The property will be ready for occupancy at 4:00 PM Mountain Zone Time on the beginning date of the lease and must be vacated by 10:30 AM Mountain Zone Time on the ending date of the lease. You must check out by 10:30 AM because the rental can take up to 5 hours to clean. The cleaning time is needed to get the unit ready for our next guest. Upon check out - we ask that you call Rossana Walter and let her know you are checking out. You can reach her via cell phone at 435.260.1755, your assistance with this matter would be greatly appreciated!

A non-refundable down payment in the amount of $200 is payable at the time this lease is booked. The balance of rent and any other fees are due 30 days before you arrive. These charges must be paid through our online booking system, and this information will be emailed to you. We gladly accept Master Card, Visa, and Discover. If you are booking this unit within 30 days of arrival, the total amount is due at time of booking.
Your credit card will be used for security of this unit, so please treat our condo with care!
ABSOLUTELY NO PETS:
No Pets are permitted in rental units under any circumstances, NO EXCEPTIONS. If any evidence of a pet(s) is found in your unit or on the premises, you will be asked to vacate immediately with no refund and a $350 deep cleaning fee will be charged.
ALL UNITS ARE NON-SMOKING: You are welcome to smoke on the outside patio's, provided you dispose of all cigarette butts and cigars, etc. There will be a $350 deep cleaning fee charged for smoking inside your vacation rental.
Guest agree to abide by all rules of the community H.O.A. All vehicles are only allowed on the units driveway and/or inside the two car garage. Other vehicles/trailers are not allowed any where else on H.O.A. property.
This unit has a 2 day minimum. If you have a question about a shorter stay please contact the owner direct.
$100 cleaning fee does include a one-time linen setup and cleaning service at the time of departure. There is NO DAILY MAID SERVICE. An initial set up of trash liners and toiletries is provided. Extra items needed are the responsibility of the guest. We do supply dishwasher detergent, laundry detergent, soap, shampoo, linens, towels, and other amenties. Please let us know if you have any questions.
The landlord will provide water, heat, electric, trash removal.
No working on vehicles at any time on the property.
Four Queen size beds, and one double size sleeper sofa.
MAXIMUM NUMBER OF OCCUPANTS:
The house is to be occupied by no more than 10 (Ten) persons at a maximum. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. No chaperoned groups.
Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check-in.
GUEST assures the LESSOR that the tenants will observe all conditions and terms of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors.
GUEST assures the LESSOR that any tenant who violates any of the terms of this Lease shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant's guest(s).
GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises.
GUEST agrees to indemnify and save LESSOR harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.
In an emergency, LESSOR or his agent may enter the premises at any time without securing prior permission from GUEST.
Moab Condos 4 Rent utilizes the services of a professional hot tub service. However, Owners and Moab Condos 4 Rent assume no responsibility for personal loss, injury, or illness of any kind which may result from use of the hot tub. Parents with children should be especially cautioned regarding hot tub use and agree to accept all responsibility for minors.
Limited space for trailers and vehicles. You can fit 2 medium size vehicles in the garage, and two medium size vehicles in the driveway. DO NOT bring excessive trailers or vehicles, as they will not fit.
The Policies and Procedures above are meant to protect our guests and owners alike. All guests, as well as owners are required to conform to all Policies and Procedures.
GUEST assumes full responsibility for fulfilling the terms of the lease for the period stated and assure the LESSOR full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above including any outstanding or unpaid charges that are the responsibility of the GUEST.
The $200 downpayment for this condo is non-refundable. Cancellation of Reservation: 29 days to 16 Days prior to arrival: Forfeit $200 down payment plus a $50 cancellation fee. Cancellation 15 days to 6 days prior to arrival: Forfeit half of the total rental amount plus a $50 cancellation fee. Cancellation 5 days or less prior to arrival: Forfeit total amount of rental.
CREDIT CARD AUTHORIZATION:
I understand and consent to the use of the credit card provided without original signature on the charge slip, I understand that by "clicking" that I have read the terms and conditions of this property, I am bound by this agreement and I have signed "electronically, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated. Charges may include but not limited to: cost of lodging, taxes, cleaning fee, cancellation fee, excessive cleaning/damage/loss, and loss of garage door opener.
