The Palm Breeze Vacation Rental is located at: 21 Cottage Row, Destin, FL 32550

DISCLAIMER:The following information outlines the rental policies and practices of the Palm Breeze Vacation Rental. Please read these policies and practices in order that you are fully aware of the policies and practices when booking a reservation and renting this property. By making a reservation, you are stating that you have fully read, understand and agree to the rental polices and practices as outlined the Palm Breeze Vacation Rentals Policies.

When making a reservation, the rental agreement is contracted between the responsible party and Palm Breeze Vacation Rental. The agreement is not transferable to another person, party, friend or family member. The person making the reservation is the responsible party and acknowledges all polices and procedures of the Palm Breeze Vacation Rental and the community's rules and regulations governing the use of vacation property, community property and its amenities. The reserving party will be responsible for ensuring that all guests, whether they are registered in the rental property or not, adhere to the rules and regulations affecting the property, building and resort community. Not adhering to the policies and regulations can cause loss of rental monies, deposits, additional charges and eviction.

RESERVATION/SECURITY DEPOSIT:
Accidental Rental Damage Insurance
Accidental damage protection is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $3,000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder.

PAYMENT:
Final payment is due 60 days prior to arrival. We will gladly accept personal checks for final payment if we have at least 14 days to process the check. Accepted forms of payment are in US funds only. For reservations made less than 30 days prior to arrival, immediate payment in full is required by VISA or MasterCard.

CREDIT CARD AUTHORIZATION: I understand and consent to the use of the credit card provided without original signature on the charge slip, that a photocopy or fax of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated. Charges may include: unauthorized long distance telephone and satellite TV charges; damages beyond normal wear and tear;

CANCELLATION POLICY: Reservation/security deposits are refunded when proper notice has been given and acknowledged by the Palm Breeze Vacation Rental. Daily and weekly reservations must be cancelled at least 60 days prior to arrival or the reservation deposit amount is forfeited. Cancellations that are made within (60) days of the check in date forfeit the full advance payment. All cancellations are subject to a $50.00 processing fee plus FL 12% tax. Early departure does not warrant any refund of rent or deposit. Failure to pay the Final Payment in a timely manner will be considered a cancellation. The reservation first payment (minus the cancellation fee, processing fee, and FL tax) is refunded when proper notice has been given via phone or in writing and it has been acknowledged by the Palm Breeze Vacation Rental.

GUEST OCCUPANCY:The number of guests is limited to the number stated on the Reservation Agreement and is strictly enforced. The number of guests (13) must not exceed the maximum guests allowed (including all children). If the occupancy limits are exceeded, then guests will be asked to check out and full deposit and rental fee will be forfeited..

NO PETS:
Pets are not permitted. Any reservation made under false pretenses will be subject to forfeiture of any/all payments of rent and deposit, and the party will not be permitted to check in. If the party has already checked in and there is evidence that pets were inside the Palm Breeze Vacation Rental, then it will result in immediate eviction and forfeiture of all amounts paid and will result in additional Cleaning Fee to Guest and will be deducted from the security deposit.

NO SMOKING POLICY:
The No Smoking Policy assures guests who are allergic to smoke can guarantee that the Palm Breeze will be comfortable for all vacationing guests. Your security deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found on the premises.

AGE REQUIREMENT:
No rentals will be made to vacationing students or singles under the age of 25. Parents must accompany any of their children under the age of 25 at all times! Non-compliance of these rules and regulations will result in immediate eviction with no return of any and all funds paid.
Our rental property is monitored for violation of this policy. All violators will be evicted and all rental payments and/or security deposits will be forfeited. Reservations made under false pretense are null and void and check-in will not be allowed. This policy includes reservations made by parents who do not check in, and/or who leave overnight during the length of the stay. No exceptions.

CHECK-IN TIME:
Check-in is 4 p.m. or LATER. Due to our high standards for cleanliness, there is a possibility your vacation rental may not be ready at 4 p.m., especially during peak seasons. Your patience is appreciated.

CHECK-OUT TIME:
Check-out time is promptly at 10 a.m. Our managers and cleaners arrive at 10:00 am to start cleaning the unit. Guests, who are late departing, will incur additional charges deducted from the security deposit. An additional housekeeping crew member will be required in order to prepare the accommodations in a timely manner.

CHECK OUT PROCEDURES:The Palm Breeze Vacation Rental must be left in good condition to avoid an extra cleaning charge. The Palm Breeze Vacation Rental reserves the right to retain partial or full security deposit for carpet cleaning or additional housekeeping services due to guest's lack of care or respect for the property. Please treat the property with care and the neighbors with courtesy.

The following procedures should be followed:


• Check out time is by 10:00 local time.
• Make sure you leave the 2 sets of keys in the bowl in the entry way and the key in the lock box on the front porch. Lock the door when you leave. Keys must be returned. There will be an $80.00 nonrefundable and nonnegotiable fee for each key not returned to the Palm Breeze Vacation Rental upon departure.
• Take all trash in the unit, including the bathrooms and bedrooms to the bins located on the north end of the Beach Retreat homes.
• All soiled dishes must be washed in the dishwasher or by hand prior to departure.
• Completely empty the refrigerator.
• Bring all used towels to the laundry room.
• Leave beds unmade that have been used.
• Wipe down all kitchen counters and sweep the floors.
• Make sure outdoor furniture is in the original position.

DAMAGE: You are responsible for any and all damages that occur to the property or it's contents by you or any other member of your group while you are the registered occupant of the property. In lieu of a security deposit we will keep your credit card on file as a security deposit. If we discover that there has been damage to the property or it's contents while you are the occupant we will capture an amount from your credit card to cover the estimated cost of repairs. The amount we capture will be an estimate and will probably be more than the actual cost of repairs. We will provide a statement of the damages and the cost of the repairs after they have been completed. If there is a refund due it will be returned to the credit card after all repairs have been made.


PARKING REGULATIONS:
RV's, boats, watercraft, or trailers are not allowed. There is a limit of 2 vehicles which are to be parked in the driveway at the Palm Breeze Vacation Rental. Parking in the street is strictly prohibited. You will be given at least 2 Guest Parking Permits. These permits must be displayed on the rear view mirror. The homeowner’s association strictly enforces the parking regulations.

Rental guests who need Reserved Parking for extra vehicle(s) must email me at least 2 weeks in advance of their arrival date or, preferably, as soon as they reserve a Cottage and give me the following information:
1. Cottage Street Address where staying
2. Arrival Date of extra vehicle(s)
3. Departure Date of extra vehicle(s)
4. Email address of person requesting Reserved Parking
5. Name of person requesting Reserved Parking
6. Cell phone number of person requesting Reserve Parking
7. RESERVED PARKING RESERVATIONS MUST BE MADE AT LEAST ONE WEEK BEFORE THEIR ARRIVAL DATE
8. If a Rental Guest arrives at Cottage Retreat without a prior Reserved Parking Reservation, then we will charge an EXTRA $5/DAY PER SPACE LATE RESERVATION FEE IN ADDITION TO THE NORMAL PARKING FEE OF $10 PER DAY PER SPACE
Furthermore, remind your rental guests that if they arrive and then request Reserved Parking that there may be no space available.

SAFETY:
It is the guest's responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in the ocean, pool, and hot tub Jacuzzi.

COMMUNITY RULES:
Guest agrees to abide by rules of the community. These may be posted in the unit or at the community pool or office. These rules may change from time to time.

GOOD HOUSEKEEPING:
Refrigerator: Please do not reset the refrigerator setting to a low setting for a "quick cool" for can drinks. This can cause problems with the refrigerator and restricts the refrigerator from cooling properly. If a service repairman is required, then the charges will be charged to the guest's credit card.
Washer/Dryer: Please thoroughly shake out the sand from beach towels and swimsuits before washing/drying them in the washing machine. Sand causes problems in washer/dryers and a repairman may be required. The charges will be deducted from the security deposit. Please do not take the Palm Breeze Vacation Rental’s bath towels to the beach. If beach towels or other colorful items are washed or dried with the Palm Breeze Vacation Rental’s towels/linens, then additional charges will be deducted from the security deposit.
Linens/Towels/Supplies. The Palm Breeze Vacation Rental will provide basic towels/linens and starter supply of trash liners, bathroom paper and soap. However, guests will need to provide additional paper products and household supply items for their stay. Beach towels are provided.
Trash Disposal. Please place trash in trash bags and put them at the dumpsters located on the north end of the Beach Retreat homes.

SEVERE WEATHER:
We do not refund rents or deposits lost due to inclement weather. We do not offer any refunds for Hurricanes or Tropical Storms. We highly recommend getting Travel Insurance for your trip. It is up to the Guest to purchase this coverage for their trip. Coverage is available for health and weather related problems. Guests must comply with any mandatory evacuation order.

ILLEGAL DRUGS:
Under no circumstances shall any illegal drugs be allowed on the property. Guest understands that possession and use of any such substance is grounds for immediate eviction and forfeiture of payment. GUEST further waives any and all rights to recourse against the owner of Palm Breeze Vacation Rental for enforcing this clause.

WEEKLY AND MONTHLY RENTALS:In most cases, a weekly rental will be Saturday to Saturday.
In most cases, a monthly rental will begin on the first day of the month and end on the last day of the month.

ADVANCE RESERVATIONS:
We are happy to accept reservations up to one year in advance, however, rates will not be guaranteed. Rates are subject to change without notice.

MONTHLY GUESTS:
Monthly Guests are required to pay for each month separately in Check Form Only at the start of each month. If a guest leaves in the middle of the month, the guest will forfeit the remaining monthly rental with no prorating.

WAIVER:
The owners of the Palm Breeze Vacation Rental and its operation managers will not be held responsible for acts of theft, vandalism, or other damages to guests’ personal property or items left at the vacation property.
