Vacation Rental Agreement

This is your short-term vacation rental agreement. This agreement outlines everything you need to know about our rental policies for our property. Our goal is to ensure that your stay at our property is wonderful and meets all of your expectations. If you have any questions, please email or call us.

  1. TERMS AND PARTIES: This lease is for the period beginning __­­­­­­­­­­­­­­­­­­­­­­­­ and ending __between Penny Feeser, owner and __, tenant.

  1. PROPERTY ADDRESS: Owner leases to Tenant, 336 Ft. Pickens Rd. 206E, Pensacola Beach, FL fully furnished.

  1. COMMON AREAS: Owner grants permission to use the common areas of the building and the development of which the premises are a part.

  1. RENT PAYMENTS AND CHARGES: Tenant shall pay rent for the premises in the total amount of $__ including all additional fees. Payment shall be paid as follows: __ shall be paid upon execution of the lease and the balance of __ shall be received by owner at least 60 days prior to check in Or tenant may pay in full at time of making reservation for convenience. Payments to owner shall be by Visa or MasterCard. If final payment is not received as stated above, tenant shall forfeit any funds previously paid and rental will not be available to tenant, nor will access be allowed. Reservations are strictly first paid, first reserved.

  1. WE STRIVE TO MAINTAIN OUR PROPERTY in a clean and orderly manner. Sometimes during peak season, you may find unfolded clean linens in the dryer or clean dishes in the dishwasher. This is because the cleaning service may not have time to wait around for the last cleaning cycle if they have lots of other units to clean.

  1. CHECK IN: Upon check in we ask you to take a look around to see that everything is clean and satisfactory. You should contact us immediately at 850-572-2020 or Pennyfeeser@gmail.com as soon as you become aware of any issue. DO NOT wait until the end of your stay, or after you return home. Please give us the courtesy of trying to correct the problem as soon as you become aware of one.

From time to time, things do happen that is out of our control. Should something break down or not be working properly during your rental period, we will do everything possible to correct the problem as soon as possible. We do understand that you are only here for a short stay, but we are at the mercy of the licensed repair companies that we use in such instances. They will make every attempt to correct the problem in a timely fashion, but sometimes parts have to be ordered, or something breaks during peak periods of time, and there is a wait. The repair company will knock on your door first, then, if there is not an answer, they will use the owner’s key to gain entry. You are hereby advised not to leave valuables in the condo, as we do not accept responsibility for their loss, should one occur. Rents are not prorated or refunded due to unforeseen problems.

Tenant shall allow owner, owner’s agent, or repair person access to the property for purposes of repair and inspection. Owner’s key shall be used to access the property between the business hours of 9 AM to 6 PM, unless there is an emergency. This right will be exercised in a reasonable manner.

  1. CANCELLATION POLICY: Should tenant need to cancel a reservation for any reason, a full refund of any monies held by owner shall be returned to tenant less a $125.00 processing fee, if such cancellation is received in writing at least 60 days prior to check in. Should tenant cancel for any reason anytime during the 60 days prior to check in, tenant shall forfeit the full rental amount unless landlord is able to re-rent said time period. Should property be re-rented, tenant shall be refunded the amount of rent owner is able to re-rent the property for less a $125.00 processing fee. Credit card refunds will incur a 3 ½% fee to credit a tenant’s card, unless tenant agrees to receive a check from owner.

  1. ACTS OF GOD: Should acts of God occur and property must be vacated due to mandatory evacuation, all rental monies shall be returned to tenant for any period of time mandatory evacuation is required, or property is not habitable.

  1. TRAVELER’S INSURANCE: is available and recommended for unexpected circumstances that may prevent or interrupt your trip.

  1. Should property be sold for any reason, tenant’s money shall be returned to tenant, or tenant shall be moved to another property, if another property owned by owner is available.

  1. PETS: NO PETS are allowed in or on the premises. Sorry, Association rules. NO SMOKING. This is a non-smoking property. Smoking is allowed outside and ashtrays are provided. Failure to abide by either of these rules shall result in tenant being fined two hundred fifty dollars ($250.00) per occurrence and said fee shall be charged against tenant’s credit card on file.

  1. USE OF PREMISES: To use the premises herein stated, and not permit any act to be done on the premises by you, your tenant’s staying with you, or others you may allow on or in the premises, which would be contrary to insurance regulations, or to the rules and regulations of any city, state, property association, municipal or governmental authority, including owner’s stated rules. In the event Tenant, or anyone allowed on the premises by tenant occupying the premises, is guilty of any act which amounts to a nuisance or conducts themself in violations of any of the rules above, ordinance or police regulation or performs any act which results in damage or destruction to the premises, the owner shall have the full authority to re-enter and take possession of said premises, without any refund to tenant of any rental monies, and damages shall be charged against tenant’s credit card on file for any damages.

NOTE: TENANT ACKNOWLEDGES THIS IS A PRIVATE HOME WITH PERSONAL FURNISHINGS AND ACCESSORIES, AND AS SUCH AGREES TO TREAT THE PROPERTY WITH CARE AND RESPECT.

  1. PARKING: There is at least one designated car parking space per property. Please inquire with owner, if more than one space is needed. Some properties allow one vehicle only, and boat, trailer, or camper parking is prohibited. Car parking must be in designated areas only.

  1. BICYCLE PARKING: Parking for all bicycles are to be in designated bicycle parking areas only. BIKES are not allowed on porches, patios, sidewalks, stairs, or inside the rental premises. Inquire with owner for designated bicycle parking locations.

  1. LOSS OR THEFT: The owner shall not be responsible for any loss or damage to the property of the Tenants for any reason. Please take care with your personal items and keep them safe.

  1. CHECK OUT PROCEDURES: When checking out, please put all dirty linen in the bathtub, start a load of wash, run the dishwasher with all dirty dishes included, remove all food from refrigerator and take out all trash and garbage. The cleaning service will finish the laundry, make the beds, unload the dishwasher, and clean and sanitize.

There is more than an adequate amount of towels, sheets, dishes, and cooking utensils in the property, and there is a washer/dryer and dishwasher. It is expected that not all towels, linens, and dishes be left dirty, as that is considered excessive cleaning and tenant will incur an additional cleaning fee. The cleaning service only has a short time to clean a property as they have many to clean in a given day. They cannot spend four to six hours running the laundry through the washer and dryer, or doing dishes. Note: You are not being asked to do a thorough cleaning, just a reasonable head start for the cleaning crew.

  1. DAMAGES AND/OR MISSING ITEMS: Upon Tenant vacating, property will be professionally cleaned and inspected for damages or missing items. Please do not sit on indoor furniture with wet bathing suits or suntan lotion or oil, as this stains the fabric permanently. Please supervise any small children as the same applies to magic markers, crayons, etc. Any damaged or missing items will be charged against the property damage policy, if any, and the balance will be charged against tenant’s credit card on file. Owner understands that accidents do happen. You will not be charged for minor accidents or breakages. Please inform owner when you become aware of any accident to owner’s property.

  1. CHECK IN AND CHECK OUT: Check in time is 3 PM, and Check out is 10 AM. Usually others are checking in or out, before and after you, so the cleaning service needs time to thoroughly clean. Early or late check in and out will be accommodated on a case by case basis arranged with the owner the day before.

  1. REQUIRED INFORMATION: The following information is required to be provided by the tenant when making a reservation, so directions and key information can be properly emailed to tenant. This information will be emailed to tenant approximately 2 weeks prior to check in unless other arrangements have been with owner.

  1. The below information is required for payment of rent, and security purposes.
