1. RESERVATIONS A rental deposit is required in advance to confirm the reservation. (This amount will be deducted from the total rental amount.) All rentals are to be paid in full 30 days prior to arrival. Reservation Deposits are NON-REFUNDABLE.

2. CLEANING/DAMAGE DEPOSITS

We require a $39 fee for rental damage insurance to cover our risk of any accidental damage to the property during the rental.

3. TELEPHONES for local calls are included in the units for your convenience. Units have a block on long distance calls. You will need a calling card to place long distance calls.

4. TAXES All rentals of less than six (6) months are subject to Florida sales tax of 11.5%, This is in addition to the rental amount.

5. RENTALS OF ONE (1) MONTH OR LONGER may require utilities (electric, gas and phone) to be paid separately. Please confirm when booking. A deposit is required.

6. CHECK-IN FUNDS must be paid using Visa, Mastercard, Discover or pre-approved checks. On all rentals final payment is due 30 days prior to check in. All rental fees must received before check-in.

7. CANCELLATION POLICY In case of cancellation prior to 30 days before check in you will forfeit your reservation deposit. Cancellations after 30 days will require 100% of rental amount.

8. NO PETS of any kind are allowed unless specifically approved in writing by owner or rental agent. A $300.00 non-refundable pet deposit is required if pet is approved. If evidence of a pet is found without prior approval, you will be charged $300 additional damage desposit on the credit card on file.

9. REPAIRS and Natural Events Outside owners control. We cannot guarantee air conditioners, hot tubs and appliances. There will be NO REFUND on their failure. We try to keep them in properly working condition. Our best will be done to have any malfunction repaired as soon as possible. We will not refund rental payments due to cancellation due to flight cancellation, weather cancellation, illness etc. We recommend you purchase trip cancellation insurance to protect you from any unforseen issues.

10. Keys – Keys assigned to you must be returned at check out. You authorize a $50 charge to your credit card for each key that is not returned. $25 Fee if the key is left in the unit.

11. The owner shall not be liable to tenant or any other person for any damages to property or for injury to persons upon the premises for any cause whatsoever, including, but not limited to , defects in the premises or otherwise. Tenant shall indemnify and hold harmless the owner from and against any and all liabilities, claims, expenses, fees, loss of use and every kind and nature arising out of tenants use and occupancy of premises.

12. Radon Gas: Radon is a naturally occurring gas that , when it is accumulated in a building in sufficient quantities may present a health risk to persons who are exposed over time. Levels that exceed federal and state guidelines have been found in buildings in Florida and Colorado .

13. All units are turnkey furnished.

14. Units are limited to the number of persons listed above. No house parties allowed. If you have a house party or overcrowd a unit, you will be asked to leave with NO REFUND.

15. No boats, RV's, personal watercraft, or other vehicles are allowed to be parked in the driveway or street during rental period. If you have a need to overnight a boat etc please talk to us ahead of time and we can try to help you find a convenient location.
