RENTAL RULES AND CANCELLATION POLICY

Association rules are that renters must be 25 years of age. A photo copy of your driver's license must be emailed or snail mailed to me within 7 days of your request to reserve. Without this your reservation is invalid and will be cancelled at the end of 7 days, and if necessary, a refund will be arranged to your credit card.

RENTAL RULES:

1) Unless other arrangements are made, two keys will be mailed to you approx. 4 weeks prior your arrival date. A self addressed stamped envelope will be enclosed for the return of the keys at departure. Loss of keys will result in a $50.00 rekeying fee. Keys must be returned within ten days of departure or rekeying fee will be applied.

2) The total number of persons occupying the unit CANNOT EXCEED EIGHT. No sororities, fraternities, school or civic groups allowed. Violations are grounds for tenant eviction without refund of rent or deposit.

3) ABSOLUTELY NO PETS ALLOWED. A pet or evidence of a pet found on premises will cause forfeiture of entire rent and deposit and immediate tenant eviction. A fine of $50.00 per day may be imposed.

4) NO SMOKING ALLOWED IN CONDO OR ON ANY BALCONY. Evidence of smoke in the condo or smoke smell will result in a $200.00 deep clean charge.

5) To the best of my knowledge all appliances in the unit are in working order and not in need of repair. However, I make no guarantees, other than to do all possible to ensure the quick repair of any item not working to your satisfaction. No refund or rate adjustment will be made for mechanical failures.

Most weekends and some week days we are enjoying the amenities ourselves. You may find us on the boardwalk in front of building B. Look for the Detroit Red Wing cooler and beach towels! If you need us, we are there!

OWNER RESERVES THE RIGHT TO INSPECT UNIT AT ANY TIME UPON NOTIFYING GUEST INSPECTION IS NECESSARY.

CANCELLATION POLICY:

A deposit is due immediatlely with request to reserve. Balance of rent is due 30 days prior to arrival. There is a $25.00 procesing fee for any cancellation regardless of timeline. If the reservation is cancelled prior to 30 days of the scheduled arrival date, all monies will be refunded minus a $25.00 processing fee. If the reservation is not cancelled 30 days prior to the scheduled arrival date, the deposit and 50% of the rent will be forfeited. The forfeited rental fee will be refunded if the owner is able to secure a rental for the cancelled dates. There are no refunds for early departures other than for forced evacuations due to natural or man made disasters. In the event of a forced evacuation, a credit will be given for ununsed days. If you can rebook at a later date, the $25.00 cancellation processing fee will be refunded to you with the return of your security deposit. I strongly recommend purchasing Trip Insurance (available on the website at time of booking).
