Rental Agreement, #402, Emerald Isle Club

1) PROPERTY: The Property is located at Unit #402, Emerald Isle Club, 770 Sundial Court, Fort Walton Beach, FL 32548

2) This is a NON SMOKING unit. Absolutely no smoking in the condo is permitted at any time. Violation of this rule will forfeit your deposit and is grounds for immediate eviction.

3) PETS ARE NOT PERMITTED in rental unit under any conditions.

4) AGE POLICY: We will not rent to vacationing students or singles under 25 years of age unless accompanied by guardians or parents as part of a family unit. This is the strict policy of the Emerald Isle Club for all units in the building, as well as the homeowners of this rental condo. Violation of this is cause for immediate eviction and forfiture of security deposit, all rental fees and potentialy legal action.

5) MAXIMUM OCCUPANCY: The maximum number of guests for this condo is limited to 10 persons.

6) TERM OF THE RENTAL: The lease begins at 4 p.m. on the Checkin Date and ends at 10 a.m. on the Checkout Date. All times are Central Time. No early check ins or late check out, please.

7) RENTAL RULES: Guest agrees to abide by the Rental Rules at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the rules at all times while at the Property.

8) ACCESS: Guest shall allow Homeowner or their agents access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

9) RENTAL RATES AND PAYMENTS

1. A Rental Deposit of 50% of the rental fees, plus the cleaning fee is due at time of booking.
2. Payment of the Rental Deposit confirms your acceptance of this Agreement as well as the Rental Rules.
3. Balance is due 15 days prior to arrival.

10) CANCELLATION POLICY: If Guest wishes to cancel his/her reservation, the Rental Deposit will be refunded as follows:

1. 100% if cancelled 60 days prior to Check in Date
2. If lewss than 60 days, cancellation or early departure does not warrant any refund of rent or deposit
3. If there is a storm or hurricane resulting in the National Weather Service issuing a mandatory evacuation order for the area of Fort Walton Beach, FL, we will refund: any unused portion of rent from a guest currently registered; any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay to come in after the Warning is lifted; or any advance rents collected or deposited for a reservation that is scheduled to arrive during the Warning period.

12) LIABIITY: The Homeowners are not responsible for any accidents, injuries or illnesses that occur while on the Property or use of its facilities, furnishings or appliances. The Homeowners are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that the Guest is expressly assuming the risk of any harm arising from the Rental Party’s use of the Property or others whom they invite to use the Property.

13) NO DAILY MAID SERVICE: While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Coin operated washers and dryers are located in a separate room on each floor of the building. We suggest you bring your own beach towels. We do not permit towels or linens to be taken from the units.

14) FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in and/or subject to immediate eviction.

15) WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved in writing in advance.

16) Accidental Rental Damage Insurance: Accidental damage protection is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $3,000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder. The Accidental Rental Damage Insurance is included in every reservation for a flat fee of $49.

17) Travel Insurance provided by TRAVEL GUARD:
Guest is encouraged to purchase travel insurance. Every year, unexpected events cause travelers to delay, interrupt or even cancel their trips completely. A travel insurance plan can help cover your vacation investment. Specific coverage questions should be directed to Travel Guard (1.877.246.5376 or www.travelguard.com/astp).
