Reservations:

Payment in full is required if you are checking-in within 30 days. Half of the balance and/or damage deposit ($250 if paying with cash or check) is due at the time of reservation.

A Damage/Security Deposit and Waiver is required for all rentals. If paying with credit card, we do not require a damage deposit. You agree that if any damages are found we are allowed to place an additional charge on the credit card on file to cover any said damages or items explained in this agreement.

Cancellation Policy:

If you cancel your reservation less than 60 days before check-in, you will forfeit your down payment and/or deposit. You may reschedule another date within 6 months and reapply the entire deposit or down payment to a new reservation date if you cancel 30 days or more before check-in. Every effort will be made by the owners of Thistle Britches to correct any problems you may encounter during your stay; however, there are no refunds. No credit will be given for shortened stays due to late arrival or early departure for any reason. No refunds or cancellations will be given due to inclement weather or road conditions.

Receipt and access to the property:

Upon receipt of the full and final payment for your reservation, you will receive via email or by telephone, specific directions to Thistle Britches along with the entry code, contacts, phone number to the cabin and any pertinent instructions.

Important Notes:

Hot Tub Usage

Use of the hot tub is at your own risk; Housekeeping will empty/refill and clean disinfect the hot tub after every check-out in keeping with the state health regulations. Bromine tablets are used to maintain the water quality; however, some individuals may be sensitive to bromine. Bromine may also damage jewelry finishes. It is advised that you do not use a hot tub after consuming alcoholic beverages, if you are pregnant, or have pre-existing health problems. Minors are restricted from using the hot tub without adult supervision at all times. Do not put any other type of chemicals, soaps, or bath oils of any type into the hot tub. The hot tub cover should never be sat on or stood on. You will be responsible for the cost of replacing the hot tub cover should it be broken during your stay. Each styrofoam insert costs $150 to replace.

Small Children

We supply games and activities for our guests; however, some games have small pieces or parts and are not suitable for your children such as toddlers and children who may put things into their mouths. PLEASE DO NOT LEAVE YOUR CHILDREN UNSUPERVISED IN THE GAME ROOM. Thistle Britches will not be responsible for the injury of children due to games or parts of games.

Check In, Check Out

Check-in time is no earlier than 4:00 pm, ET.

Check-out time is no later than 10:00 am.

If you do not check out on time you may be charged an additional $200. You may pre-arrange for a later check-out time for an additional fee, depending on the time and subject to availability.

Check-out Procedures

Before your departure, please place all towels and used linens in the main level bathtub (no comforters or quilts). All dishes and cookware should be washed and returned to the APPROPRIATE cabinets. Garbage should be sealed in the plastic bags provided and placed in outside containers. We are not responsible or liable for personal items left behind, lost or stolen. Set Alarm.

Security Alarm

Security Alarm must be set anytime you leave the cabin unattended, even with pets left behind. No motion alerts are activated by pets. Your door code turns off alarm at the same time you enter it into the door keypad.

Additional Terms of the Agreement

• You must be 25 years of age to rent this cabin.
• House parties are strictly prohibited and grounds for immediate eviction.
• Thistle Britches is a Non-Smoking cabin.
• Smoking is only permitted outdoors on the porch or decks. Please do not litter the mountain or property with cigarette or cigar butts.
• Four-wheel drive and/or chains may be required during winter months.
• If a personal check is returned to us for non-sufficient funds, you will be charged a $50.00 returned check fee.
• Thistle Britches has a maximum occupancy of eight (8) guests. Renters who exceed the occupancy limit and falsify occupancy information at time of reservation are subject to eviction and will forfeit all monies paid including the damage deposit.
• Any exceptions to the rules and regulations as written here must be approved in writing in advance.

No Pets Allowed

Guest Statement

I understand that I am responsible for the condition in which the property stated as Thistle Britches Cabin is left after check-out. I agree that the cabin will be left in the same condition found upon check-in. If it is not left in the same condition, I will be responsible for all damages, (including clogged plumbing), to the property or property’s contents and any legal fees paid for such collection by the owners. I will not hold the owners of Thistle Britches responsible for any injuries or damages caused by accident on the property of any kind. I also will not hold the owners liable for any theft of money, jewelry, personal property or valuables of any kind.

I understand that if excessive cleaning is required after my departure, I will be charged a minimum fee of $100.00. I understand the maximum occupancy for this cabin is 8 persons. Housing more than 8 people may be grounds for eviction without refund.
