The property will be ready for occupancy at 4:00 PM local time on the beginning date of the lease and must be vacated by 10:00 AM local time on the ending date of the lease. During high season, some units may not be ready by 4 p.m., your patience is appreciated.

At time of booking: 100% first payment to be paid by credit card.
We do not refund rents or deposits lost due to cancelled or shortened stays for any reason. Please insure your trip. Squaremouth.com or Insuremytrip.com both have many polices to choice from.
Travel insurance is a contract between the guest and the insurance company.
Hurricane Policy and Tropical Storm Policy
We do not offer any refunds for Hurricanes or Tropical Storms. We highly recommend getting TRAVEL Insurance for your trip. It is up to the Guest to purchase this coverage for their trip.
Coverage is available for health and weather related problems. Please call them direct or order online to purchase this in your name.

Rules and Regulations
1. Pool Rules – the main rules for the use of the pool are posted at the both North and South pools. All owners and guest should use caution in and around the pool area and report any dangerous activity to the office or maintenance staff.
The pool hours are posted at the pool. Please do not enter the pool before the posted opening time, even if the gates or doors or unlocked. The staff cleans the pools every morning and adds chemicals to ensure proper health department requirements. The high chemical levels can be dangerous to swimmers if not given enough time to work there way into the water system.
NO LIFEGUARD ON DUTY (SWIM AT OWN RISK)
Owners and guest will be held accountable for any damage caused
The association retains the right to temporarily revoke pool privileges to any guest that does not follow or obey the pool rules.
2. Parking Garage Rules –
All guests should purchase and print their parking pass BEFORE leaving home. Go to www.Celadonparking.com.
Parking areas are for use by residents or their guests for such purpose on a daily basis. Trailers, RV’s, buses, motor homes, commercial trucks, and boats are to be parked in designated areas or off the Condominium property, as determined
At this time the lower level parking area can be used by oversized vehicles, on a daily basis. Any vehicle that requires more than one parking space must be granted permission from the Association in advance.
Celadon parking decals must be displayed in order to use the parking deck.
Handicapped decals must be displayed in order to use the spaces marked handicapped.
The clearance height of 7’ feet is for the area above the first level ramp to the second level. The clearance height for the main entrance to the garage is 13’ feet.
No parking space is to be used for a work area.
No skateboarding, rollerblading, bicycles, or mopeds will be allowed to be used in the parking garage.
The driveway under the walkover in front of the building is limited to 10 minutes; this area should not be used as a loading/unloading area.
The parking area on the south side directly under the building is reserved.
3. Pet Policy – Owner’s Only (as owners we do not bring pets into our unit because family members have asthma.)
4. Building Exterior
Hanging of Objects – The hanging of anything on the balconies or windows is prohibited. Owners please advise your rental guest of this policy.
Obstructions – Walkways, stairwells, and landing areas are for ingress and egress to and from units and shall not be obscured. This prohibition is in compliance with the fire code and insurance requirements and is for the protection of the residents in case of fire or other emergency.
This is a NON-SMOKING Community. No smoking outside or inside the unit. Smoking in the unit will result in a $500 charge on your credit card to fumigate the property and you will be automatically evicted with NO refunds. Celadon is a non smoking community.
PETS ARE NOT PERMITTED in our unit under any circumstances. If any evidence of a pet is found in the unit you will be evicted immediately with no refund of rent, and the owner will automatically charge your credit cad on file $500 for the cost of a DEEP clean and carpet cleaning of the entire unit.
AGE REQUIREMENTS: SINCE OUR VACATION RENTAL CATERS TO THE FAMILY, WE CANNOT ACCEPT RESERVATIONS FOR ANYONE UNDER TWENTY-FIVE(25) UNACCOMPAINIED BY A PARENT, WILL NOT BE PERMITTED AND WILL BE SUBJECT TO FORFEITURE OF RENTS AND DEPOSITS. SHOULD THE ACCOMPANYING PARENT NOT REMAIN WITH THE YOUNG SINGLE THROUGHOUT THE ENTIRE RESERVATION PERIOD, EVICTION AND FORFEITURE OF RENTS AND DEPOSITS PAID WILL OCCUR. ANY RESERVATION OBTAINED UNDER FALSE PRETENSE WILL BE SUBJECT TO FORFEITURE OF RENTS and DEPOSIT AND THE PARTY WILL NOT BE ALLOWED TO STAY.
BALCONIES. Do not allow anything to drop, fall, blow or be thrown from the balcony, including cigarette butts. You agree that any personal injury or property damage caused by the release of any object, whether intentionally or unintentionally, from the balcony of this unit is the sole responsibility of the Guest. Dropping or throwing items off the balcony may result in serious injury. Climbing over the balcony is prohibited. Failure to abide by any of these policies is grounds for immediate eviction without a refund of unused rental time.
NO GAS OR CHARCOAL GRILLS IN ROOMS OR ON BALCONIES. YOU WILL BE IMMEDIATELY EVICTED!
This unit has a one week minimum stay. In off season we may adjust to a 4 day minimum occasionally. We do not rent monthly.
Rates include a one-time linen setup and cleaning service at the time of departure. There is NO DAILY MAID SERVICE. Guests will need to provide their own paper items and cleaning supplies. An initial set up of trash liners and paper products are provided. Extra items needed are the responsibility of the guest. (ie Bring your tooth paste, laundry detergent, soap, beach towels, extra toilet paper etc.)
The landlord will provide water, heat, electric , cable and telephone.
No trailers, boats, jet skis.
1 king and 1 set of bunk beds. GUEST supplies linens for beach use.
MAXIMUM NUMBER OF OCCUPANTS:
The house is to be occupied by no more than 2 (TWO) Adults at a maximum and up to 2 children. We will not rent to anyone under 25 years of age unless accompanied by an adult guardian or parent. No chaperoned groups VIOLATION OF THIS PROVISION SUBJECTS GUEST TO SIGNIFICANT PENALTIES WHICH ARE NECESSARY TO PROTECT THE LESSOR BECAUSE OF THE FACT THAT THIS LEASE IS A SHORT TERM SUMMER VACATION RENTAL.
Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check-in.
GUEST assures the LESSOR that the tenants will observe all conditions and terms of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors.
GUEST assures the LESSOR that any tenant who violates any of the terms of this Lease shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant's guest(s).
GUEST agrees that any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises.
GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises.
GUEST agrees that during the term of this lease and such further time as he/she occupies the premises, he/she will keep the leased premises clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the lease, reasonable wear and tear and damage by unavoidable fire and casualty only exception.
GUEST agrees to indemnify and save LESSOR harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.
GUEST agrees that he/she shall not paint or make alterations to the property, including changing existing locks or adding new ones, without the LESSOR'S written consent.
Upon not less than 24 hours notice, GUEST shall make available to LESSOR or his agent for the premises of entering to make necessary or convenient repairs.
In an emergency, LESSOR or his agent may enter the premises at any time without securing prior permission from GUEST.
GUEST may not let, sublet or assign this lease for all or any part of the premises without prior consent of the LESSOR.
If GUEST abandons or vacates the premises, LESSOR may at his option terminate this lease, enter the premises, and remove all property.
In the event that any action shall be commenced by either party arising out of, or concerning this lease or any right or obligation derived there from, the prevailing party shall be entitled to receive attorney's fees as fixed by the Court in addition to all relief at law or equity.
Either party may terminate this lease in the event of a violation of early provision of this lease by the other party in the manner and as provided by law.
The Policies and Procedures above are meant to protect our guests and owners alike. All guests, as well as owners are required to conform to all Policies and Procedures.
GUEST assumes full responsibility for fulfilling the terms of the lease for the period stated and assure the LESSOR full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above including any outstanding or unpaid charges that are the responsibility of the GUEST.
PENALTY FOR VIOLATING MAXIMUM OCCUPANCY PROVISION. VIOLATION OF THE MAXIMUM OCCUPANCY: IN THE EVENT GUEST ALLOWS THE PREMISES TO BE OCCUPIED BY MORE THAN FOUR PERSONS, GUEST SHALL BE RESPONSIBLE TO PAY LESSOR.THE-SUM OF ONE HUNDRED ($100.00) DOLLARS PER PERSON IN EXCESS OF FOUR PERSONS PER DAY FOR EACH DAY THE GUEST ALLOWED THE PREMISES TO BE OCCUPIED BY MORE THAN FOUR PERSONS. GUEST WILL BE EVICTED.
POSSESSION: If premises cannot be delivered to TENANT on the agreed date due to loss, total or partial destruction of the premises, or failure of previous TENANT to vacate, either party may terminate this agreement. It is acknowledged that either party shall have no liability to each other except that all sums paid to LANDLORD will be immediately refunded to TENANT. No reimbursement will be made based on weather and/or mandatory evacuation.
CREDIT CARD AUTHORIZATION:
I understand and consent to the use of the credit card provided without original signature on the charge slip, I understand that by "clicking" that I have read the terms and conditions of this property, I am bound by this agreement and I have signed "electronically, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated. Additional charges in this agreement may include but not limited to: damages beyond normal wear and tear, pets or smoking in unit or on premises, exceeding occupancy limits and parking violations.
