds will be given for storms. Mountain roads and driveways can be curvy and steep. State roads are normally plowed by state or county employees, however driveways are not. We do not refund due to road conditions. Please be careful and DO NOT attempt to travel when weather conditions are not suitable.
18. TRAVEL INSURANCE: We highly recommend your purchase travel insurance. If you wish to purchase travel insurance, simply check the travel insurance box on our reservations page to purchase.
19. WATER AND SEPTIC: These cabins are on wells and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor.

The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clogs the septic system, you could be charged damages of up to two hundred dollars ($200).


Check Out Procedures

We ask that you leave the home in the general condition that you found it. Our housekeeping staff will take care of the rest. There is a chance of additional cleaning charges if the home has been left in an unnecessarily messy condition.

1. Check-out time is by 10:00 am local time. Our managers and cleaners arrive at 10:00 am to start cleaning the unit.

2. In the summer turn the thermostat to 75 degrees and 55 degrees in the winter.

3. Take ALL of the trash in the cabin, including the bathrooms and bedrooms, to the bins outside.

4. Put ALL dishes in dishwasher, put soap in and turn on.

5. COMPLETELY empty the refrigerator.

6. Place all used towels to a bathtub before you checkout.

7. Leave beds unmade that have been used.

8. Make sure all furniture is in it’s original position.

9. Make sure the hot tub cover is on the tub.

10. Return the key to the lock box and lock all outside doors.
