They are in no particular order.

Age Requirements
We do not rent to anyone under 25 years of age unless accompanied by an adult guardian or parent. We do not rent to vacationing students or chaperoned groups, unless it is 1 grown up to 4-5 underage. Sorry, no exceptions. VIOLATION OF THIS PROVISION SUBJECTS GUEST TO SIGNIFICANT PENALTIES WHICH ARE NECESSARY TO PROTECT THE LESSOR BECAUSE OF THE FACT THAT THIS LEASE IS A SHORT TERM SUMMER VACATION RENTAL. Any violators will be evicted according to Florida Statue 508.141 with forfeiture of all monies.


Check-In Time
Check-In time is after 4:00 p.m. (CST) (Can only be earlier if no guest checking out that day) It's a big house and the housekeepers need all that time to prepare the home for you.
Check-Out Time
Check-Out time is 10:00 a.m. (CST) (Can only be earlier if no guest checking in that day) It's a big home with lots of sheets and towels so the housekeepers need that whole time to get it ready for the next guest. Vioation: 15 mins late $10 fee (from deposit) 30 mins late $25. Any later and the house keepers may come in and start working and the fee goes up the long the stay after checkout time. Please remove sheets & towels. Clean dishes and start dishwasher. Empty trash if full (put out if it's a trash day) PLEASE...CHECK ALL DRAWERS, UNDER BEDS ETC. Many an item has been left behind, including things young children should not see.

Getting in

10 days prior to arrival you will get the codes to the doors (no need to meet up with anyone) including but not limited address, wifi, etc. There is a book on the counter with more informations such as trash pick-up day, and Property Managers number.

Cleaning

While linens and bath towels are provided in the unit, daily maid service is not. Please bring your own beach towels, as we do not permit linens and bath towels to be taken from the unit.
Deposit Guarantee
Advance Payment Requirement – We require a minimum advance deposit of $1000 down for summer or larger stays or 35% of the Total at the time of booking, by check, cashier’s check money order, or credit card. The advance payment will be applied toward the total rent. Advance payment is not a damage deposit. See Damage Deposit Requirement below. A damage/security deposit may be required for the full rent to be paid 90 days prior to arrival. If not, instuctions for the house will not be sent.

Peace of Mind/Damage Waiver
ACCIDENTAL RENTAL DAMAGE INSURANCE: An insurance policy is in place with this rental. Accidental Rental Damage Insurance through Travel Guard is added to this booking. The fee is $49. This provides $3,000 in Accidental Damage coverage to this property. Please see the policy details that are emailed to you or on the booking page. There is a $100 Refundable Deposit that do not fall into this policy coverage, such as extra clean up in the backyard.

Any damage noticed upon arrival should be reported to the owner immediately. If damage is not reported, your deposit may be charged for the cost of the repair. All general maintenance should also be reported so the unit can be kept in good repair. In order to have Deposit returned, the following must occur:
a) No damage is done to the unit or its content including the linens.
b) No items are missing upon the inventory check. (This includes, but is not limited to, transferring items to other units).
c) All debris, garbage and discards are placed in proper containers.
d) All soiled dishes are placed in the dishwasher.
e) There was no exceeding the maximum occupancy of the unit.
f) There was no smoking or evidence of smoking in a designated non-smoking unit.
g) Unit is left in neat condition.
Mandatory Evacuation/Severe Weather
We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. Departures due to inclement weather do not warrant refund of rent. Hurricane Policy- No refunds will be given unless: The National Weather Service advises that we are in a "Tropical Storm/Hurricane Warning Area" and a Mandatory Evacuation is in effect. We strongly advise you to purchase the Trip Insurance through the Booking software.

TRAVEL INSURANCE AND HURRICANES: WHAT’S COVERED?

In my 5 1/2 years of renting, no one has ever needed it & I am very flexible with cancelations as show below.
Travel insurance may cover a traveler’s vacation investment if severe weather conditions directly affect their travel arrangements or accom­mo­dations. For example, if a traveler is forced to cancel a trip due to a hurricane, travel insurance with trip cancellation can provide a reimbursement for nonrefundable expenses, up to the limit of coverage purchased.
If severe weather forces the evacuation of the traveler’s unit, the travel insurance may provide reimbursement for nonrefundable expenses, and additional travel expenses. For losses to be covered, travel insurance must be purchased before a hurricane is forecasted or predicted. Once a storm is named, losses resulting from a hurricane that has been forecasted or predicted on or before the effective date of coverage are excluded.
All claims will be evaluated on their own merits at the time of adjudication. Travel Insurance is available on this site.

Pet Policy
Pets are NOT permitted in this rental home under any circumstances, NO EXCEPTIONS. If any evidence of a pet(s) is found in the home or on the premises, you will be asked to vacate immediately with no refund of rent.
Rates
Rate Changes – Rates subject to change without notice. Reservations are encouraged and will be accepted up to 1 year in advance.
Smoking
This is a non-smoking house. Smoking is only permitted outside. Please do not throw buts in the yard.
Swimming Pool
Guests use the pool and premises at their own risk. Guests agree to indemnify and hold harmless the owner from any claim, loss or expense (including attorney's fees and court costs of the owner) by guest or guest invitees. Yard is fenced in with lock.

Noice Level

The volume is to be brought down at 10pm (outside).

Destin Laws and Ordances

This Code is a codification of the ordinances of the City of Destin of a general and permanent nature.

An ordinance, all ordinances includes, after any codification of the ordinances of the city, the term, "this Code."

Alcoholic beverages means distilled spirits and all beverages containing one-half of one percent or more alcohol by volume. The percentage of alcohol by volume shall be determined by measuring the volume of the standard ethyl alcohol in the beverage and comparing it with the volume of the remainder of the ingredients as though such remainder ingredients were distilled water.

Street includes avenues, boulevards, highways, roads, alleys, lanes, viaducts, bridges and the approaches thereto, and all other public thoroughfares in the city, and shall mean the entire width thereof between abutting property lines. It shall be construed to include a sidewalk or footpath

INDEMNIFICATION AND HOLD HARMLESS - Guest acknowledges and understands that each and every guest or guardian is solely responsible for any property damage, accident, injury, or loss sustained to any person while in-residence, and neither the Agent nor the Owner accepts legal or financial responsibility. Guests and guardians assume all risk of injury or other losses resulting from the use of residence or any other recreational activity while staying at the residence and will hold the Agent and/or Owner harmless with respect hereto. Guests hereby agrees to indemnify and hold the Agent, Employees, Officers, Contractors and.or Property owner harmless from any claims, including those of third parties, arising out of or in any way a result of guests use of the premises or items therein.
MINIMUM STAY
This unit has a 1 week minimum, except in off seasons. If you have a question about a longer stay please contact the owner direct.

INCLUSIVE FEES:
Rates include a one-time linen setup and cleaning service at the time of departure. There is NO DAILY MAID SERVICE. Guests will need to provide their own paper items and cleaning supplies (there are some items, such as windex, in the closet in the kitchen). An initial set up of trash liners and toiletries is provided. Extra items needed are the responsibility of the guest. (ie Bring your tooth paste, laundry detergent, soap, beach towels, extra toilet paper etc.) Plenty of beach chairs, a big cooler, tote, and sand toys. Some yard toys & penty of seating around pool.FULLY stocked kitchen (can't find something? Call & we will get it). 2 sets of towels per guest. An initually full can of propain for the grill. TVs in every room. Stero that plays out side. Outside string lights. Bow Dryer, Ironing board, 2 extra fans, extra sheets in closet if needed and for the pullouts.

Not included

Beach towels. They tend to be taken as suviners.Bring your sunscreen & toothbrush : )

* NOTE * 3 row golf included in price from Memorial Day Weekend to Labor Day weekend. If you want the pool heated, there is an extra charge.

UTILITIES:

The landlord will provide water, heat, electric, trash removal and cable and WIFI. It is recommended that you have a cell phone and it's charger, as there is not a phone in the home.

Cancelation Policy

If it is prior to 30 days, there will be a full refund. The following applies only if the house is NOT rebooked. 15-30 days 95% refund. 7 to 14 days 90% refund. Less tjan 7 days $75% refund.


Spring Break Policy
Renter hereby stipulates that he/she is at least 25 years of age and will occupy the premises full time during this rental period. ANY renter who violates this agreement will be evicted and will have all rental monies forfeited. We do not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. The parent/child ratio of 1 adult for every 3 children applies during Spring Break. Our home is monitored during Spring Break for violation of this policy. All violators will be evicted and all rental payments and/or security deposits WILL be forfeited. This also applies if the rental agreement is signed under false pretenses. No unchaperoned groups. It's a quiet 1/2 famies neighborhood.I've made exceptions in the past and been sorry for it everytime.

FALSIFIED RESERVATIONS
Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check-in.

Last Notes

GUEST assures the LESSOR that the tenants will observe all conditions and terms of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors.

GUEST assures the LESSOR that any tenant who violates any of the terms of this Lease shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant's guest(s).

GUEST agrees that any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises.

GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises. Excessive Cleanig required comes out of your $100 deposit.

GUEST agrees that during the term of this lease and such further time as he/she occupies the premises, he/she will keep the leased premises clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the lease, reasonable wear and tear and damage by unavoidable fire and casualty only exception.

GUEST agrees to indemnify and save LESSOR harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.

GUEST agrees that he/she shall not paint or make alterations to the property, including changing existing locks or adding new ones, without the LESSOR'S written consent.

Upon not less than 24 hours notice, GUEST shall make available to LESSOR or his agent for the premises of entering to make necessary or convenient repairs and to show the premises to prospective tenants.

In an emergency, or something breaks down. LESSOR or his agent may enter the premises at any time without securing prior permission from GUEST. Property Manger lives close by and is always right on top of things.

Aircondioner

Ac is not to be run below 68 or the unit will stop working and freeze up. We reccommend if you will be out for an exted time to turn it up to 70-72.

Ac is run by my husband, He can see the temp. It is set as low as it can so that the units will not freexe up and stop working. If you need it lowered for an hour or so, let us know.

GUEST may not let, sublet or assign this lease for all or any part of the premises without prior consent of the LESSOR.

If GUEST abandons or vacates the premises, LESSOR may at his option terminate this lease, enter the premises, and remove all property.

In the event that any action shall be commenced by either party arising out of, or concerning this lease or any right or obligation derived there from, the prevailing party shall be entitled to receive attorney's fees as fixed by the Court in addition to all relief at law or equity.

Either party may terminate this lease in the event of a violation of early provision of this lease by the other party in the manner and as provided by law.

The Policies and Procedures above are meant to protect our guests and owner.

This is a great house meant to make you feel at home & on vaction. Relax and Enjoy.
