CONTRACT FOR SHORT-TERM RENTAL

We appreciate your interest in our Gulf Front townhouse. We require an acknowledgment of this contract to confirm the reservation. Our property is directly on the beach, just West of Cap'n Dave’s restaurant - near the Okaloosa/Walton County line.

50% of rental is due to reserve the space and 50% due 60 days prior to check-in. Check-in is 4 PM or later and check-out is 10AM or earlier. Full refund of deposit will be given if reservation is cancelled more than 60 days prior to check-in. Security Deposit will be refunded in full following check- out, providing no damage and no extra housekeeping service is required. The housekeeping charge covers cleaning/changing all linens, vacuuming and cleaning floors, dusting and cleaning kitchens/baths. If additional help is needed to clean walls/decks, organize beach shed, etc an appropriate charge will be withheld from security/damage deposit.

There are 2 off street parking spaces in front of the unit. Please do not park in your neighbor’s space or on the sidewalks/right of ways.

Owner Assn rules forbid the use of charcoal fires. There is a gas grill provided on lower deck. The City of Destin enforces a noise code, so please do not disturb your neighbors, especially after 10 PM

Trash pick-up is early Tues AM and Fri AM. Please roll the big Waste Management can to the street Monday and Thursday Evenings.

Disturbing sand dunes is a State offense, so use paths to beach. Leave nothing but your footprints in the sand. Bring in beach chairs/umbrellas/etc every night.

The code for entrance will be provided prior to check-in and the protected wifi code for GreenReef 5 will also be provided at that time.

HURRICANE/STORM POLICY: Guests may need to be evacuated for their

safety. In this event, Owner is not responsible for travel costs, the cost of

alternate accommodation, or cancellation fees. Refunds will be given if a

mandatory evacuation in a ‘Tropical Storm/Hurricane Warning Area’ is issued

by the National Weather Service. If Guest does not have Travel Insurance to cover the rental amount paid, the day that a mandatory evacuation order in a

“Tropical Storm/Hurricane Warning” area is issued, Owner will refund:

• Any unused portion of the rent for a shortened stay from a guest currently

in residence at the townhome.

• Any unused portion of rent from a Guest that is scheduled to arrive and

must shorten their stay until after the evacuation order is lifted.

Since we use our place so frequently we leave some essentials, like coffee, creamer, sugar, butter, salt/pepper, filters, detergent, dish and hand soap, trash bags, paper goods etc to get you started. There are hair dryers in all the baths.

There are plenty of beach towels just inside lower level entrance. The beach storage shed on lower deck has beach chairs, umbrellas, toys as well as a couple of kayaks & life preservers. GreenReef owns its own beach, 500 feet for 20 units. Our townhome is an end unit, allowing for a much larger beach level deck, 30' x 35'. New trex decks have been installed on all three levels.
