Rental Rules

CHECK-IN TIME is AFTER 4 P.M. CST AND CHECKOUT is 10 A.M. CST. NO Early Check-in or late checkout.

This is a NON SMOKING unit.
PETS are not permitted in rental units under any conditions.

PAYMENT – An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the rent. Please make payments via credit card. The advance payment is not a damage deposit. The BALANCE OF RENT is due thirty (30) days before your arrival date.

CANCELLATIONS –Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a 5% cancellation fee or $50, whichever is greater. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full 1st advance payment or 50% of the total fee. Cancellation or early departure does not warrant any refund of rent.

MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.

MAXIMUM OCCUPANCY – The maximum number of guests is limited to eight (8) persons.

MINIMUM STAY – This property requires a three (3) night minimum stay. Longer minimum stays may be required during peek/holiday periods.

NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is NOT included in the rental rate. If you are interested in a daily cleaning service, we can set that up with our cleaning company at additional costs. We do not permit bath towels or linens to be taken from the units.

RATE CHANGES – Rates subject to change without notice.

FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.


  • - Quiet hours are from 10:00pm to 8:00am. Please respect others.

  • - Bicycles must be parked in the provided bicycle racks.

  • - No beach chairs, umbrellas, clothes, towels, shoes, garbage, etc. shall be left in the

    hallway, items left in the hallway will be removed.

  • - There are cigarette receptacles on each floor. PLEASE USE THEM.

  • - Grilling is ONLY permitted in the provided grilling area. Grill area is located east of

    the pool area. Please clean up after yourself.

  • - No household garbage should be placed in the common area trash cans.

  • - Household garbage dumpsters are located at the south end of the parking lot.

    PARKING – Parking is limited to two (2) vehicles and limited to Seagrove Highlands owners, renters and tenants only. Vehicles are to be parked in designated parking areas only. All vehicles need a Seagrove Highlands parking pass that is visible in the front dash of the car. They are located in the table drawer in the front hallway of the unit. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

    All trailers, boats, oversized and inoperative vehicles must be parked in either front lot nearest the gate or the rear lot nearest the dumpsters, depending on vehicle size. Parking is on a temporary basis only and not to exceed 14 days.

    Golf Carts and Low Speed Vehicles in daily use may be parked in designated parking places. Those being stored while not in use will be parked in the designated spaces in the south lot nearest the blocked off entrance. Battery charging is allowed ONLY at the provided charging stations.

    BIKES – All bikes must be properly stored in a bike rack. No bikes are to be attached or otherwise left on the property except in a bike rack. Any bike not stored in a bike rack will be locked up and subject to a $25 fee to unlock the bike. Bikes locked up for more than a week will be donated to a charity.

    Pool is to be used by residents and renters ONLY.
    Infants and toddlers MUST wear swim diapers. NO EXCETIONS. Pool hours are 8:00am – 10:00pm nightly, unless otherwise noted.

    HURRICANE OR STORM POLICY – No refunds will be given unless:

• The state or local authorities order mandatory evacuations in a "Tropical

Storm/Hurricane Warning area" and/or

  • A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.

  • The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: o Any unused portion of rent from a guest currently registered; o Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and o Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

    TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to for details and to purchase.

    All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
