Payment Deadlines to Confirm and Guarantee Reservation:

At time of booking: 50% first payment to be paid by credit card.

60 days (90 days for two week stay) prior to check-in date: Remaining payment of rent, taxes and fees in full to be paid by check.

Reservation is not guaranteed if final payment is not received at least 60 days (90 days for two week stay) prior to your arrival, we may, without notice to you, treat the failure to pay as a cancellation by you of your reservation, may rent the unit to another person, and may deal with the advance rental payment as provided below under Cancellations..

RESERVATION CANCELLATIONS: A sixty (60) days notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur a $100 administration fee. Cancellations or changes that result in a shortened stay that are made within sixty (60) days of the arrival date forfeit all monies. Cancellation or early departure does not warrant any refund of rent or deposit. We highly recommend Travel Insurance available on this site.

LONGER-TERM (TWO week) RESERVATION CANCELLATIONS: If a guest choses to book more than one week, they must cancel ninety(90) days prior to check or incur a $200 administration fee. Cancellations that are made more than ninety (90) days prior to the arrival date will incur a $200 administration fee. Cancellations or changes that result in a shortened stay that are made within ninety (90) days of the arrival date forfeit all monies. Cancellation or early departure does not warrant any refund of rent or deposit. We highly recommend Travel Insurance available on this site.

We do not refund rents or deposits lost due to cancelled or shortened stays for any reason.

Hurricane Policy and Tropical Storm Policy

We do not offer any refunds for Hurricanes or Tropical Storms. We highly recommend getting TRAVEL Insurance for your trip. It is up to the Guest to purchase this coverage for their trip.

Coverage is available for health and weather related problems. Cancel for any reason polices will cover any reason but will cost more. Please call them direct or order online to purchase this in your name.

We strongly recommend guests purchase Travel Insurance. Insuremytrip.com and Squaremouth.com both have several choices. Travel insurance is a contract between the guest and the insurance company.

Absolutely NO SMOKING/vaping inside or outside on balcony of our unit. If this rule is violated you will be evicted with no refunds and lose your damage deposit.

PETS ARE NOT PERMITTED in our unit under any circumstances. Many of our guests and family members have allergies so we have maintained a pet-free environment so they can enjoy their vacation without the potential of an allergic reaction. If any evidence of a pet is found in the unit you will be aked to vacate immediately with no refund of rent or damage deposit.

AGE REQUIREMENTS: SINCE OUR VACATION RENTAL CATERS TO THE FAMILY, WE CANNOT ACCEPT RESERVATIONS FOR VACATIONING STUDENTS. YOUNG SINGLES UNDER THE AGE OF TWENTY-FIVE(25) UNACCOMPAINIED BY A PARENT, WILL NOT BE PERMITTED AND WILL BE SUBJECT TO FORFEITURE OF RENTS AND DEPOSITS. SHOULD THE ACCOMPANYING PARENT NOT REMAIN WITH THE YOUNG SINGLE THROUGHOUT THE ENTIRE RESERVATION PERIOD, EVICTION AND FORFEITURE OF RENTS AND DEPOSITS PAID WILL OCCUR. ANY RESERVATION OBTAINED UNDER FALSE PRETENSE WILL BE SUBJECT TO FORFEITURE OF RENTS and DEPOSIT AND THE PARTY WILL NOT BE ALLOWED TO STAY.

BALCONIES. Do not allow anything to drop, fall, blow or be thrown from the balcony, including cigarette butts. You agree that any personal injury or property damage caused by the release of any object, whether intentionally or unintentionally, from the balcony of this unit is the sole responsibility of the Guest. Dropping or throwing items off the balcony may result in serious injury. Climbing over the balcony is prohibited. Failure to abide by any of these policies is grounds for immediate eviction without a refund of unused rental time.

NO GAS OR CHARCOAL GRILLS IN ROOMS OR ON BALCONIES. YOU WILL BE IMMEDIATELY EVICTED!

All persons using the pool area, hot tub or exercise equipment do so at their own risk and sole responsibility. CHILDREN MUST BE SUPERVISED AT ALL TIMES IN THE POOL AREA. THERE IS NO LIFE GUARD ON DUTY. Owners assume no responsibility for any accident or injury in connection with such use. Persons using the pool, hot tub and exercise equipment agree with the Owners for and in consideration of the use of the pool, to make no claim against the owners for or on account of any loss of life, personal injury, or damage to or loss of personal property.

TREASURE ISLAND COMMUNITY RULES:

Guest agree to abide by rules of the community. These may be posted in the unit or at the community pool or office. These rules may change from time to time. Below is the current list I have:

Security

Please call 850-209-1479 if you have a security issue. The elevators and outside areas have security cameras. We also have a Ring video doorbell to help with security.

Age Requirement

Guests must be 25 years or older. All guests under age 25 must have in-room adult supervision. Adult must be staying in the unit and available at all times. FAILURE to do so will result in EVICTION and FORFEITURE of rents and deposits. Minors are not allowed to consume alcohol anywhere on property.

Parking

Each unit comes with one reserved parking space. Additional parking is available in the overflow section located on the roof of the parking garage.

Vehicles

All vehicles must have PERMITS prominently displayed. Fee is $20. All other vehicles will be towed at owner’s expense.

Fire Exit

Walkways and stairwells are fire exit lanes. No articles shall be left in these areas at any time.

Occupancy

Strictly limited to the number of persons designated on reservation. Non-registered guests may not use rooms or premises.

Check in/out

Check-in time: AFTER 4:00 P.M. Check-out time: BEFORE 10:00 A.M. Upon checkout please load the dishwasher and remove all trash.

Smoking

THIS IS A NON-SMOKING UNIT. No Smoking inside or outside on the balconies. Throwing any item including cigarette butts from balcony is considered dangerous. Either of these IS CAUSE FOR IMMEDIATE EVICTION!

Grills

Charcoal grills are located on the East side of the pool deck. Charcoal and gas grills are not allowed on the balconies.

Balconies

DO NOT climb or lean over the balcony. DO NOT drape towels, clothing, etc, on balcony railings. ANY OBJECTS THROWN FROM THE BALCONY IS CAUSE FOR IMMEDIATE EVICTION!!

Noise Level

Guests must maintain noise level to avoid annoyance to others. Radios with earphones are required in all public areas, including the pool deck. “Quiet Hours” are enforced throughout the resort between 10:00 P.M. and 10:00 A.M.

Seagulls

Feeding seagulls is prohibited on resort property and on the beach.

Skateboards

Skateboards, roller blades and skates are not allowed on property. Parents will be held responsible for their children.

Pool Area

Pool hours are 8:00 A.M. – 11:00 P.M. Please follow the rules posted for your safety. All registered guests must wear pool bands provided to you at check-in. NO RESERVING lounge chairs or taking them to the beach. Small children must wear swimming diapers. NO GLASS in or around the pool area.

Parking Pass/Bands

There will be a $20 charge at the front office for your parking pass and pool armbands.

Loss or Theft

Treasure Island Resort or assumes no responsibility for any loss or theft of personal property.

Pets

Pets are NOT ALLOWED.

Notice

If you are evicted from the unit, which you are renting for failure to abide by the rules of the Association or for any other reason, you will NOT be entitled to a refund of the rents paid in advance. YOU WILL BE RESPONSIBLE FOR DAMAGES to the unit or common property caused by you or your guests.

MINIMUM STAY:

This unit has a 7 day minimum stay and 14 day maximum stay during most of the year. Some exceptions may be made in off season. If you have a question about a longer stay please contact the owner direct.

INCLUSIVE FEES:

Rates include a one-time linen setup and cleaning service at the time of departure. There is NO DAILY MAID SERVICE. Guests will need to provide their own paper items and cleaning supplies. An initial set up of trash liners and paper products are provided. Extra items needed are the responsibility of the guest. (ie Bring your tooth paste, laundry detergent, soap, beach towels, extra toilet paper,trash bags etc.)

UTILITIES:

The landlord will provide water, heat, electric , cable and telephone.

ACCOMMODATIONS:

Two kings and 1 set of bunk beds. GUEST supplies TOWELS for beach use.

MAXIMUM NUMBER OF OCCUPANTS:

The house is to be occupied by no more than 4 (Four) adults at a maximum. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. No chaperoned groups VIOLATION OF THIS PROVISION SUBJECTS GUEST TO SIGNIFICANT PENALTIES WHICH ARE NECESSARY TO PROTECT THE LESSOR BECAUSE OF THE FACT THAT THIS LEASE IS A SHORT TERM SUMMER VACATION RENTAL.

FALSIFIED RESERVATIONS;

Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check-in.

GUEST assures the LESSOR that the tenants will observe all conditions and terms of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors.

GUEST assures the LESSOR that any tenant who violates any of the terms of this Lease shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant's guest(s).

GUEST agrees that any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises.

GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises.

GUEST agrees that during the term of this lease and such further time as he/she occupies the premises, he/she will keep the leased premises clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the lease, reasonable wear and tear and damage by unavoidable fire and casualty only exception.

GUEST agrees to indemnify and save LESSOR harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.

GUEST agrees that he/she shall not paint or make alterations to the property, including changing existing locks or adding new ones, without the LESSOR'S written consent.

Upon not less than 24 hours notice, GUEST shall make available to LESSOR or his agent for the premises of entering to make necessary or convenient repairs.

In an emergency, LESSOR or his agent may enter the premises at any time without securing prior permission from GUEST.

GUEST may not let, sublet or assign this lease for all or any part of the premises without prior consent of the LESSOR.

If GUEST abandons or vacates the premises, LESSOR may at his option terminate this lease, enter the premises, and remove all property.

In the event that any action shall be commenced by either party arising out of, or concerning this lease or any right or obligation derived there from, the prevailing party shall be entitled to receive attorney's fees as fixed by the Court in addition to all relief at law or equity.

Either party may terminate this lease in the event of a violation of early provision of this lease by the other party in the manner and as provided by law.

The Policies and Procedures above are meant to protect our guests and owners alike. All guests, as well as owners are required to conform to all Policies and Procedures.

GUEST assumes full responsibility for fulfilling the terms of the lease for the period stated and assure the LESSOR full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above including any outstanding or unpaid charges that are the responsibility of the GUEST.

PENALTY FOR VIOLATING MAXIMUM OCCUPANCY PROVISION. IN THE EVENT GUEST ALLOWS THE PREMISES TO BE OCCUPIED BY MORE THAN SIX PERSONS/ FOUR ADULTS MAX, GUEST SHALL BE RESPONSIBLE TO PAY LESSOR.THE-SUM OF ONE HUNDRED ($100.00) DOLLARS PER PERSON IN EXCESS OF SIX PERSONS PER DAY FOR EACH DAY THE GUEST ALLOWED THE PREMISES TO BE OCCUPIED BY MORE THAN SIX PERSONS AND BE EVICTED.

POSSESSION: If premises cannot be delivered to TENANT on the agreed date due to loss, total or partial destruction of the premises, or failure of previous TENANT to vacate, either party may terminate this agreement. It is acknowledged that either party shall have no liability to each other except that all sums paid to LANDLORD will be immediately refunded to TENANT. No reimbursement will be made based on weather and/or mandatory evacuation.

Check Out Procedures

We know you are on Vacation and we do appreciate your business. But we do have to ask that you abide by our Check Out Procedures. The main reason for this is so we can get the unit ready for the next guest. They arrive only hours after you leave. If you leave the unit in great shape, the next family can have access to the unit on time. We really appreciate you following these procedures.

Most of our guest follow all of these rules very nicely, but for the few that do not, this is notice that a $50.00 fee per incident or per hour which ever applies will be charged to your credit card on file.

1. Check-out time is by 10:00 am local time. Our managers and cleaners arrive at 10:00 am to

start cleaning the unit.

2. Take ALL of the trash in the unit, including the bathrooms and bedrooms, to the trash chute outside the unit. This is the most common problem.

3. Put ALL dishes in dishwasher, put detergent in and turn on.

4. COMPLETELY empty the refrigerator.

5. Bring all used towels to the laundry room. We provide a washer and dryer for your use.

6. Leave beds unmade that have been used.

7. Make sure outdoor furniture is in original position.

Please leave the home neat and orderly to avoid additional charges. If the cleaning crew finds that the home has been left excessively dirty you will be billed for the additional cleaning time at a rate of $50 per hour.

Please leave the house in as good as shape as possible. We appreciate your help. THANKS AGAIN!

CREDIT CARD AUTHORIZATION:
I understand and consent to the use of the credit card provided without original signature on the charge slip, I understand that by "clicking" that I have read the terms and conditions of this property, I am bound by this agreement and I have signed "electronically, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated. Additional charges in this agreement may include but not limited to: damages beyond normal wear and tear, pets or smoking in unit, exceeding occupancy limits and parking violations.
