Any cancelled reservation is subject to our no-refund policy. We offer travel insurance through Travel Guard. In lieu of forfeiture, SkyView Rentals at their discretion may offer the guest the option of rescheduling the reservation at a later date with the following rules applied:
The new reservation is at the published rate for the new dates – if less, no refund of the difference. The cabin must be managed by SkyView Rentals. The extended reservation change must be made no later than 60 days prior to the original date of arrival. The guest must book the new reservation at the time of cancellation and the same cabin must be booked. Guest must pay Reservation Change Fee of $250. The change must be approved by the management of SkyView Rentals.
By checking the check box below, that you are at least 30 yrs old (Verification Req.) and agree to the Cancellation Policy, Rental Agreement Terms and Conditions.
First and foremost, THANK YOU for choosing SkyView Rentals LLC for your Smoky Mountain vacation. You will find that we, are very easy to work with. Our goal is to ensure that you enjoy your get-away to our mountain top home as much as we do when we travel to the Smoky Mountains. Please call us at 813-737-0707 with any questions you might have.
We must receive this signed contract no later than 60 days prior to your arrival date, (90) days if reservation is for a Holiday. If your reservation is less than 60 days prior to your arrival, then full payment is required at the time of your reservation. Once you have received our confirming reservation email, these dates will be reserved in your name, so please contact us ASAP if your travel plans have changed and you no longer want these dates.
By signing this Guest Rental Agreement Contract/Terms and Conditions (“Agreement”), Guest acknowledges that they have read and agree to all of the terms, conditions and policies contained herein. This document must be signed and received by SkyView Rentals prior to check-in. Failure to sign or return this document does not exempt Guest from our policies nor removes Guest from their responsibility for payment
We keep our beautiful cabins very clean. No smoking is permitted inside them. We provide all high quality linens…you only need to bring your friends and family.
We do not rent to or allow college aged groups, fraternities, sororities or groups that do not meet the minimum adult supervision requirements to stay at our cabins.
SkyView Rentals enforces a minimum Primary Rental Guest age of 30 and the signer must be in attendance with the group throughout the rental period. For each cabin rented, a minimum of four adults over the age of 30 must be staying in each cabin for the full duration of the rental (Age Verification and Phone Numbers are required). SkyView Rentals reserves the right to refuse rental to any Group for any reason, if the term of the Rental Agreement are not met, the minimum of four adults are not with the group, excessive noise or complaints are received, you will be required to immediately vacate the premises. No refund will be provided.
SkyView Rentals reserves the right to terminate this Agreement and to ask disruptive Guest(s) to vacate the premises, and/or refuse rental to any Group for any reason, without refund. The undersigned Guest also understands that by providing the deposit and signing below, they are considered the responsible party and the Primary Rental Guest contact for this Agreement.
I understand and consent to the use of the credit card provided without original signature on the charge slip. I understand that by "clicking" that I have read the terms and conditions of this property; and that I am bound by this agreement and I have signed "electronically”. I also understand that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated. Charges may include but are not limited to: unauthorized long distance telephone and cable TV charges; damages beyond normal wear and tear; elevator service/repair charges.
I agree to pay for all charges incurred by me and my guests during our stay.

Guest is responsible for all rental rates, taxes, and fees. At the time the reservation is booked, a first payment will be charged to Primary Rental Guest credit card. The remaining balance is required to be mailed and must arrive at our office no less than sixty (60) days prior to your arrival, (90) days if reserving a Holiday. Holiday reservations require payment in full (90) days prior to your arrival. Payments should be mailed to: SkyView Rentals LLC, 15211 Lake Maurine Drive, Odessa, FL 33556. If balance is not paid by this deadline, the reservation will not be held and all monies collected will be forfeited. We accept personal checks or money orders. Additional fees will be charged for any returned checks and check-in will not be permitted until the balance is paid in full and funds have cleared. The Primary Rental Guest credit card will be kept on file and used as a form of security by SkyView Rentals LLC for payment of any willful damage or misuse of the property caused by Guest(s). IMPORTANT NOTICE: Guest payments may not be held in escrow. Escrow funds may be subject to certain repurchase agreements. This notice is in accordance with Tennessee State Law 62-13-104 (b) (3) (D).
You must purchase Travel Insurance if you want a refund based on Medical and/or Weather issues, or to be able to cancel for any reason.

When you book one of our cabins you are *contractually agreeing* to rent our cabin. In return, we have contractually agreed not to rent it out to anyone else for the dates you book. In essence, we have agreed to turn away all other business for those same dates in return for the promise that you will pay you for those dates. If you break that contractual commitment to us, you must pay us for the business we have lost. Since these cabins are booked sometimes a year in advance, and anything can happen in the mean time we strongly recommend purchasing either Travel Insurance plans that fit your needs.
To protect your vacation investment you must purchase Travel Insurance. Travel Guard offers two types of Travel Insurance; the first covers cancellation for weather and medical needs, the second adds the ability to cancel for any reason. Note: If you have purchased Travel Insurance and need to request a refund, file a claim with Travel Guard please call the toll free number 1-877-249-5376. You can start the claim process on the phone. You will need to tell them you purchased the "ALL SEASONS TRAVEL PLAN" product number 008573 thru www.ivacationonline.com which has a Travel guard account number of 97908. They will assign you a claim number and begin to process the claim.
Confirmation of the reservation will be e-mailed to the address provided by Primary Rental Guest upon receipt of deposit payment. Guest should review the confirmation for accuracy including dates, mailing address, number in party and accommodations. Guest must notify SkyView Rentals LLC of any discrepancies in the reservation immediately upon receiving confirmation of the reservation.
SkyView Rentals LLC has a minimum 2-night stay on most reservations, with a 3, 4 to 5 night minimum or more required on certain dates such as holidays, peak season, and special events.
SkyView Rentals LLC reserves the right to refuse service to anyone. All rental properties are rented without regard to race, color, religion, sex, national origin, or disability. Cabin occupancy is limited to the maximum number of guests that a particular cabin sleeps. Guest(s) allowing others to occupy the cabin above its stated occupancy limit will be subject to additional fees and charges. SkyView Rentals LLC also reserves the right to move any guest to a comparable or upgraded cabin should an unavoidable problem occur in the specific cabin rented.
Noise travels far in the mountains; other guests can hear your voices, yelling, the intercom, and partying. So don’t get evicted for making too much noise. By 10 PM, bring things inside, turn down the music and be considerate to your neighbors. If we or the resort management get a call from other guests about the noise level, you will be asked to leave without a refund.
Accidental Rental Damage Insurance:
Any damage noticed upon arrival should be reported to SkyView Rentals LLC immediately. Failure to do so could result in Guest(s) being charged for damages found by SkyView Rentals LLC during inspection after Guest(s) departure. Additionally, all accidents or damages to personal property while at the premises must be reported to SkyView Rentals LLC at 888-600-7598 within 12 hours of occurrence. Guest understands they are solely responsible for, and assumes all liability for, any damage to the premises or furnishings. An Accidental Rental Damage Insurance policy through Travel Guard is in place with this rental and is added to this booking. It is designed to protect the Guest(s) and Owner(s) from excessive charges due to accidental damage. The non-refundable fee is $39 and will show on your statement as follows: ($34 from IVacationOnline, and the balance from SkyView Rentals). This provides $3,000 in Accidental Rental Damage coverage to this property. Guest(s) agrees that any damages incurred by Guest(s) during their stay will be submitted to Travel Guard Insurance Company and Guest agrees to provide all necessary documentation and support to facilitate the insurance claim. If damages surpass $3,000.00, additional charges will be applied to the credit card on file and written documentation will be sent to the Primary Rental Guest(s) of record. If the Insurance Company declines the claim for any reason, like damages are determined to be caused by willful misconduct, misuse, or pets; the Accidental Rental Damage Insurance can be voided by SkyView Rentals LLC on the grounds of intentional act(s), gross negligence, willful and wanton conduct by Guest(s) or Licensee of Guest(s). These occurrences will result in the Guest(s) credit card on file being charged in full for any damages and management fees. This Accidental Rental Damage Insurance policy does not cover additional fees or fines. ALL ACCIDENTAL DAMAGE MUST BE REPORTED TO SKYVIEW RENTALS, LLC AT 888-600-7598 BEFORE GUEST DEPARTURE TO QUALIFY FOR PROTECTION. All general maintenance should also be reported so the unit can be kept in good repair.
In order to not have your credit card charged, the following must occur:
a) No damage is done to the unit or its contents including the linens.
b) No items are missing upon the inventory check. (This includes, but is not limited to, transferring items to other units.)
c) All debris, garbage and discards are placed in proper containers and all soiled dishes are placed in the dishwasher.
d) The maximum occupancy of the unit was not exceeded and there was no smoking or evidence of smoking.
e) Unit is left in neat condition and all doors and windows are locked.
f) The Guest(s) is not evicted by the owner (or representative of the owner), the local law enforcement, or any security personnel.
Check In / Check Out Policies:
Check-in time is no earlier than 4:00 p.m. Due to our high standards for cleanliness SkyView Rentals LLC will use every resource available to have the Premises ready for Guest(s) occupancy at noted check-in time. However, we cannot guarantee the exact time of occupancy for reasons including but not limited to, excessive cleaning as a result of a previous guest rental, rare unforeseen circumstances, or during peak and holiday season. Check-in times could be delayed. In such circumstances, we ask for your patience and suggest that you have alternate plans for a couple of hours. All guests will be provided a resort map and key code to the cabin. This information will be emailed once final payment has been received and funds have cleared.
Check-out time is no later than 10:00 a.m. NO EXCEPTIONS. Guest Credit Card will be charged a late check-out fee of $100 per 15 minutes for late check-outs after 10:00 a.m. Guest agrees to follow all check-out procedures. We ask that you:
1. Leave beds unmade. Do not take sheets off beds.
2. Check that all remotes are in the theater & common areas or on the nightstands in each bedroom.
3. Put all towels (hand towels, dish towels, washcloths, etc.) in the main level bathroom.
4. Place all dishes in the dishwasher and start the wash cycle.
5. Place any trash or anything in the refrigerator in the outside trash receptacle. Code: 4444
6. If there happened to be some Accidental Damage or something is not working, email firstname.lastname@example.org with a picture and details so we can get it repaired or replaced as quickly as possible.
7. Lock all doors and windows.
Guest(s) will observe all conditions and terms of this Agreement as to maintaining the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. Guest(s) shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance on or about the premises. Should a Guest(s) or guest of Guest(s) be arrested for underage drinking or use of any illegal substances while at the rental property, or should Agent or Staff of SkyView Rentals LLC observe a Guest(s) or guest of Guest(s) under the age of 21 consuming alcoholic beverages or performing illegal activity, this rental agreement will be terminated and the Guest(s) evicted at the discretion of SkyView Rentals LLC. Guest(s) agrees that during the term of this lease and such further time as Guest(s) occupies the premises, Guest(s) will keep the premises clean and free of trash, garbage, and other waste. Guest(s) will not leave garbage bags or food in containers/coolers on the decks or the exterior. Raccoons, bears, and other wildlife will snack on anything left outside. Guest(s) will keep all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as Check-in and that reasonable wear and tear and/or damage by unavoidable fire and casualty is the only exception. Small children under the age of 12 or authorized pets are not to be left alone in the cabin. The use of firearms, fireworks, or any propellant gun/toy is strictly prohibited.
In addition to applicable Guest(s) responsibilities stated above, SkyView Rentals LLC requires group leaders and/or chaperones to be present with their group at all times when they are on resort property. SkyView Rentals LLC, at its discretion, may require and arrange for a security service to patrol your cabin. We will attempt to notify you if this becomes necessary and your group will be charged for this service at $250.00 per night per cabin. In the event any complaints are received about the group as a whole, or about any individual within the group, you will at least receive a warning from SkyView Rentals LLC management. The group could face possible eviction from the resort, depending on the offense. Continued complaints will result in eviction and the forfeiture of all monies. The group, like all guests, is responsible for any damage to the cabin incurred by their members or guests. If damage occurs, you will be charged not only for repairs/replacements, but also for any refunds or unit adjustments that SkyView Rentals LLC is forced to make to other guests due to the behavior of your group.
Three cabins are equipped with a Residential Elevators for carrying our guests, their luggage and people that may have difficulty managing stairs. These elevators are chain driven and have sensitive safety sensors that will shut down the elevator if there is excessive slack in the chain. These Residential Elevators are not designed for people moving around during operation. Please stand quietly while inside the elevator and do not let children use it by themselves. Service calls start at $200.00 and are charged by the hour. The nearest service center is in Knoxville which operates Monday thru Friday 8 am to 5 pm. They charge a minimum of two hours round trip plus labor and parts. Charges for an Elevator service call are not covered under the Accidental Rental Damage Insurance and will be charged to the credit card on file. NO EXCEPTIONS.
Satellite, Cable, Internet and Phone:
All properties are privately owned and have different subscription packages for cable and/or satellite(s) and may also be subject to change without notice. SkyView Rentals LLC offers TV, Internet, and Local Phone Service. We cannot however, guarantee any programs, events, or subscription levels. Guest(s) should not attempt to use Pay Per view services, remove/add any locked channels, nor remove/reattach any existing audio/visual cables including but not limited to TV’s, DVD players, Movie projectors or CD players. Guest(s) will be responsible for all service call charges and a $200 Fine per occurrence. Please note that the phone service is dependent on the internet being available. If power should fail we have provided a battery backup that should keep the phone working for about 20 minutes.
Gas fireplaces are seasonal and may not be in operation from April through September. DO NOT rearrange or tamper with gas logs or associated timers. DO NOT throw any paper or other combustible materials in the fireplace.
SkyView Rentals LLC drains, cleans, refills, and chemically sanitizes all hot tubs prior to each Guest(s) arrival. Because of this, the water may not be warm until the evening of your arrival. Some lotions, soaps, etc., can cause a skin rash when mixed with hot tub chemicals, therefore guests should shower before and after hot tub use. Hot tubs will be inspected after each rental and if any residue from such items as soaps, bath products, food, alcohol, etc. is found in the tub, the guest will be charged a cleaning fee of up to $100.00. Damage to any hot tub cover will result in a $500.00 charge. Covers should remain on the hot tub at all times when not in use. Guest understands that there is health risks associated with the use of hot tubs and they agree to use them with discretion, at their sole responsibility. Guests with heart disease, diabetes, high or low blood pressure, any serious illness, or pregnant women should not enter the hot tub without consulting your physician. Guests with skin, ear, genital, body infections, or open sores or wounds, should not use the hot tub due to the possibility of spreading infection. Children under the age of 12 are prohibited from using the hot tub unless accompanied and supervised by their legal guardian. SkyView Rentals LLC assumes no responsibility for any occurrence associated with hot tub usage.
Home Furnishings, Equipment, Etc:
All properties are privately owned, furnished, and equipped by the OWNER. As such, SkyView Rentals LLC cannot make any changes to the furnishings or equipment provided by the owner. If Guest(s) requires special appliances or equipment, please bring them or make arrangements with the SkyView Rentals LLC staff prior to arrival. The decor, style, and color of each rental property will vary. Furnishings are subject to change without notice. Under no circumstances is furniture, bedding, mattress pads, utensils or any other item supplied with the rental property to be taken out, transferred from one property to another rental property, moved, or rearranged. In certain areas of each rental property, there may be locked locations used by the property OWNERS for personal storage and are not included in this rental nor are they to be tampered with. As it pertains to moving items or tampering, such behavior will result in a fine up to $100.00 (or more depending on circumstances) to the Guest(s).
While SkyView Rentals LLC cannot offer refunds or discounts for any amenity malfunctions (appliances, hot tubs, TVs, fireplaces, etc.), we perform regular maintenance upon said items to ensure good working order. Upon arrival, SkyView Rentals LLC recommends guests report any maintenance issues to our office immediately. If there is a problem, we will make every effort to correct it as soon as possible during regular business hours. Emergency issues (i.e., lack of power or water in cabin, severe leaks, fire, security issues, accidents, locked-out of cabin, etc.) should be reported to our after-hours service at (888) 600-7598 immediately. All non-emergency issues (i.e., appliance/amenity issues, etc.) must be addressed during regular business hours or guest could be charged additional fees. Should a repair technician make a call to a rental property unit and find that the equipment is in working order and the problem was due to the Guest(s) oversight or neglect, the charge for service can be at the Guest(s) expense. Please note: AREA MINIMUM SERVICE CALL FEES START AT $69.00. Guest(s) understands and agrees that SkyView Rentals LLC and/ or contractor may enter the rental property with prior notice at any reasonable time for the purpose of making any needed repairs.
SkyView Rentals LLC housekeepers clean and inspect each cabin thoroughly prior to Guest(s) arrival. We do not offer daily maid service. Based on the size of the cabin, a starter set of linens, towels, and basic kitchenware and utensils and a starter supply only of toilet paper, dishwashing detergent, laundry detergent, bath soaps, trash bags, and paper towels will be provided for Guest(s). Washer/dryer units are located in the cabin for guests to wash linens or towels as needed. Upon arrival, please report any damages, shortage of supplies, or housekeeping issues immediately.
Currently none of our cabins are pet friendly. If a pet is discovered in a cabin, a $500 cleaning fee will be immediately assessed and you may be asked to leave.
All cabins managed by SkyView Rentals LLC have outdoor audio and video security systems. They are for your protection and the protection of the cabins. DO NOT cover, obstruct the view or tamper with any surveillance equipment.
Smoking is strictly prohibited inside the cabin! If smoking is discovered inside our cabins, hot tubs, or for littering, a $300.00 fine will be applied to your reservation and you may be asked to leave the resort immediately with No Refund. Smoking is permitted outside on the deck. DO NOT flick cigarettes off the cabin decks. Please use the outside receptacles provided at each cabin for proper fully extinguished cigarette disposal.
Pests and the Smoky Mountain Environment:
To ensure the best possible guest experience, we perform regular pest control maintenance on all of our cabins. Because our cabins are located in wooded and mountain areas we cannot guarantee that they will be pest or creature-free. While we cannot offer refunds or discounts for these types of occurrences, we will be happy to assist guests as needed. Please contact SkyView Rentals LLC at 888-600-7598 during regular office hours to report any problems.
Lost, stolen, or damaged items:
SkyView Rentals LLC assumes no responsibility for personal items that are brought into the cabin that are lost, stolen, or damaged. Guest items which are found will be returned to our office. Items can be returned to Guest(s) at Guest's expense.
Please be aware of possible weather and road conditions you may encounter, depending on what time of year you are traveling, as SkyView Rentals LLC does not provide refunds or discounts as a result of any weather issues or early departures. From late November through early April weather in the Great Smoky Mountains can be very unpredictable. Chains and/or four wheel drive vehicles may be required during winter months. No refunds will be given due to inclement weather or any other "Act of God". All reserved dates are final and you are responsible for the entire reserved period, regardless of extenuating circumstances. To assist you in planning we suggest you consult with local or internet weather reporting sources. Refer to zip code 37863.
Cabin under Construction or Damaged:
If Guest(s) has selected a rental cabin that is under construction or being repaired as a result of severe damage, and the property is not completed or repaired prior to Guest(s) arrival date, SkyView Rentals LLC will use all reasonable efforts to arrange for comparable accommodations at similar rates and amenities. If comparable accommodations are not available, SkyView Rentals, LLC will not be liable to Guest(s) beyond the obligation to refund to Guest(s) all payments made by Guest(s).
In order to be completely tax exempt from hotel/motel and state/county sales tax; a verifiable certificate must be presented at the time of the reservation deposit. Tennessee Tax exempt requirements can be requested from our office during regular business hours.
Listings & Pricing:
Information regarding this rental cabin is believed to be accurate but cannot be guaranteed. We have made every effort to ensure that all the information on SkyView Rental LLC website(s) is current & accurate. The possibility of errors and omissions exists. Our staff will be happy to confirm all data and information contained herein or will be glad to answer any questions you may have prior to booking your reservation. Please be advised that all fees are subject to change without notice.
Sherwood Forest Resort Property Owner’s Association & Black Bear Ridge HOA:
Many aspects of the resorts are under the control of the respective Resort Property Owner's Association. These include the resort swimming pool and outdoor spa, resort gates, pond, and waterfall, streets and street lights, main water and sewer system, and all common areas. SkyView Rentals LLC assumes no responsibility for any occurrence as a result of these items. In the event of a problem in these areas, SkyView Rentals LLC can provide the Property Owner's Association's contact information for assistance. Additionally, The Sherwood Forest Resort swimming pool and spa area is generally open from late April through mid October each year, weather and maintenance permitting. Guest(s) understands that they use these facilities at their own risk and agree to follow the pool rules as posted at the swimming pool gate. SkyView Rentals LLC assumes no responsibility for any occurrence associated with swimming pool or spa usage. Cabin towels may be used at the pool as long as they are returned to the cabin and laundered by the guest in the washer/dryer units provided.
Violating Agreement – Expedited Eviction:
SkyView Rentals LLC may terminate this Agreement if Guest(s) violates any of the conditions set forth herein. Upon notice of termination of this Agreement, Guest(s) shall vacate the Premises immediately and forfeit all rents. A material breach of this Agreement by Guest(s), which, in the sole determination of SkyView Rentals LLC, results in: damage to the Premises, personal injury to Guest(s) or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guest(s) tenancy. Violation of any of the rules contained herein will result in IMMEDIATE EVICTION & forfeiture of rent.
Indemnification and hold harmless:
Guest(s) agree to indemnify and hold harmless the Owner & SkyView Rentals LLC for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s) use and occupancy of the rental property. This is including, but not limited to, any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s). The terms “SkyView Rentals LLC” & “Owner” as used in this Agreement shall include their heirs, successors in interest, assigns, employees, agents, and representatives where the context requires or permits. The terms “Guest(s),” “Licensee of Guest(s)” as used in this Agreement shall include Guest(s) heirs, successors, assigns, guests, invitees, representatives and other persons on the rental property during Guest(s) occupancy (without regard to whether such persons have authority under this Agreement to be at the rental property), where the context requires or permits.
Denying payment, additional fees, or fines:
If SkyView Rentals LLC must obtain legal advice or counsel for matters arising from payment discrepancy involving a Guest(s) or Payment vendor such as a credit card company, SkyView Rentals LLC legal counsel will seek rightful payment or collection for SkyView Rentals LLC on behalf of Owner. If disputes are transferred from SkyView Rentals LLC management to a collection team Primary Rental Guest(s) of record will become responsible for all charges proved to be their responsibility in a court of law.
This Agreement shall be governed by and interpreted in accordance with the laws of the State of Florida, and shall be treated as though it were executed in the County of Hillsborough, State of Florida. Any action relating to this Agreement shall be instituted and prosecuted only in the Hillsborough County Circuit Court, Florida. Guest(s) specifically consents to such venue and jurisdiction and to extraterritorial service of process.

The instructions for proper operation of the cabin’s elevator are listed below. These same instructions are also posted at the elevator Door and inside the elevator itself.
Guests understands and acknowledges that failure by guests or any member of their party to follow these instructions, resulting in a maintenance call or damage to the elevator, will result in additional charges from $200.00 per hour and up, plus a per incident call to repair the elevator.
