CANCELLATION POLICY Should you need to cancel your your reservation with more than 60 days notice before your arrival date, you will be charged a $200.00 cancellation fee. Cancelled reservations with 60 days or less notice are not refundable.

IMPORTANT NOTE: Traveler booking fees through HomeAway, One Roof Top and other third party booking services are not refundable. If you book directly through the owner/manager, no booking fees apply. Blue Mist Cabins has no control over or access to these third party fees.

TRIP INSURANCE available through Homeaway is strongly recommended for full protection of your vacation investment. If you do not purchase trip cancellation insurance, you will be self-insuring your trip. PAYMENT SCHEDULE

FIRST PAYMENT: The first payment in the amount of $300.00 is payable within 5 business days of the date of reservation and will apply to your lodging total.

SECOND PAYMENT: The balance of your lodging payment is due 60 days prior to arrival. Upon receipt of your payment, we will email you the rental information PDF file with all the information for your stay.

THIRD PAYMENT OPTION: Major holiday guests (Thanksgiving, Christmas and New Years) may divide their second payment in half, with 50% of the balance due at 60 days and the remaining 50% due 30 days prior to arrival. Note: Checks returned for non-sufficient funds will be charged a $30 fee. _______________________________________________________________________________________ ________

ARRIVAL/DEPARTURE Check in time is 4:00 PM Eastern Time or later. Check out time is by 10 A.M. Eastern Time. Early check in is NOT AVAILABLE during peak periods such as holidays, spring break, summer or fall color season. There is always the possibility that your cabin may be ready earlier than 4:00 and you are welcome to call or text after 1:00 p.m. on the day of your arrival to check status of the cabin. On the day of your check out, refer to the checklist provided in your rental information PDF. Please leave the house in good condition with thermostat(s) set to the 78 degrees in the summer and 60 degrees in the winter. ALL doors and windows must be locked and secured. Place trash in outside receptacles and wash and return dishes to the cupboards.

GENERAL INFORMATION AND POLICIES WHAT WE PROVIDE: Your rental includes the set up of the house with towels and bed linens. There's a STARTER SUPPLY of toilet paper (2 rolls per bathroom) and paper towels (1). We provide hand soap, liquid dish soap, dishwasher detergent, and basic cleaning supplies.

NOTIFICATION OF OWNER: If you find that something is not operating correctly, appears damaged or needs housekeeping attention, you agree to notify us promptly during your stay. We will make every attempt to address the issue, depending on the nature of the repair and when service or maintenance is first available. If repairs are required, you agree to provide timely access to the property. We will work with you to make service calls as unobtrusive and convenient as possible.

VISITORS: All undeclared guests (those not accounted for on your lease) must be approved in advance. Please notify us if you plan to have friends or family stopping by for the day or overnight.

PARKING: Mountain properties typically have limited parking due to the geography. Vehicle limits are as follows: MountainView Haven: 2 vehicles (no trailers)

Mountain Laurel: 2 vehicles Hillside Haven: 2 vehicles (no trailers)

GrandView: 3 vehicles

Swaying Pines: 3 vehicles

TreeHouse HideAway: 2 vehicles (trailers not recommended)

Water's Edge: 2 vehicles

Key to my Heart: 2 vehicles

Alpine Rose: 1 vehicle

Alpine Belle: 1 vehicle

Nature's Nest: 2 vehicles (trailers not recommended)

WATER OR ELECTRICITY OUTAGES: If basic utilities such as water or electricity experience a lengthy outage of more than eight (8) hours, we will attempt to move your party to another cabin, if available. If the outage continues or we are unable to provide alternate accommodations, we will refund the portion of your stay that is impacted by the outage. These situations are rare but we want you to know that we will do everything possible to address the outage promptly with your comfort and safety in mind. ________________________________________________________________________________________________

INTERNET AND PHONE SERVICE: Each property offers high speed internet and free long distance phone service. However, if there is an outage beyond our control, no refunds or rate adjustments will be made. We will do our best to expedite any service calls, if necessary, and replace routers promptly if our equipment should fail.

**IMPORTANT** Mountain Laurel, MountainView Haven, GrandView, Hillside Haven, Alpine Belle and Alpine Rose DO NOT have unlimited internet bandwidth. These cabins have Verizon Mifi wireless internet and each rental is allotted 2GB of bandwidth. If you exceed the 2GB amount, you will be charged $20 per GB over the limit. You cannot watch Netflix, stream videos and music or do online gaming or any uses that require high bandwidth. You will have plenty of bandwidth for typical internet surfing, checking emails and uploading photos. Be sure to inform all members of your party of the internet limitations.

Swaying Pines, TreeHouse Hideaway, Nature's Nest, Key to my Heart and Water's Edge have unlimited highspeed internet. ________________________________________________________________________________________________

PET STAYS: We offer dog friendly rentals, but all pet stays must be approved and appropriate fees paid in advance. If we are notified that unapproved animals have been found at the rental, you risk being evicted from the property. Please pick up after your pet and dispose of waste wrapped in a bag and placed in the outside trash cans. Pets must be on a leash when off premises per Sevier County Animal Control. Pets may not be left on the deck or tied outside while you are gone. If your pet causes damage to the property, you agree to pay for repairs or replacement of property.

HOT TUBS: Hot tubs are drained, cleaned and refilled after each guest stay. The bromine floater in the hot tub is designed to provide the proper amount of chemical to maintain water quality. If you request that the hot tub is drained and refilled DURING your stay, you agree to directly pay maintenance $50.00 for the service call.

Hot tubs should not be used if you are pregnant or have a health condition where extended periods in hot water may be not safe. Children must be supervised at all times and never left unattended in the hot tub. The hot tub cover contains styrofoam insulation panels and will break if sat on. Make sure everyone in your party is aware and does not sit on the cover. If the hot tub cover is damaged, the replacement fee is $350.00 plus delivery fee and tax.

Keep the hot tub covered at all times when not in use. This will keep your water clean from debris and maintain the water temperature. If the cover is left off, the motor will continue to run. Please help us conserve energy by covering the hot tub when you're finished. Jewelry and swimsuits may become discolored from the bromine. Rinse swimwear after wearing in hot tub. Remove jewelry prior to entering hot tub.

Please shower before using the hot tub if you have used tanning oils or body lotions as these will impact the water quality and may damage the motor or plumbing. Pets must not be allowedi in the hot tub. Never use bubble bath, soap or similar products in the hot tub. If excessive foaming is found in tub after your stay, you will be charged for remediation of the hot tub plumbing.

COMMUNITY RULES: Guests agree to abide by community rules and not to cause nuisance to any neighbors by their actions, noise, pets or other. You risk being evicted if neighbors call the police to complain about nuisances. Voices and sounds carry easily throughout the mountains. Please be respectful of others and keep outside noise to a minimum after 10 p.m. House parties are not permitted and will be cause for immediate eviction by the Sevier County Sheriff.

THEFT OR LOSS OF PROPERTY: You are solely responsible for all personal items brought to the property. Please secure valuables while you are gone by placing them out of view, closing window blinds, locking all entry doors, etc. Our property insurance will not cover items brought into the cabin by outside parties. When you are away from the cabin, check that all doors are locked and curtains or window blinds are closed. We recommend that electronics and valuables are not left out in view. If you will be gone for awhile, we recommend you leave on a radio or TV and a couple of lights so the house appears occupied.

FORGOTTEN ITEMS: If you believe you have left an item behind, contact us as soon as possible so we can have housekeeping search for your item. If a special trip is required, there will be a minimum $25.00 service call fee plus shipping cost.

DAMAGE FEES: Blue Mist Cabins charges a $30.00 Damage Protection Fee to help offset the risk of minor damage at the cabin during your stay. This fee covers up to $300.00 in accidental damage. It does not cover intentional or malicious damage. If housekeepers discover damage after your departure that exceeds $300.00, you agree to pay the difference between the damage protection and the cost of the repair or replacement, including labor, delivery and taxes, if applicable. Damage to the property by pets is not considered accidental and guests will be fully liable for any repairs as a result of pet damage.

CHANGE OF LEASE: We reserve the right to move your reservation to a different property, if available, should an emergency, weather event or any other unforeseen event take place that impacts your reservation. This includes but is not limited to: sale of the property, mechanical failures such as water or HVAC system; fire or storm repairs.

MINIMUM AGE FOR LEASEHOLDER: We require the responsible party who signs the lease to be at least 23 years of age at the time of booking. We do not accept rentals made by parents on behalf of their adult 23 years of age at the time of booking. We do not accept rentals made by parents on behalf of their adult children. We reserve the right to decline a reservation that may appear to be a larger group of unrelated individuals. Any reservation obtained under false pretense will be subject to forfeiture of lodging payment(s) and the party will not be permitted to check-in or evicted if already at the property.

GUEST agrees to indemnify and save LESSOR harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.

Blue Mist Cabins reserves the right to update the terms and conditions of this rental agreement at any time. The most recent version of this document will supersede all previous versions.

These Policies and Procedures above are meant to protect you, our guests, and the owners alike. All guests, as well as owners are required to conform to all Policies and Procedures. We want you to have an enjoyable rental experience from Blue Mist Cabins!
