Please print these Terms and Conditions for your records.

This agreement is between you (Guest) and Kepner LLC (Lessor).

1. CHECK-IN TIME IS AFTER 4 P.M. CST AND CHECK-OUT IS 11 A.M. CST. NO Early Check-ins.

2. This is a NON SMOKING Cabin.

3. NO PETS are permitted in the Cabin under any conditions.

4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.

5. SECURITY DEPOSIT/EXTRA CHARGES TO CREDIT CARD- We do not require a separate Security Deposit. However, Lessor will charge your credit card for any damages to the Cabin or its contents. In addition, we will charge a minimum of $100 if there is evidence of smoking or illegal drug use inside the Cabin and a minimum of $200 if there is evidence of any pets inside the Cabin. We will also charge a minimum of $50 if you remain in the Cain after the Check-out time or there is excessive cleaning that needs to be done after you vacat the Cabin. We will send you a separte invoice detailing any repair costs and charges.

There will be no such additional charges to your credit card so long as:

a. No damage is done to the Cabin or its contents, beyond normal wear and tear.
b. No charges are incurred due to smoking, contraband, or pets, as specified above.
c. All debris, rubbish and discards are placed in dumpster, and any used dishes and cooking utensils have been thoroughly cleaned and reshelved. Any remaining used dishes or cookware should be placed in the dishwasher with the cleaning cylcle started before you leave.
d. All keys (if applicable) are left on the kitchen table and unit is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens, towels, comforters, or any other items are lost or damaged.
g. No Early check-in or late check-out.
i. No guest or visitor is evicted by the Lessor (or representative of the owner) or any law enforcement agency.

6. PAYMENT - An Advance Payment of $300.00 is required immediately upon making the reservation for the Cain. The Advance Payment will be applied toward the rent. Please make payments via credit card or in the form of bank money orders, cashiers checks or personal checks payable to Kepner LLC. The advance payment is not a damage deposit.

The BALANCE OF RENT is due forty-five (45) days before your arrival date. If the reservation is made within forty-five (days) before arrival date, payment in full in required at the time the reservation is made.

7. CANCELLATION POLICY - A sixty (60) day notice is required for cancellation or changes. Cancellations that are made more than sixty (60) days prior to the arrival date will receive a refund of the Advance Payment, less a $50 service charge. Cancellations within sixty (60) of the arrival date will not receive any refund of the Advance Payment unless Lessor is able to rebook the Cabin. If the Lessor is able to rebook the Cabin at a price equal or or exceeding the price agreed to with the Guest for the reserved days, the Lessor will refund the entire Advance Payment (less a $50 service charge). If the Lessor is able to rebook the Cabin for a lesser amount, Lessor will refund an amount equal to the new booking price, less the $50 service charge. If Guest reduces the reserved length of stay within the sixty (60) day period, Lessor will charge Guest for any loss of rental income (plus a $50 service charge) incurred as a result.

We highly recommend getting Travel Insurance for your trip, which is available for purchase on this website. It is up to the Guest to purchase this coverage for their trip.

8. MAXIMUM OCCUPANCY- The maximum number of guests in the Cabin is eight (8) persons. An additional charge or $10.00 per person per night for guests in addition to eight (8) will be assessed.

9. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, there is no daily maid service for the Cabin.

10. RATES SUBJECT TO CHANGE - Rates are subject to change at any time before final payment is received and accepted by Lessor. If Lessor increases rates prior to that time, Lessor will offer immediate refund of any Advance Payment received by Lessor.

11. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

12. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.

13. MORE LEGAL STUFF -- GUEST assures the LESSOR that the Guest and all other visitors, tenants and guests will observe all conditions and terms set forth herein and will maintain the Cabin in good order and appearance.
GUEST assures the LESSOR that any visitor, tenant or guest who violates any of the terms and conditions shall be immediately denied occupancy of the Cabin and shall remedy any damages or other expenses which are caused by that visitor, tenant or guest.
GUEST agrees that any visitor, tenant or guest who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at the Cabin
GUEST and/or their visitors and guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the Cabin or its grounds for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance in, on or about the Cabin and the grounds.
GUEST agrees that during the time he/she occupies the Cabin, he/she will keep the leased premises clean and free of trash, garbage, and other waste; and keep all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of the stay.
GUEST agrees to indemnify and save LESSOR harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the GUEST, and all other visitors, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the Cabin.
GUEST agrees that neither he/she or any other guest, tenant or visitor will paint or make alterations to the Cabin or its contents, including changing existing locks or adding new ones, without the LESSOR'S written consent.
Upon notice reasonable under the circumstances, GUEST shall make the Cabin available to LESSOR or his agent for making necessary or convenient repairs and to show the premises to prospective tenants or purchasers. In an emergency, LESSOR or his agent may enter the premises at any time without securing prior permission from GUEST.
GUEST may not let, sublet or assign this lease for all or any part of the premises without prior consent of the LESSOR.
If GUEST abandons or vacates the premises, LESSOR may at his option terminate this lease, enter the premises, and remove any and all property of Guest and any other visitors, tenants, guests or occupants.
In the event that any action shall be commenced by either party arising out of, or concerning the lease of the Cabin, these Terms and Conditions, the occupancy of the Cabin by the Guest, payment disputes and all other related actions, the prevailing party shall be entitled to receive attorney's fees as fixed by the Court in addition to all relief at law or equity.
GUEST assumes full responsibility for fulfilling the Terms and Conditions and assure the LESSOR full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above including any outstanding or unpaid charges that are the responsibility of the GUEST.
CREDIT CARD AUTHORIZATION:
I understand and consent to the use of the credit card provided without original signature on the charge slip, I understand that by "clicking" that I have read the terms and conditions of this property, I am bound by this agreement and I have signed "electronically, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated. Charges may include but not limited to: unauthorized long distance telephone and satellite TV charges; damages beyond normal wear and tear; unreturned keys, and parking violations.
