NO PETS, NO SMOKING, MUST BE AGE 25 TO RENT

No early Check-ins or late check outs unless approved in advance. This agreement does not create a tenancy or residence. You should not arrive early and must depart at the appropriate time. Our cleaning staff will arrive shortly after 10:00 unless other arrangements are made in writing.

  1. This is a NON-SMOKING unit.
  2. Only owners are permitted to have animals and animals are not permitted in rental units. If animals are brought, you will not be allowed a gate pass and must board your animal. Anyone who slips animals in will be evicted and lose all rental fees, deposits and pay up to $500 to have condo sanitized.
  3. Condominiums rules do not allow singles under 25 years of age unless accompanied by an adult guardian at least 25 years old or parent who stays in the unit for the entire period. If found in violation, guests will be evicted and lose the remainder of the rental fees and any deposits.
  4. RESERVATION/DAMAGE DEPOSIT – A reservation/damage deposit of $250 will be required; however, renter agrees to pay for any additional damages beyond normal wear and tear. The items listed below designate damages where you can or will be responsible:
    1. No damage is done to unit or its contents, beyond normal wear and tear.
    2. No luggage carts are brought into condodamaging the walls or wall hangings.
    3. No charges are incurred due to contraband, pets, services rendered, eviction and/or lock-out charges during the stay.
    4. All debris, rubbish, and discards are placed in the trash chute in the stairwell next to the elevator and soiled dishes are placed in the dishwasher and cleaned.
    5. The unit is left locked.
    6. All charges accrued during the stay (including extra cleaning charges for cleaning that takes more than 2 hours) are paid prior to departure.
    7. No linens or silverware are lost or damaged
    8. NO early check-in or late checkout unless approved in writing.
    9. Parking passes are returned at guardhouse.
    10. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security staff employed by Pinnacle Port.
  1. PAYMENTS – Damage/Security payment is required to confirm the reservation.
  1. CANCELLATIONS – A thirty (30) day notice is required for cancellation.Cancellation 29 days before arrival will result in loss of the $250 deposit. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the deposit. Cancellation or early departure does not warrant any refund of rent or deposit.
  2. MAXIMUM OCCUPANCY – The maximum number of guests per one bedroom condominium is limited to four (4) persons. More than four will result in eviction and loss of rental monies and deposit.
  1. INCLUSIVE FEES – Rates include a one-time linen-towel set-up. Amenity fees are included in the rental rate. Horseshoe, bocce ball and shuffleboard equipment is available in the office at no charge(a small deposit is held until equipment is returned). Kayak, canoe and paddle boards are for rent in the business office. Beach lounges and umbrellas are available for rent in the kiosk on the beach near the tower building.
  1. NO DAILY HOUSEKEEPER SERVICE – Linens and bath towels are included in the unit.We suggest you bring additional towels and beach towels. We do not permit unit towels or linens to be taken from the units.
  1. RATE CHANGES – Rates subject to change without notice.
  1. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to eviction or not permitted to check-in and/or result in forfeiture of advance payment, deposit and/or rental money.
  1. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
  1. PARKING PASSES – At check-in, parking passes are provided at the guard gate.Renters must display parking pass at all times. Failure to display may result in towing of vehicle at renter’s expense. At the guard gate, there is a drop box for parking passes as you leave property on checkout day.
  1. VISITORS – If you have visitors while you are here, it is necessary to obtain a temporary parking pass for their vehicle.Call me and I will prepare a form and fax it to Security. I will need to know the approximate time they will be arriving, their names and departure date and approximate time. Guests are not permitted to bring animals.
  1. HURRICANE OR STORM POLICY – No refunds will be given unless:
  2. The National Weather Service orders mandatory evacuations and/or
  3. A “mandatory evacuation order has been given for the Tropical Storm/Hurricane

Warning” area of residence of a vacationing guest.

The day that the National Weather Service orders a mandatory evacuation order, we will refund:

  1. Any unused portion or rent from a guest currently registered,
  2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and
  1. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period.

We highly recommend you purchase travel insurance to cover your costs in case an emergency causes you to have to cancel or there is a weather emergency. If you wish to purchase travel insurance, go to www.TravelGuard.com for details and to purchase.
