PLEASE REVIEW THESE RENTAL TERMS BEFORE BOOKING

1. CHECK-IN TIME IS AFTER 4 P.M. CST, AND CHECK-OUT IS BY 10 A.M. CST. NO early check-ins or late check-outs unless expressly permitted in writing prior to check-in. We will provide early/late check-in/check-out as it is available, but this is not guaranteed and may depend on last-minute bookings that abut the dates of your stay. Please check-out on time at 10AM. The cleaning crew has authorization to enter the house at 10am on day of check-out.

2. This is a NON SMOKING house! You will be charged a comprehensive cleaning fee in addition to original cleaning fee if there is ANY smell of smoke in the unit!

3. PETS are not permitted in this house under any conditions.

4. AGE MINIMUM: We do not allow party groups, spring break or student groups, bachelor/bachelorette parties, etc. All-adult groups may be required to meet a higher minimum age and/or pay an additional damage deposit.

5. BUNK BED/WATER TOYS/POOL/HOT TUB/STAIRS CAUTION: NO persons over 150 lbs or over age 12 in top bunks as directed by manufacturer, for your safety! Please be aware of ceiling fans also, due to proximity to top bunk. Any water toys, stairs, balconies, swimming pool or hot tub use have inherent risks. Owner is not liable for any damages or injuries.

6. DAMAGE INSURANCE: REQUIRED WITH EVERY BOOKING, in lieu of a damage deposit.
Accidental damage protection is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $3,000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder.

Call the (866) number in the pamphlet for more info, click on link here: TRAVEL GUARD DAMAGE INSURANCE TERMS. The purchase of the insurance still requires you to follow the check-out list outlined in the check-out details, and you must follow all terms and conditions.

Owner reserves the right to charge an additional security deposit and/or require credit card authorizations for damages over $3000 or those not covered by the damage insurance.

7. DOWN PAYMENT - All bookings require an initial down payment of approximately 60% to reserve your dates, depending on your total rental amount. This down payment must be paid by credit/debit card ONLY within 24 hours of booking or your lease may be deemed invalid. Once you have committed to the dates, you will fill in the booking form and use the credit card screen to pay via credit card.

8. CALCULATION OF FEES - The down payment is due immediately to hold your dates.
Total amount due is calculated:
base rental charges (nightly X number of nights, or weekly)
+ one-time cleaning fee of $500
+ Florida lodging tax of 12.5% on that sub-total
+ $69 damage insurance policy in lieu of damage deposit

9. BALANCE DUE DATE - Long term rentals (one month or longer), balance is due 120 days in advance of check-in. Short-term rentals (less than one month), balance is due at least 90 days in advance. The due date is in the confirmation. I will email you a payment reminder with a credit card link a few days before your due date. A personal check to my address is acceptable also. Let me know if you are sending a check. It needs to arrive within a few days of the due date.

10. CANCELLATION POLICY - Review the policies carefully for complete understanding. Call us if you have any questions.
We have two policies: one for short-term renters; another for long-term renters. All cancellations will result in payment of cancellation fees.
A) For Vacations less than one month in duration:
Cancellations that are made MORE THAN 60 DAYS PRIOR TO ARRIVAL will receive their initial down payment, minus an administrative fee of $350.
Cancellations made WITHIN 60 DAYS OF ARRIVAL or changes to contract that result in a shortened stay, will forfeit the full down payment. Early departure does not warrant any refund of rent or deposit.
B) For Vacations more than one month long in duration: Cancellations made MORE THAN 120 DAYS PRIOR TO ARRIVAL will receive their initial down payment refunded, minus an administrative fee of $350.
Cancellations made WITHIN 120 DAYS OF ARRIVAL or changes to contract that result in a shorter stay, will forfeit the full down payment. Early departure does not warrant any refund of rent or deposit.
AS A COURTESY TO OUR GUESTS WHOSE CANCELLATION RESULTS IN LOSING YOUR FULL PAYMENT, we will put your dates back on the rental market and try to rebook them. If we can secure another guest for a similar price, we will issue a refund minus a $200 administration fee; however, any differences in rental revenue will also be deducted from the refund. (We often must reduce our nightly rental price to entice guests to book on short notice.) Understand, there are no guarantees that we will be able to rebook your dates or refund your money.
Please know that it is not our goal to keep your funds when you cancel; instead we will work diligently to rebook the dates so that we can refund to you as much as possible. When you commit and we take your dates off of our rental calendar, we must assume you are coming - in good faith. When you cancel, we have already declined other opportunities to rent those dates to potential guests.

11. WEATHER/HURRICANE/STORM POLICY - No weather refunds are given - no exceptions. Weather is out of our control and predictions are unreliable. At time of booking, you will be offered the below policy.

12. MAXIMUM OCCUPANCY- The maximum number of guests for this house is limited to sixteen (16) persons and no more than ten (10) adults, no exceptions.

13. MINIMUM STAYS - THIS PROPERTY REQUIRES A FOUR (4) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday or peak periods. If a rental is taken for less than four days, the guest will be charged the four-night rate. This may be waived in the off season or at last-minute, all at my discretion.

14. INCLUSIVE FEES - Rates include a one-time linen and towel setup. Amenity fees are included in the rental rate. We are happy to set up additional cleaning for longer term rentals.

15. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate; daily service is available at an additional rate. Please provide your own beach towels. We do not permit bath towels or linens to be taken from the units for use on the beach.

16. RATE CHANGES - Rates are subject to change without notice.

17. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in or complete their stay. Please carefully represent your adult and children, who will be overnight or day guests, during your reservation and notify us of any changes.

18. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance. Please make sure you have early or late check-in/check-out approval IN WRITING.

19. EVICTION - If guest is evicted by the owner, representative of the owner, the local law enforcement or security company, there will be no refund of rents.

20. LIABILITY - While there is additional signed documentation required, by acknowledging these terms and conditions, all renters and guest in party, guest(s) releases, indemnifies, holds harmless Curtis, Tammy Keeler and the Keeler Trust 5/2023 from any claims or liability in connection with their reservation or stay, including those extended beyond the dates of the original reservation.
