RENTAL AGREEMENT

SHORES OF PANAMA UNIT 1618

My rental rates include taxes (13.2%), beach chair & umbrelal rental-one set (seasonal), one reserved parking space, and the cleaning fee ($150).

A refundable $300 security deposit is due at time of booking. Rental fee is due in full 60 days prior to arrival date.

Upon arrival, your refundable reservation/security deposit of $300. becomes a damage/inventory deposit and will be refunded within 14 working days after departure and the unit has passed approved damage &inventory inspection.

The resort will collect $50 (additional) upon arrival for your parking pass and beach access bracelets.

Check–in time 4:00PM ----- Check-out time 10:00AM

Cancellation/Refund Policy:

• Cancellations less than 60 days from the date of your arrival: No refund of your reservation/security deposit
• Less than 30 days from the date of your arrival: Forfeiture of your deposit and 50% of your rental fee
• Less than 14 days from the date of your arrival: $0.00 refund of your deposit and $0.00 refund of rental fee
• If the condo is left excessively dirty, your $300 deposit will not be refunded.

ABSOLUTELY NO SMOKING or PETS IN THIS UNIT OR ON THE BALCONY

Smoking (or pets) in the unit or on the balcony will result in forfeiture of your $300. deposit

Your keypad code to enter unit 1618, along with the wifi password and parking garage code, will be emailed when this signed agreement, copy of your license and final payment is received-closer to your check-in date.

YOU MUST BE 25 YEARS OR OLDER TO RENT THIS UNIT

The person that signs the rental agreement must be staying in the condo for the duration of the agreement.

Parking:

Unit 1618 has one reserved parking spot on the 8^th floor of the parking garage (right side-2nd row from entrance door). There is a reserved parking sign on the floor, stating that the space is for Unit 1618. Another sign is located on the concrete pillar next to the parking space.

Note: Parking in any "Reserved" parking space other than that designated for unit 1618 will result in your vehicle being towed. If you have an issue with someone parking in the reserved space for 1618, notify me and I will have the vehicle towed.

Shore of Panama Resort Rules:

• Property wristbands are to be worn at all times.

• Quiet Time Hours & Disturbance: Quiet Hours are 10:00 PM - 10:00 AM; However, at ALL HOURS, Please be mindful of other guests in the resort and keep noise levels to a minimum. This resort has a zero tolerance noise policy. If there is a noise complaint from other guests, security, or neighbors, you will be issued a warning. If there is a second noise complaint, you will be asked to leave the resort without a refund. Balcony yelling is strictly prohibited and considered a disturbance of the peace.

• Balconies: Please Do Not hang anything off balcony, including beach towels & swimsuits. It is a Felony in the State of Florida to throw ANYTHING from the Balcony. This will result in eviction and police report.

Before you leave:

• Please empty all trash cans, clean out the refrigerator completely, and dispose of ALL items.
• All dishes must be clean or in dishwasher. Please start the dishwasher before you leave.
• Please leave dirty bath/kitchen towels in the bathroom floor.
• Beds should be left un-made. If the hide-a-bed was used, please remove the sheets before folding up the sofa.
• Text me when you leave, so I can notify my cleaners.
