We do not refund rents or deposits lost due to cancelled or shortened stays Departures due to inclement weather do no warrant refund of rent or deposit. We highly recommend getting TRAVEL Insurance for your trip, especially during the winter season. It is up to the Guest to purchase this coverage for their trip. Coverage is available for health and weather related problems. Please call them direct or order online to purchase this in your name.

SECURITY DEPOSITS: In lieu of a security deposit we will hold your credit/debit card on file. If there are damages to this cabin during your stay, we will bill your credit/debit card and send you an invoice. You agree to this by booking this unit. Your reservation may be made with Visa or Master Card.

You are responsible for any and all damages that occur to the property or its contents by you or any other member of your group, individually or collectively, while you are the registered occupant of the property.

CHECK-IN & CHECK-OUT: Check-in is after 3:00 pm EST and check-out is before 11:00 am EST; no exceptions, please, as housekeeping must be able to enter the cabin by 11:00 am. Please realize that housekeeping staff only have a limited amount of time to get the cabin ready for the next guest, so please be on time. If your late check-out prevents the next guest from checking in, then you will be charged for an additional nights rent and taxes. No early check-in is permitted. This Agreement does not create a tenancy or residence. Guest must depart at the appropriate time.

Any damage noticed upon arrival should be reported immediately. If damage is not reported, guest credit/debit card may be charged for the cost of the repair. All general maintenance should also be reported so the cabin can be kept in good repair. In order not to be charged additional fees, the following must occur. All units will be inventoried and inspected BEFORE and AFTER every occupancy.

  1. No damage is done to the cabin or its contents, including the linens.
  2. No items are missing upon the inventory check. (This includes, but is not limited to, transferring items to other cabins.)
  3. All trash, debris, and discards in the cabin, including the kitchen, bathrooms, and bedrooms need to be put into the Garbage dumpster located by Resort exit.
  4. All soiled dishes must be placed in the dishwasher, soap added, and the dishwashing cycle begun.
  5. Maximum occupancy in the cabin was not exceeded.
  6. There was no smoking or evidence of smoking inside of the cabin.
  7. There was no evidence that a pet was inside the cabin.
  8. Cabin is left in neat condition with normal wear and tear.
  9. Cabin was left locked.

DAMAGES: You are responsible for any and all damages that occur to the property or contents by you or any other member of your group while you are the registered occupant of the property. In lieu of a security deposit we will keep your credit/debit card on file as a security deposit. If we discover that there has been damage to the property or contents while you are the occupant we will capture an amount from your credit/debit card to cover the estimated cost of repairs. The amount we capture will be an estimate and will probably be more than the actual cost of repairs. We will provide a statement of the damages and the cost of the repairs after they have been completed. If there is a refund due it will be returned to the credit/debit card after all repairs have been made. If the cleaning company detects any evidence of smoking in the cabin you will be billed an additional $200 to deodorize the home.

FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will not be permitted to check in.

PETS ARE NOT PERMITTED: We do not allow pets in the cabin or on the property under any circumstances. NO EXCEPTIONS. If any evidence of a pet(s) is found in the unit or on the premises, Guest will be asked to vacate immediately with no refund of rent, and the Owner will automatically charge your credit/debit card on file $500 for the cost of a DEEP clean and carpet cleaning of the entire unit.

NON-SMOKING CABIN: Smoking in the unit will result in a $200 charge on your credit/debit card to fumigate the property. This is non-smoking cabin.

CANCELLATION POLICY: We have a NO REFUND policy. Cancellations and early departures due to inclement weather or health reasons do not warrant any refund of rent. Your first payment is due at the time of reservation. This payment is applied to your total, which is due 30 days before your check in. We do NOT offer cancellations. We recommend that you buy trip insurance. There is a link on our site for insurance from TRAVEL GUARD. Please look into this inexpensive feature.

SEVERE WEATHER: We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. Departures due to inclement weather do not warrant refund of rent or deposit.

We do not offer any refunds for Winter Storms, Tornadoes or any other weather related issues. We recommend getting TRAVEL INSURANCE for your trip. It is up to the GUEST to purchase this coverage for their trip. Coverage is available for health and weather related problems. Please call TRAVEL GUARD direct or order online to purchase this coverage in your name.

TRAVEL INSURANCE: WHAT’S COVERED? Travel insurance through Travel Guard may cover a traveler’s vacation investment if severe weather conditions directly affect their travel arrangements or accom­mo­dations. For example, if a traveler is forced to cancel a trip due to a tornado, travel insurance with trip cancellation can provide a reimbursement for nonrefundable expenses, up to the limit of coverage purchased.

If severe weather forces an evacuation, the travel insurance may provide reimbursement for nonrefundable expenses, and additional travel expenses. All claims will be evaluated on their own merits at the time of adjudication.

Travel Insurance is available on this site and we recommend you purchase it.

MININIUM STAY: 2 Night

INCLUSIVE FEES: Rates include a one-time linen setup and cleaning service at the time of departure. There is NO DAILY MAID SERVICE. An initial set up of toilet paper, paper towels, trash liners and toiletries is provided. Extra items needed are the responsibility of the guest. (i.e. bring your tooth paste, laundry detergent, beach towels, extra toilet paper, etc.)

NO DAILY MAID SERVICE: While linens and bath towels are included in the cabin, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the cabin. A washer and dryer is available in the cabin.

FURNISHINGS: Furnishings are subject to change without notice. Furniture, bedding, mattress pads, utensils or any other property supplied with the rental property must not be taken out or transferred from one property to another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the guest(s).

HOT TUB: Hot Tub has been cleaned prior to your arrival. Please do not stand or place objects on top of the hot tub cover. If the hot tub cover is damaged, there will be a $350 charge to Guest’s credit/debit card.

FIREPLACE: The Gas Fireplace is seasonal and is non-operational from April 1 through September 30.

PEST CONTROL: Many different pests live and thrive in this region. Your unit has been professionally treated by a commercial pest control company with precise and complete preventative treatments in an effort to keep all the pests and bugs outside. Lady bugs are seasonal but common to the area. The National Forest Service disperses millions each year.

SYSTEM FAILURE: In case of failure of a system or amenity during your stay, including but not limited to, water, sewer, heating, air-conditioning, electrical, mechanical, ventilating, structural systems, major appliances, or entertainment equipment, we shall promptly repair them. You agree to permit access to the cabin to make repairs. We shall not be liable to You in damages, and NO REBATE OR REFUND will be given for such temporary failure, provided We are repairing the system or amenity in a reasonable manner after having received notice from you that repairs are needed.

AMENITIES OFFERED: Everything will be done to make sure what was offered in any advertising will be in the property as described. There may be times when the exact amenities are not in the property. Every attempt is made to keep the inventory as advertised. A difference in amenities does not entitle You to any refund of rents paid. Amenities may be added or removed at the owners’/manager’s discretion. Example: We may have advertised 8 DVD players; one may be out for service. That does not warrant any refund.

ACTS OF GOD: We shall not be liable for events beyond our control which interfere with Your scheduled occupancy, including, but not limited to, Acts of God, acts of governmental agencies, fire, strikes, war, tornado, ice storm, severe weather, inclement weather, ferry boat cancellation, loss of electricity, or loss of water, etc. NO REBATE OR REFUND shall be given in these circumstances. We recommend you purchase Travel Insurance during making your reservation.

SHORT-TERM RENTAL: It is expressly understood and agreed that this is a short-term vacation rental and is not a lease or other long term residential tenancy agreement. This Agreement is only for the use of the Property for the stated Term. It creates no property rights in You, the Guest, and no rights to renewal or for recurring usage.

UTILITIES: The owner will provide water, heat, electric . There is no telephone.

ACCOMMODATIONS: One king bed, one queen bed. Lessor supplies linens for in cabin use only.

MAXIMUM NUMBER OF OCCUPANTS: This unit is designed for 2 adults,no additional charge for children sharing a bed or using a portable crib. No air mattresses or portable beds. WE WILL NOT RENT TO VACATIONING STUDENTS OR SINGLES UNDER 21 YEARS OF AGE UNLESS ACCOMPANIED BY AN ADULT GUARDIAN OR PARENT. IN THE EVENT LESSEE ALLOWS THE PREMISES TO BE OCCUPIED BY MORE THAN 2 PERSONS, WITHOUT PRIOR WRITTEN APPROVAL, LESSEE SHALL BE RESPONSIBLE TO PAY LESSOR THE SUM OF ONE HUNDRED ($100.00) DOLLARS PER PERSON IN EXCESS OF 2 PERSONS PER DAY FOR EACH DAY THE LESSEE ALLOWS THE PREMISES TO BE OCCUPIED BY MORE THAN 2 PERSONS. WE ARE VERY SERIOUS ABOUT MAINTAINING A FAMILY ATMOSPHERE FOR THE QUIET ENJOYMENT OF OUR GUESTS. WE RENT TO FAMILY GROUPS, COUPLES AND RESPONSIBLE ADULTS.

This lease is between the LESSEE or Guest and LESSOR. LESSEE assures the LESSOR that the tenants will observe all conditions and terms of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner inoffensive to others or neighbors.

LESSEE assures the LESSOR that any tenant who violates any of the terms of this Lease shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant's guest(s).

LESSEEagrees that any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises.

LESSEE and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises.

LESSEE agrees that during the term of this lease and such further time as he/she occupies the premises, he/she will keep the leased premises clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the lease, reasonable wear and tear and damage by unavoidable fire and casualty only exception.

LESSEE agrees to indemnify and save LESSOR harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the LESSEE, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.

LESSEE agrees that he/she shall not paint or make alterations to the property, including changing existing locks or adding new ones. LESSEE shall make available to LESSOR or his agent for the premises of entering to make necessary or convenient repairs. In an emergency, LESSOR or his agent may enter the premises at any time without securing prior permission from LESSEE.

LESSEE may not let, sublet or assign this lease for all or any part of the premises without prior consent of the LESSOR.

If LESSEE abandons or vacates the premises, LESSOR may at his option terminate this lease, enter the premises, and remove all property left by LESSEE.

In the event that any action shall be commenced by either party arising out of, or concerning this lease or any right or obligation derived there from, the prevailing party shall be entitled to receive attorney's fees as fixed by the Court in addition to all relief at law or equity.

Either party may terminate this lease in the event of a violation of early provision of this lease by the other party in the manner and as provided by law.

The Policies and Procedures above are meant to protect our guests and owners alike. All guests, as well as owners are required to conform to all Policies and Procedures.

LESSEE assumes full responsibility for fulfilling the terms of the lease for the period stated and assures the LESSOR full recourse for the payment of any amount outstanding from the total amount due in accordance with the terms as stated above including any outstanding or unpaid charges that are the responsibility of the LESSEE.

CREDIT CARD AUTHORIZATION: I understand and consent to the use of the credit/debit card provided without original signature on the charge slip, that a photocopy or fax of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until ninety (90) days after leased premises are vacated. Charges may include: unauthorized TV charges, damages beyond normal wear and tear, theft, etc.

COMMUNITY RULES AND REGULATIONS:

  1. The Cabin and Community may be used for residential dwelling units and for no other purpose.
  2. No structures of any kind shall be erected, altered, placed or permitted to remain on any of the Property.
  3. No trade or business or noxious or offensive trade or activity, in the sole opinion of the Association, shall be carried on or upon the Property nor shall anything be done thereon which may be or become an annoyance or nuisance to the neighborhood.
  4. No animals or any kind shall be kept on the Property
  5. Parking on the grass is strictly prohibited. Observe the 12 miles per hour speed limit at all times.
  6. No aerial masts, towers, satellite dishes, or antennas shall be placed or erected or affixed in any manner to the exterior of any dwelling or structurea.
  7. All Lots shall be kept free of the accumulation of rubbish, trash, garage, and other solid waste materials. All trash, garbage and other waste shall be kept in sanitary containers.
  8. No signs of any kind shall be erected, permitted to remain on, or displayed to the public view .
  9. Loud music systems and other disruptive noises are not permitted. Quiet Hours begin at 10:00 pm daily.

THE FOLLOWING ARE GROUNDS FOR EVICTION:

1. Indecent exposure;

2. Possession or use of illegal narcotics;

3. Tampering with fire extinguishers or equipment;

4. Underage consumption of alcoholic beverages or drugs;

5. Destruction or theft of Resort or guest property;

6. Continued violation(s) of any Resort policy after being sufficiently warned.

Absolutely no loud parties or illegal activities are allowed on property. We reserve the right to enter the cabin anytime to investigate disturbances, occupancy and/or damage. Any violators will be evicted without refund.

CHECK OUT PROCEDURES: We know you are on Vacation and we do appreciate your business. But we do have to ask that you abide by our Check-Out Procedures. The main reason for this is so we can get the unit ready for the next guest. They arrive only hours after you leave. If you leave the unit in great shape, the next family can have access to the unit on time. We really appreciate you following these procedures.

Most of our guests follow all of these rules very nicely, but for the few that do not, this is notice that a $50.00 fee per incident or per hour which ever applies will be charged to your credit/debit card on file.

  1. Check-out time is by 11:00 am EST. Our cleaning and/or maintenance arrive at 11:00 am to start cleaning and inventorying the cabin for our next guest.
  2. Please lock ALL doors and ALL windows when leaving the cabin
  3. Take ALL of the trash, debris and discards in the cabin, including the kitchen, bathrooms and bedrooms, to the bins outside the cabin next tp the front porch. This is the most common problem.
  4. Please put ALL dishes in dishwasher, put soap in and turn on.
  5. Wipe down all kitchen counters.
  6. COMPLETELY empty the refrigerator
  7. Please put used towels, sheets and pillow cases on the bathroom floor or in the bathtub so that our housekeeper knows what has been used. All linens must be accounted for after your stay.
  8. Leave beds unmade that have been used.
  9. Make sure indoor and outdoor furniture is in original position.
  10. Please set both thermostats: Summer: 74 degrees and Fall/winter: 65 degrees

Please leave the home neat and orderly to avoid additional charges. If the cleaning crew finds that the cabin has been left excessively dirty, you will be billed for the additional cleaning time at a rate of $50.00 per hour.

Please leave the house in as good as shape as possible. The cleaner we find it, the faster we can turn it over to the next guest. We appreciate your help.

INDEMNIFICATION AND HOLD HARMLESS: Guest acknowledges and understands that each and every guest or guardian is solely responsible for any property damage, accident, injury, or loss sustained to any person while in-residence, and neither the Agent nor the Owner accepts legal or financial responsibility. Guests and guardians assume all risk of injury or other losses resulting from the use of residence or any other recreational activity while staying at the residence and will hold the Agent and/or Owner harmless with respect hereto. Guests hereby agrees to indemnify and hold the Agent, Employees, Officers, Contractors and/or Property owner harmless from any claims, including those of third parties, arising out of or in any way a result of guests use of the premises or items therein.

WRITTEN EXCEPTIONS: Any exceptions to the above-mentioned policies must be approved in writing in advance.

I AGREE TO ALL TERMS AND CONDITIONS OF THIS AGREEMENT: I certify that I am at least 21 years of age and that I will be held responsible for the care of this property being rented under my name. I accept full responsibility for damages or extra cleaning charges, should they occur during the rental period referenced above.
