  • Check-Out: 10:30 AM (Mountain Time) – late check-out is not available as cleaning requires up to 4 hours.

Payment Policy

  • A non-refundable $200 deposit is required at booking.

  • The remaining balance and fees are due 30 days prior to arrival.

  • If booked within 30 days of arrival, full payment is due at booking.

  • Payments are processed through our secure online system. Accepted cards: Visa, MasterCard, Discover.

Credit Card Security:
Your card will remain on file as security for damages. Please treat our condo with care.

Severe Weather

We do not provide refunds for canceled or shortened stays due to inclement weather.

Pet & Smoking Policy

  • No Pets Allowed – No exceptions. Evidence of pets results in:

    • Immediate eviction with no refund

    • $350 deep cleaning fee

  • No Smoking Indoors – Smoking is permitted only on outdoor patios.

    • Evidence of indoor smoking results in a $350 deep cleaning fee.

Community Rules

  • Guests must comply with all HOA and community rules (posted in the unit, pool, or office).

  • Pool and jacuzzi are subject to seasonal hours, weather, and HOA regulations.

Stay Requirements

  • Minimum Stay: 1 night. Contact owner for exceptions.

  • Maximum Occupancy: 8 guests

  • Age Requirement: Renters must be 25+ years old unless accompanied by a parent/guardian.

    • No vacationing student groups or chaperoned groups permitted.

Fees & Services

  • Cleaning Fee: $200 (includes one-time linen setup and departure cleaning)

  • No daily maid service provided.

  • Starter supplies provided: toiletries, trash liners, dishwasher & laundry detergent, soap, shampoo, linens, and towels.

  • Additional items are the guest’s responsibility.

Utilities & Restrictions

  • Utilities included: water, electricity, heat, trash removal, internet.

  • Vehicle repairs are not permitted on property.

Sleeping Arrangements

  • 1 King Bed

  • 1 Queen Bed

  • 1 Twin Bed

  • 1 Full Bed

  • 1 Full Sleeper Sofa

Guest Responsibilities

  • Guests must maintain the property in good order and respect neighbors.

  • No unlawful, unsafe, or disruptive activity is permitted.

  • Guests are liable for damages, excessive cleaning, or losses caused by themselves or their visitors.

  • Any violation of terms may result in immediate eviction without refund.

Entry & Emergencies

The owner/agent may enter the unit without notice in the event of an emergency.

Falsified Reservations

Any reservation obtained under false pretenses is subject to forfeiture of advance payments and denial of occupancy.

Indemnification

Guests agree to indemnify and hold the owner harmless from any liability, loss, or damage arising from guest actions or negligence.

Credit Card Authorization

By booking, you authorize use of your credit card for charges including (but not limited to):

  • Lodging & taxes

  • Cleaning fees

  • Cancellations

  • Excessive cleaning/damage/loss

  • Garage door opener replacement

This authorization remains valid for 90 days after check-out.
