The property will be ready for occupancy at 4:00 PM local time on the beginning date of the lease and must be vacated by 10:00 AM local time on the ending date of the lease. Our housekeeping staff requires this time to properly prepare the unit for you and future guests. Our key codes are time and date sensitive.
Damage Policy:
    1. Accidental damage protection is included for any damages or accidents, subject to exclusions and limitations, that occur to the premises during your rental period up to $1000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder. The cost of the coverage is stated on the lease and is added to the total rate. Damage protection does not cover damage to property outside the rental unit.

  1. Any damage caused by rental occupants to any other areas of the building and grounds will be charged to the credit card used for the reservation or against the Security Deposit.
Fees and Taxes:
Standard: End of Stay Cleaning Fee - $140, Damage Insurance- $59, Florida Taxes - 13.12%
Optional:
Extra Vehicle ID Tag (Limit 2) - $20 One pass required at time of booking. An additional $20 pass can be purchased from secutity upon arrival.
Payment Deadlines to Confirm and Guarantee Reservation:
At time of booking: $350 first payment to reserve the dates requested.
30 days prior to check-in date: Remaining payment of rent, taxes and fees in full. [60 days prior for Iron Man and Monthly Stays]
Reservation is not guaranteed until final payment is received.
Cancellation and Refund Policy:
Cancelled Reservations 30 days before reserved check in date will forfeit the $300 first payment. Cancellations 30 days before check in will receive no refund. We highly suggest travel insurance if this is an issue. Otherwise you are self insuring your vacation. We require IRON MAN dates to be paid 60 days before check in.
There Are No Other Refunds Including For Weather Of Any Kind, Delays In Transportation Or Eviction for Violating Community Rules.
Travel Insurance:
It is highly recommended the guest purchase TRAVEL INSURANCE to protect your trip investment. This is especially important during the peak season when rental rates are highest and cancellation terms are longest.

Credit Card Authorization:
Renter understands and consents to the use of any credit card provided without need for original signature on the charge slip, and that this Credit Card Authorization cannot be revoked and will not terminate until 30 days after premises are vacated. Charges may include damages beyond normal wear and tear that exceed any security deposit or are not covered by the Accidental Rental Damage insurance, theft of any items, special cleaning treatments for smoking or pets, additional charges for replacement wristbands and parking passes, or any unpaid expenses incurred in the use of Boardwalk Beach Resort facilities.
Falsified Reservations:
Any reservation made by providing false or erroneous information or omitting necessary information during the booking process will be subject to forfeiture of all advance payments and the party will not be permitted to check-in, or will be subject to eviction. This includes but is not limited to: number and ages of guests, identity and age of primary renter.
Permitted Occupancy: (Strictly Enforced)
MAXIMUM OCCUPANCY IS 8 PERSONS. PRIMARY REGISTERED GUEST MUST BE AT LEAST 25 YEARS OLD AND STAYING IN THE UNIT FOR THE ENTIRE RESERVATION PERIOD. SUB-LEASING IS STRICTLY PROHIBITED.
NO SMOKING, NO PETS, NO EXCEPTIONS, PLEASE. (A $500 charge will be applied for violation of this policy for treatment of drapes, bedding, upholstery and carpeting.)
What’s Included:
Linens, towels for 8 persons - beach towels must be provided by the guest. Fully appointed kitchen, vacuum cleaner, iron and board, hair dryers, full size washer/dryer. There is an initial supply of DW detergent, bathroom soaps and paper products. Extra items are the responsibility of the guest. THERE IS NO DAILY MAID SERVICE
Our unit is not equipped for handicap access. A detailed floor plan with dimensions is available from the owner. It is the guest's responsibility to determine suitability for mobility devices.
Parking Policy:
Rental includes 1 vehicle ID tag. Vehicle ID tags are required by the Association for your benefit to help prevent unauthorized use of our exclusive facilities. This is enforced by our security staff.
Vehicle ID tags are not a license to park. They are used by the Association to collect a fee for rental guests and as a way to identify those vehicles used by authorized overnight guests of an owner. Any use of the parking areas is completely at user's own risk and is not considered part of the rental lease.
Community Rules:
For the peaceful enjoyment of the facilities and your safety and security you agree to abide by the rules and regulations of the Boardwalk Beach Resort Community Association and be subject to the policy enforcement procedures of our employees and security staff. These may be posted in the unit or at the condominium pool or office. These rules may change from time to time. After 10pm is considered “Quiet Hours".
Wristbands will be provided for the number of persons listed on the reservation that are age 6 or older. These must be worn at all times during your stay because they identify you as an Owner's Guest and allow access to the pool promenade. Our security staff relies on these wristbands to help prevent unauthorized persons from using our facilities and to help restrict unauthorized beach access through the property.

Pool Rules:

    • Swimming Pool, Spas and Children’s Splash Zone are for use by registered overnight guests of Boardwalk Central Condominiums only.
    • Pool hours are 9am to 10pm and gates will be locked from 10pm to 9am.

    • SMOKING IS NOT PERMITTED INSIDE THE POOL FENCE, SPLASH ZONE OR SUNDECK.

    • Infant Floats and Water Noodles are the only inflation devices allowed in the pools. These items are to be rinsed before using.

    • Bathers must wear proper swimming attire. Thong bathing suits or cutoffs are not permitted.

    • Glass containers are not permitted in the pool area.

    • No coolers are allowed on the pool deck or boardwalk.

    • No Running or Diving permitted.

    • Personal audio devices will only be permitted in the pool area if they are used with earphones.

    • Beach access and pool access gates are to remain closed and latched at all times.

    • Pool deck restrooms will lock at midnight and reopen at 8am.

    • Children who are not toilet trained must wear plastic watertight pants over a swimming diaper when in either pool.

    • Children under 12 years of age are not permitted in the pool areas unless accompanied by a responsible adult.

Safety and Security:

Condominium Association personnel and Security Staff are on the property to enforce condominium rules, monitor the parking lot and pool area, and in general maintain resort operations for the peaceful enjoyment of owners and authorized guests.

In addition to enforcing the regulations outlined in the condominium documents, Condominium Association personnel and Security Staff are authorized to evict guests that do not reasonably comply with Association regulations. They are instructed to contact Police immediately when confronted by any of the following activities:

    • Consumption of alcohol by persons under 21 years of age.
    • Use or sale of illegal drugs.
    • Throwing of any object from a balcony or hallway.
    • Igniting illegal fireworks on Condominium property.
    • Climbing over any balcony or hallway railings.
    • Any illegal or illicit behavior.
    • Any behavior that endangers the safety of another person.
    • Willful damage to equipment, landscaping, or any portion of the building and grounds.
    • Refusal to comply with Condominium Association personnel or Security Staff requests to alter behavior that is disturbing to other guests.

    • Unauthorized parking of vehicles in designated handicap parking spaces, or taking up more than one parking space per vehicle.
