The property will be ready for occupancy at 4:00 PM Mountain Zone Time on the beginning date of the lease and must be vacated by 10:30 AM Mountain Zone Time on the ending date of the lease. You must check out by 10:30 AM because the rental can take up to 5 hours to clean. The cleaning time is needed to get the unit ready for our next guest. Upon check out - we ask that you call Rossana Walter and let her know you are checking out. PAYMENT:
A non-refundable down $200 payment is payable at the time this lease is booked. The balance of rent and any other fees are due 30 days before you arrive. These charges must be paid through our online booking system, and this information will be emailed to you. We gladly accept Master Card, Visa, and Discover. If you are booking this unit within 30 days of arrival, the total amount is due at the time of booking.
Your credit card will be used for the security of this unit, so please treat our condo with care!

SEVERE WEATHER:
We do not refund rents or deposits lost due to canceled or shortened stays because of weather. Departures due to inclement weather do not warrant a refund of rent or deposit.

ABSOLUTELY NO PETS:
No Pets are permitted in rental units under any circumstances, NO EXCEPTIONS. If any evidence of a pet(s) is found in your unit or on the premises, you will be asked to vacate immediately with no refund and a $350 deep cleaning fee will be charged.
ALL UNITS ARE NON-SMOKING: You are welcome to smoke on the outside patio, provided you dispose of all cigarette butts and cigars, etc. There will be a $350 deep cleaning fee charged for smoking inside your vacation rental.
COMMUNITY RULES:
Guest agrees to abide by all rules of the community H.O.A. These rules may be posted in the unit or at the community pool or office. Please keep in mind the pool and jacuzzi are not open year-round and are subject to closure depending on the weather or the set hours/days governed by the Home Owners Association.
MINIMUM STAY:
This unit has a 1-day minimum. If you have a question about a shorter stay please contact the owner directly.
INCLUSIVE FEES:
The $170 cleaning fee does include a one-time linen setup and cleaning service at the time of departure. There is NO DAILY MAID SERVICE. An initial setup of trash liners and toiletries is provided. Extra items needed are the responsibility of the guest. We do supply dishwasher detergent, laundry detergent, soap, shampoo, linens, towels, and other amenities. Please let us know if you have any questions.
UTILITIES:
The landlord will provide water, heat, electricity, and internet.
RESTRICTIONS:
No working on vehicles at any time on the property.
ACCOMMODATIONS:
Two king-size beds, two double-size beds, and one double-size sleeper sofa.
MAXIMUM NUMBER OF OCCUPANTS:
The house is to be occupied by no more than 10 (Ten) persons at a maximum. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. No chaperoned groups.
FALSIFIED RESERVATIONS:
Any reservation obtained under pretense will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check-in.
GUEST assures the LESSOR that the tenants will observe all conditions and terms of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors.
GUEST assures the LESSOR that any tenant who violates any of the terms of this Lease shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant's guest(s).
GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises.
GUEST agrees to indemnify and save LESSOR harmless from all liability, loss, or damage arising from any nuisance or harm made or suffered on the leased premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.
In an emergency, LESSOR or his agent may enter the premises at any time without securing prior permission from GUEST.
The Policies and Procedures above are meant to protect our guests and owners alike. All guests, as well as owners, are required to conform to all Policies and Procedures.
GUEST assumes full responsibility for fulfilling the terms of the lease for the period stated and assures the LESSOR full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above including any outstanding or unpaid charges that are the responsibility of the GUEST.
CANCELLATION POLICY:
The $200 downpayment for this condo is non-refundable. Cancellation of Reservation: 29 days to 16 days before arrival: Forfeit a $200 down payment plus a $50 cancellation fee. Cancellation 15 days to 6 days before arrival: Forfeit half of the total rental amount plus a $50 cancellation fee. Cancellation 5 days or less before arrival: Forfeit the total amount of rental.

CREDIT CARD AUTHORIZATION:
I understand and consent to the use of the credit card provided without original signature on the charge slip, I understand that by "clicking" that I have read the terms and conditions of this property, I am bound by this agreement and I have signed "electronically and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated. Charges may include but are not limited to: cost of lodging, taxes, cleaning fee, cancellation fee, excessive cleaning/damage/loss, and loss of garage door opener.
