Sea Breeze 1008 – Terms and Conditions

Deposit: Your first payment is due at the time of reservation. This payment is applied to your total. Your balance is due 30 days before your arrival by personal check.

Cancellation Policy: We have a NO REFUND policy. Please note that this is not a hotel, but a small, family owned vacation rental, and we cannot easily write off lost income from cancellations as do large hotels. Once you have reserved our condo, it is taken off the availability calendar and all inquiries for that period are turned away. As a result, all payments made, including the rental deposit, are non-refundable. If you are concerned about the possibility of a last-minute cancellation, we strongly suggest that you obtain trip cancellation/interruption insurance We do not refund for inclement weather, hurricane, any acts of Mother Nature, job change/transfer, illness, or death in the family. Trip insurance is recommended in the event a cancellation may be necessary. Please see the paragraph befow for information about Travel Insurance. Late arrivals and early departures do not warrant any refund.


Travel Insurance provided by TRAVEL GUARD:

Every year, snowstorms, hurricanes and other unexpected weather events cause travelers to delay, interrupt or even cancel their trips completely. A travel insurance plan can help cover your vacation investment. Specific coverage questions should be directed to Travel Guard (1.877.246.5376 or Please refer to product number 008573/008574 P1 & account # 97908.

Security Deposit: We do not hold a security deposit, but you agree to pay for any damages that are reported. All general maintenance needs should be reported to Owner so the unit can be kept in good repair.

Any interim cleaning will be paid for by Guest. Owner will provide to Guest the name and phone number of the housekeeper who is willing to provide this service if Guest desires.

CHECK IN TIME IS AFTER 4 PM CST and CHECK OUT IS BEFORE 10 AM CST. No early check-ins. This Agreement does not create a tenancy or residence. Guest must depart at the appropriate time.

This is a NON-SMOKING unit. Smoking in the unit will result in a $200 charge on your credit card to fumigate the property.

PETS ARE NOT PERMITTED in unit or on the property under any circumstances. If any evidence of a pet is found in the unit or on the premises, Guest will be asked to vacate immediately with no refund of rent, and the Owner will automatically charge your credit card on file $500 for the cost of a DEEP clean and carpet cleaning of the entire unit.

BALCONIES Do not allow anything to drop, fall, blow or be thrown from the balcony, including cigarette butts. Guest agrees that any personal injury or property damage caused by the release of any object, whether intentionally or unintentionally, from the balcony of this unit is the sole responsibility of the Guest. Dropping or throwing items off the balcony may result in serious injury. Climbing over the balcony is prohibited. Failure to abide by any of these policies is grounds for immediate eviction without a refund of unused rental time.

NO GRILLS IN ROOMS OR ON BALCONIES. Guest will be immediately evicted.


All persons using the pool area do so at their own risk and sole responsibility. CHILDREN MUST BE SUPERVISED AT ALL TIMES IN THE POOL AREA. Owners assume no responsibility for any accident or injury in connection with such use. Persons using the pool agree with the Owners for and in consideration of the use of the pool, to make no claim against the owners for or on account of any loss of life, personal injury, or damage to or loss of personal property.

MAXIMUM OCCUPANCY: The maximum number of guests for this condominium is limited to six (6) persons.

INCLUSIVE FEES: Rates include a one-time linen/towel setup, plus initial toilet paper, trash bags and soap.

NO DAILY MAID SERVICE: While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest that you bring beach towels. We do not permit towels or linens to be taken from the units. If Guest would like the unit cleaned while he is there, Guest may contact my housekeeper and she will clean the unit for you. If you have it cleaned every week, the charge will be $65. If you have it cleaned every other week, the charge will be $85. Guest will be responsible for paying for housekeeping during the interim.

FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check in.

PARKING: YOU WILL NEED TO CHECK IN AT THE FRONT DESK ON THE 2nd FLOOR to receive your parking pass and wristbands. ONE SPACE will be designated to Guest and it is marked with “1008” on the space.

WRITTEN EXCEPTIONS: Any exceptions to the above-mentioned policies must be approved in writing in advance.


All debris, rubbish, and discards must be placed in dumpster, and dirty dishes must be placed in the dishwasher and turned on.

Unit must be left locked.

All linens must be accounted for.

CREDIT CARD AUTHORIZATION: I understand and consent to the use of the credit card provided without original signature on the charge slip, that a photocopy or fax of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until ninety (90) days after leased premises are vacated. Charges may include: unauthorized long distance telephone and TV charges; damages beyond normal wear and tear, etc.

I AGREE TO ALL TERMS AND CONDITIONS OF THIS AGREEMENT. I certify that I am at least 25 years of age and that I will be held responsible for the care of this property being rented under my name. I accept full responsibility for damages or extra cleaning charges, should they occur during the rental period referenced above.
