4. Damage protection and travel insurance is highly recommended.
5. All fees must be paid at least 125 days prior to arrival unless approved in writing.
6. Security deposit will not be applied toward any portion of the rent and will be returned only after final satisfactory inspection and inventory (no later than 10 business days after departure). The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. Please note; the security check will be cashed.
a) No damage is done to unit or its contents, beyond normal wear and tear.
b) No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. No linens are lost or damaged.
c) All debris, rubbish and discards are removed from the property, and soiled dishes are placed in the dishwasher and cleaned.
d) All charges accrued during the stay are paid prior to departure.
e) Grill is completely cleaned. An automatic $75.00 if not cleaned.
7. Your cleaning fee only covers 4 hours of cleaning plus laundry. If the Premises is left damaged or in an unreasonably dirty or messy condition (i.e. excessive garbage, stains, unwashed dishes, dirty outdoor grills), a repair/cleaning rate of $75.00/ hour will be deducted from the Security Deposit.
8. Waste Management currently picks up either the bags or roll on cans “by the road” on Mondays and Thursdays by about 4:00 AM. Please leave them out the “night before” by the road. The night before is Sunday and Wednesday night. I must know immediately if not picked up. That would be on Mon & Thu before noon that I can. Otherwise you are responsible for removing all bags from the property or $250.00 fee. ________________Initial
9. The trash pickups are currently limited to 2 times a week; Monday & Thursdays. Remaining trash for the remaining 2 days must be limited to one (1) bag. Removal of the rest is your responsibility. A flat fee of $125 will be charged for each additional bag ___________initial. The fee can be deducted from your deposit.
9. No loose trash in the trash can. All trash must be bagged. $125.00 will be deducted from your cleaning fee if loose trash found after your departure___________ Initial
10. Note: You understand the “Damage Insurance” does not cover extra cleaning. The fees will be deducted from you “Damage Deposit” first and then your Credit Card will be charged for extra cleaning in excess of damage deposit.
11. My cleaning staff cleans the unit prior to your arrival. All electrical, plumbing and appliances should be in working order. The failures of operation of anything in the unit including the TVs or the Internet and Wi-Fi service are not a basis for any refund. Owner will make every effort to have these items repaired but does not guarantee that they will be repaired during guests occupancy. I will do my best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Under no circumstances will any of the rental money be refunded or returned because of the condition of the unit.

12. The Guest agrees to hold the Owner harmless from any liability for the condition of the unit. The beach, water, stairs and decks are impacted by the weather and wind all the time. Use at your own risk. Occupant shall on arrival, examine the unit and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Anything that is damaging the property such as leaks must be reported immediately. Reporting repairs does not give occupant the right to cancel this agreement or receive a refund of any payments made.

16. MAXIMUM OCCUPANCY- The maximum number of occupants for this townhouse is limited to ten (10). Guests in excess of 10 will be charged minimum of $200.00/night. __________Initial
17. INCLUSIVE FEES – Rates include a one-time linen-towel setup. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Please bring beach towels. We do not permit towels or linens to be taken from the units.
18. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. ________________________Initial
19. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
20. Guests under the age of 25 are to be accompanied by a responsible adult over 25 at all times. That means ALL THE TIME. Guests shall be entitled to possession on the first day and yield possession on the last day as shown below ________________________Initial
21. The premises shall not be used for any commercial business. Violation will result in eviction and forfeiture of all rents and deposits ________________________Initial
22. Check - Out Time: 10:00 A.M. and must be enforced in order to permit preparation of the unit for the next arrivals. Late check -outs will be charged at the seasonal daily rate. Housekeeping will be the responsibility of the guest. Occupants will be expected to exercise reasonable care for the unit and leave it in good condition at check -out.
23. Check-In Time: 4:00 P.M. Keys will be provided at check-in. A $250.00 re - keying charge will be assessed for any lost keys or lock –outs.
24. Please note that every effort will be made to have the place ready by 4:00 PM and it has been accomplished so far. However, the cleaning may take longer during the busy season and back to back check in and check outs.
25. The main picture is taken from a boat far away. While all the hurricane repairs are completed some owners have decided not to rebuild their decks. Sunchase #9 deck has been rebuilt.
26. Please understand if you arrive with more guests than shown on this form, you have falsified the registration form and subject to all the costs of eviction and charges of $200.00 per person per day for the period that they stayed. ________________Initial

30. Illegal Activities. Illegal drugs and underage drinking are not permitted. This kind of activity will result in a report to authorities and immediate termination of this Agreement without any refunds.
31. You and the entire guests will be evicted and immediate termination of this Agreement without any refunds if Police/Sheriff is called due to actions resulting from your activity such as loud noise and disturbing the peace.
