  1. Security deposit will not be applied toward any portion of the rent and will be returned only after final satisfactory inspection and inventory (no later than 10 business days after departure). The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied towards rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. Please note; the security check will be cashed.
  2. No damage is done to unit or its contents, beyond normal wear and tear.
  3. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. No linens are lost or damaged.
  4. All debris, rubbish and discards are removed from the property, and soiled dishes are placed in the dishwasher and cleaned.
  5. No property; furniture, linen and towels are taken to or used on the beach
  6. All charges accrued during the stay are paid prior to departure.
  7. Grill is completely cleaned. An automatic $75.00 if not cleaned.
  8. Garbage pickup is twice a week. Please see charges associated with missing garbage pickups.
  9. Damage Insurance” does not cover extra cleaning. The fees will be deducted from you “Damage Deposit” first and then your Credit Card will be charged for extra cleaning in excess of damage deposit.
  10. Damage Insurance” doesn’t cover staff time to fill out insurance papers, purchase, rush delivery, coordinate delivery and to be present to receive replacement material in case of damages. Some delivery time requires 8 hour window. The guests are responsible for this cost. A minimum of $200.00 will be taken out of the damage deposit if anything is damaged. Recovering from damages is very time consuming and costly.

  1. My cleaning staff cleans the unit prior to your arrival. All electrical, plumbing and appliances should be in working order. The failures of operation of anything in the unit including the TVs or the Internet and Wi-Fi service aren’t a basis for any refund. Owner will make every effort to have these items repaired but does not guarantee that they will be repaired during guests occupancy. I will do my best to have tradesmen attend to the problems but may not be able to fix everything over holidays and weekends. Under no circumstances will any of the rental money be refunded or returned because of the condition of the unit.

  1. The Guest agrees to hold the Owner harmless from any liability for the condition of the unit. The beach, water, stairs and decks are impacted by the weather and wind all the time. Use at your own risk. Occupant shall on arrival, examine the unit and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Anything that is damaging the property such as leaks must be reported immediately. Reporting repairs does not give occupant the right to cancel this agreement or receive a refund of any payments made.

  1. MAXIMUM OCCUPANCY- The maximum number of occupants for this townhouse is limited to ten (10). Guests in excess of 10 will be charged minimum of $200.00/night per person. No matter how old they are.

  1. INCLUSIVE FEES – Rates include a one-time linen-towel setup. One set per registered guest. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Please bring your own beach towels.   2. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of any payments including deposit and/or rental money, and the party will not be permitted to check in or stay in the unit.

  3. Check-In Time: 4:00 P.M. Keys will be provided at check-in. A $250.00 re - keying charge will be assessed for any lost keys or lock –outs.
  4. Please note that every effort will be made to have the place ready by 4:00 PM and it has been accomplished so far. However, the cleaning may take longer during the busy season and back to back check in and check outs.
  5. The main picture is taken from a boat far away. While all the hurricane repairs are completed some owners have decided not to rebuild their decks. Sunchase #9 deck has been rebuilt.
  6. Please understand if you arrive with more guests than shown on this form, you have falsified the registration form and subject to all the costs of eviction and charges of $200.00 per person per day for the period that they stayed. ________________Initial
