Deposit: Your first payment is due at the time of reservation. This payment is applied to your total, which is due 30 days before your arrival. Final payment is to be made by personal check.
Cancellation Policy: We have a NO REFUND policy. Please note that this is not a hotel, but a small, family-owned vacation rental, and we cannot earily write off lost income from cancellations, as do large hotels. Once you have reserved our condo, it is taken off the availability calendar and all inquiries for that period are turned away. As a result, all payments made, including the rental deposit, are non-refundable. If you are concerned about the possibility of a last-minute cancellation, we strongly suggest that you obtain trip cancellation/interruption insurance. We do not refund for inclement weather, hurricanes, any acts of Mother Nature, job change/transfer, illness, or death in the family. Trip insurance is recommended in the event a cancellation may be necessary. Please see the paragraph below for Travel Insurance information. Cancellations, late arrivals and early departures do not warrant any refund.

ivacationonline.com Warranty Protection (IWP) is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $3,000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder.
Security Deposit: We do not hold a security deposit, but you agree to pay for any damages that are reported (subject t IWP). All general maintenance should also be reported so that the unit can be kept in good repair.
CHECK IN TIME IS AFTER 4 PM CST and CHECK OUT IS 10 AM CST. No early check-ins. This Agreement does not create a tenancy or residence. You must depart at the appropriate time.
This is a NON-SMOKING unit. Smoking in the unit will result in a $200 charge on your credit card to fumigate the property.
PETS ARE NOT PERMITTED in our unit or on the property under any circumstances. If any evidence of a pet is found in the unit or on the premises, you will be aked to vacate immediately with no refund of rent, and the owner will automatically charge your credit card on file $500 for the cost of a DEEP clean and carpet cleaning of the entire unit.
BALCONIES. Do not allow anything to drop, fall, blow or be thrown from the balcony, including cigarette butts. You agree that any personal injury or property damage caused by the release of any object, whether intentionally or unintentionally, from the balcony of this unit is the sole responsibility of the Guest. Dropping or throwing items off the balcony may result in serious injury. Climbing over the balcony is prohibited. Failure to abide by any of these policies is grounds for immediate eviction without a refund of unused rental time.
NO GRILLS IN ROOMS OR ON BALCONIES. You will be immediately evicted. Grills are located out by the pool.
WE DO NOT RENT TO VACATIONING STUDENTS OR SINGLES UNDER 25 YEARS OF AGE. IF GUEST IS UNDER 25 YEARS OF AGE, HE/SHE MUST BE ACCOMPANIED BY AN ADULT GUARDIAN OR PARENT WHO IS ALSO STAYING IN THE UNIT.
All persons using the pool area do so at their own risk and sole responsibility. CHILDREN MUST BE SUPERVISED AT ALL TIMES IN THE POOL AREA. Owners assume no responsibility for any accident or injury in connection with such use. Persons using the pool agree with the Owners for and in consideration of the use of the pool, to make no claim against the owners for or on account of any loss of life, personal injury, or damage to or loss of personal property.
MAXIMUM OCCUPANCY: The maximum number of guests per condominium is limited to eight (8) persons.
OUR CONDO REQUIRES A SEVEN (7) NIGHT MINIMUM STAY - I ONLY RENT FROM SATURDAY TO SATURDAY.
INCLUSIVE FEES: Rates include a one-time linen/towel setup, plus initial toilet paper, trash bags and soap. You will probably need to purchase additional toilet paper, soap, and trash bags during your stay.
NO DAILY MAID SERVICE: While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest that you bring beach towels. We do not permit towels or linens to be taken from the units.
RATE CHANGES: Until confirmed, rates are subject to change without notice.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check in.
PARKING: DO NOT CHECK IN AT THE FRONT DESK. You may park out front to unload. Then use your keycode (which I will provide to you) to enter the parking garage.
MAINTENANCE: Just as might occur at your own well-maintained home, mechanical failures and other breakdowns could occur. During your stay, please promptly report all maintenance items, and we will respond to them as soon as possible. Refunds are not made for inclement weather, lack of public utilities, the unavailability of private community amenities, mechanical failures or malfunctioning equipment. Where applicable, there is no guarantee that pools will be heated. These amenities are extras provided in adition to the condominium rental. Should any equipment malfunction, we will make every effort to have it repaired as soon as possible. Although all attempts will be made to correct the situation, some breakdowns cannot be prevented or repaired during your occupancy.
CONSTRUCTION: The continued growth of our area is evidenced by new construction that may be on, adjacent to, or near this vacation rental property You may reserve a property at a time when no construction is nearby, but construction could begin prior to your arrival. We regret any inconvenience but cannot control these situations. Refunds or relocations cannot be considered.
WRITTEN EXCEPTIONS: Any exceptions to the above-mentioned policies must be approved in writing in advance.
All debris, rubbish, and discards must be placed in dumpster, and dirty dishes must be placed in the dishwasher and cleaned.
Unit must be left locked.
All linens must be accounted for.
CREDIT CARD AUTHORIZATION: I understand and consent to the use of the credit card provided without original signature on the charge slip, that a photocopy or fax of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until ninety (90) days after leased premises are vacated. Charges may include: unauthorized long distance telephone and TV charges; damages beyond normal wear and tear, etc.
Azure Condominium House and Pool Rules - Fines may be imposed for violating these rules as allowed by law .
SMOKING/VAPING: Neither smoking nor vaping (electronic cigarettes) are permitted in any of the Azure common areas including: lobby, halls, stairways, walkways, landings, fenced pool area, beach boardwalk and parking garages. Designated smoking areas are located outside both parking garage entrances.
PETS: Guests may not bring pets to Azure. Owners are permitted to bring registered pets to Azure provided they are registered with RDF, Associates prior to arrival. The pet relief area is located on the east end of the building. Only the east elevator may be used when transporting pets to and from units and pets must be held or placed on a pet pad when in the elevator. Owners are advised that Okaloosa County ordinances prohibit animals on the beach or in the pool area.
POOL AREA: Glass containers and smoking are strictly prohibited as are radios/stereos. If a guest would like to enjoy music in the pool area, please use earbuds.
TRASH: All garbage must be properly bagged and placed in the trash chutes located on each end of every floor. Trash should not be left on the walkways or trash chute room floor. Please do not place unit trash in the small trash cans by elevators.
LUGGAGE CARTS: Carts are available for the convenience of owners/guests. Please return them to the storage area in the main lobby promptly after each use. Carts may not be taken into units under any circumstance.
PARKING: Vehicles may be towed if they are parked in the garage in a handicap space without a legal handicap decal/placard clearly visible, if they are less than 7ft 2in in height and parked in spaces designated for oversized vehicles, or if they are parked in the piazza around the fountain for longer than 30 minutes. Boats, trailers, personal watercraft, motor homes and other multi-parking space vehicles are not permitted.
BALCONIES: Loud noise or music is not permitted on balconies or patios. Please do not throw items to or from the balconies including food for birds! Beach towels or other personal items are not permitted on balcony railings or walkway railings.
FIREWORKS: Fireworks are not permitted at Azure or on the beach.
GRILLS: Gas grills are available on the east side of the building. Grills and fryers are not permitted anywhere else on the property including balconies.
FITNESS CENTER: Children under 18 years of age are not permitted in the fitness center unless they are supervised by a parent also in the fitness center.
OTHER: Please towel off prior to entering the building or elevators from the pool area. Walkways and stairwells may not be used for storage of personal items such as pool toys, coolers etc. If items are stored there, they will be removed. No gasoline or other hazardous material may be stored on Azure property. The use of roller blades, scooters, skateboards, etc. are not permitted on the property.
Playing and jumping in elevators or stairwells is prohibited.
Speed limit in parking lot is 5 mph.
NO LIFE GUARD ON DUTY. SWIM AT YOUR OWN RISK.
HOURS ARE 9:00 A.M. TO 10:00 P.M.
NO GLASS IN POOL AREA! NO FOOD OR DRINK IN THE POOL!
PROPER SWIM DIAPERS MUST BE WORN BY INFANTS AND SMALL CHILDREN. HEALTH DEPARTMENT REGULATIONS REQUIRE THE POOL OR SPA BE CLOSED FOR 24 HOURS IN THE EVENT OF AN ACCIDENT.
AN ADULT MUST ACCOMPANY CHILDREN UNDER 16 YEARS OF AGE.
STATE LAW REQUIRES YOU TO SHOWER BEFORE ENTERING POOL.
FOR YOUR SAFETY, RUNNING OR DIVING IS NOT PERMITTED.
ABSOLUTELY NO LOUD RADIOS PERMITTED.
PROPER ATTIRE MUST BE WORN IN THE POOL. CUT-OFFS MAY NOT BE WORN IN THE POOL.
POOL CHAIRS AND LOUNGES CANNOT BE RESERVED FOR FUTURE USE.

The following are grounds for eviction:
1. Indecent exposure;
2. Possession or use of firearms or illegal narcotics;
3. Tampering with fire extinguishers or equipment;
4. Underage consumption of alcoholic beverages;
5. Grilling or cooking on balconies;
6. Destruction or theft of Resort or guest property;
7. Continued violation(s) of any Resort policy after being sufficiently warned.
I AGREE TO ALL TERMS AND CONDITIONS OF THIS AGREEMENT. I certify that I am at least 25 years of age and that I will be held responsible for the care of this property being rented under my name. I accept full responsibility for damages or extra cleaning charges, should they occur during the rental period referenced above.
