RENTAL AGREEMENT

Scan and email to emeraldseasvrbo1217518@comcast.net This agreement, entered into this _____ day of ______________(month)________(year) by and between Clinton and Michelle Worthy (Lessor) and________________________________(Lessee) called respectively Lessor and Lessee. The renter may use as a residence those certain premises described as Emerald Seas Villa located at 103 East Lakeshore Dr. Panama City Beach, FL. 32413 for sum and dates specified in quote provided. This rental is directly between the owner and renter and does not involve a management company. A $500.00 refundable security/damage deposit is required. Payment of deposit (within 3 days) and return of this rental agreement (scanned within 48hrs) signify reservation of the given stay. Rent is payable at least sixty days prior to the first day of occupancy. Payment can be made online through “Request Book” button on ad. If you prefer to pay by check please contact me for further instructions.

I _____ (please initial) am aware that in order to allow sufficient time to ready the house for the next guest check out time is 10am EST. ANY guests still occupying the house or the property after 10:00 AM are subject to a $100.00 an hour late departure fee. This is necessary to allow our cleaners sufficient time to maintain our standard of cleanliness.

I ____ (please initial) agree if more guests occupy home than stated on rental agreement it is grounds for IMMEDIATE eviction and loss of all monies and deposit.

I _____ (please initial) am aware that there is NO SMOKING inside the house or outside on deck of the house. Any smell of smoke inside the house or smoking damage on deck or outside furniture will result in loss of full security deposit.

I _____ (please initial) am aware that the kitchen and master bath countertops are Granite and I will use a cutting board at all times in the kitchen.

I _____ (please initial) am aware that there is NO PETS Policy for the house. Any evidence of Pets in the house after checkout will result in complete loss of security/damage deposit.

I _____ (please initial) agree to only use HE type laundry detergent in the washing machine during my stay.

Failure to do so may damage the washing machine and will result in loss of security/damage deposit.

I _____ (please initial) agree to abide by all local beach ordinances to include but not limited to- no glass on beach, no walking on dunes other than path already established, no leaving any chairs, tents, umbrellas, coolers, etc on beach overnight. If local authorities charge a fine to lessor due to any of these events the fine will be charged against the security deposit. If security deposit is exceeded then the remainder will be billed to lessee.

I _____ (Please initial) will set thermostat to 75 deg cool if plan to leave doors open for extended period of time. This will prevent condensation which will cause water damage to ceilings and floors which will result in loss of deposit.I____ (Please initial) if my stay is over a Monday night, I will take the trash container to the street for trash pickup Tuesday AM and return to designated storage area on side of house by AC unit ground.

I____ (Please initial). Only starter kit for trash bags, laundry soap, toilet paper, and paper towels will be provided. Remaining supplies are to be guest provided.

It is further mutually agreed between the parties as follows:

1. Lessee shall not violate any city ordinance or state law in or about the premises.2. Lessee must be 25yrs or older.3. Lessee shall not sub-let the demised premises, or any part thereof, or assign this agreement without the written consent of the Lessor.4. Lessee, in case of fire or theft, shall give immediate notice thereof to the Lessor or agent of same.5. Lessee must not make any alterations or improvements to said premises, without written consent of Lessor.6. If legal action takes place or must be instituted by Lessor, Lessee agrees to pay all costs, expenses and to pay all attorney's fees, as the court may affix.7. Security/damage deposit is fully refundable upon satisfactory departure of unit as deemed by Lessor. Any damages or gross condition upon departure will result in a full or partial loss of deposit. This includes smoking damage, trash, destruction or theft of any or part of the unit and its property. Damages or gross condition exceeding the deposit amount will result in additional charges to the Lessee. 8. Cancellations must be made 60 days prior to arrival date for a full refund to occur. Any cancellations made after the aforementioned date will receive zero amount refunded, including the deposit. Cancellations by Lessor, due to mandatory, local evacuations due to weather will be refunded. This includes partial week refunds due to mandatory evacuations or loss of full or partial stay due to mandatory evacuations. 9. No more than 11 persons will occupy this unit as residents. 10. Lessee will not leave doors open while Air Conditioner is running for an extended period of time. This will damage A/C unit and will result in loss of deposit. Please set thermostat to 75 deg cool if you plan to leave doors open for extended period of time. This will prevent condensation which will cause water damage to ceilings and floors which will result in loss of deposit.

If an issue arises that is not in accordance to our rental agreement. The owners strive to uphold the highest level of standards for cleanliness and repair. In the event that something is not to your satisfaction, please report it IMMEDIATELY so that we may have an opportunity to remedy the situation. Please do not expect compensation for problems that are brought to our attention for the first time after the completion of your visit.

Cooking utensils and kitchen equipment are furnished. Linens (excluding beach towels) and bedding are furnished. If cleaning expenses must be incurred by Lessor to restore the premises to the condition they were in at the time of Lessee's occupancy, the amount necessary for said restoration will be charged to the lessee.

I agree that I have read and are in agreement to all policies and sign this agreement for all guests staying in my house and am aware of the fact that a failure to comply may result in being asked to leave the house without a refund.

Dear Guests: Your “no smoking/no pet” house is located at 103 East Lakeshore Dr. Panama City Beach, FL. 32413.

Thank you for choosing us for your vacation. We hope you a have a wonderful, relaxing and memorable time.

Attached is a packet of information to help you enjoy your vacation at Emerald Seas Villa. The house is fully furnished with all the comforts of home.

Check-in time is 4:00pm EST time.

Check-out time is 10:00am EST–which allows the cleaning staff to prepare for the next guests arrival.

Your electronic Key code will be active beginning at 4:00 p.m. (EST) the day of your arrival and deactivated the day of departure. Please use the stairs to access the main entrance. Please make sure you hit the # key after code entry.

Code will be provided prior to check-in.

Should you have any housekeeping issues upon arrival, please contact Clinton immediately, 404-482-2510. If the unit requires any immediate repairs, please contact us immediately at one of the numbers listed below.

This will ensure that your deposit will be refundable in full, after a report from the cleaning staff.

Below is a list of information to make you feel at home!

Please note that this is a non-smoking, non-pet house.

Precautions –

Washer/Dryer – These are located off the kitchen back hallway of the house. Please empty the lint trap on the dryer after each use. PLEASE use only HE detergent in the washing machine. Failure to do so may result in damage to unit and loss of your security/damage deposit.

Living Room – The TV and remote are on the television stand.

Kitchen – You should have plenty dishware, glasses and silverware. Also you will find a toaster, blender, handheld mixer and plenty of bowls. Coffee filters are with the coffee cups in the cabinet. Kitchen will have starter trash bag. Please use only dishwasher liquid.

Bedrooms – The beds already have linen on them and there are extra blankets and pillows in the closet. The linens for the sofa bed are also in the master closet. There are flat panel, internet enabled TVs in each room. Each TV has Netflix, Pandora, etc. applications installed. The remotes should be in nightstand drawers. There is Wi-Fi available throughout the house. The system requires a logon:

Bathrooms – Each bathroom has 2 bath towels, hand towels and washcloths. Bathrooms should have starter soap and toilet paper.

Trash – trash can is provided and located on side of house near AC unit.ground. Trash service is every Tuesday. Please take the trash container to end of driveway at street on Monday night as trash service comes very early Tuesday.

Grilling- there is a grilling station provided on back deck. Please clean grill after use and replace cover. Please be careful not to drop grease on deck.
