  1. This is our vacation home and we love it…..Please treat our home with care and respect. Lock up when you leave and never leave the balcony door open. Please conserve energy by not leaving doors/windows open while the heat or A/C is being used. Thank You!
  2. This unit is privately owned. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the tenant/guest. By accepting this reservation, it is agreed that all tenants are expressly assuming the risks of any harm arising from their use of the premises & others whom they invite to use the premises.
  3. CHECK-IN TIMEis 4:00 pm CST and CHECK-OUT TIMEis 10 am CST
  4. This is a NON SMOKING BUILDING. You are permitted to smoke downstairs in the designated smoking area only. Any violation of the smoking policy will incur a $50 fine and, if additional cleaning is necessary to remove smoke odors from the unit, that costs will be deducted from your deposit.
  5. PETSNo pets are allowed. This is a building policy, not our policy.
  6. We will not rent to vacationing students or singles under the age of 25 years of age unless accompanied by an adult guardian or parent.
  7. DAMAGE/RESERVATION DEPOSIT- ivacationonline.com Warranty Protection (IWP) is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $3,000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder. In the case of where a damage deposit is taken: If damages exceeding the amount of the deposit occur during your stay, agrees to pay owner for costs to cover all damages. The deposit is fully refundable within fourteen (14) days of departure, provided the following provisions are met.
      • No damage done to the unit or its contents, beyond normal wear and tear.
      • No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
      • All debris, rubbish and discards are placed in the dumpster and soiled dishes are cleaned and stored in the proper places.
      • Fitness center keys are returned and the unit is locked.
      • No linens are lost or damaged.
      • No fireworks or weapons of any type are brought into the condo.
      • The guest(s) are not evicted by the owner (or representative of the owner), the local law enforcement or security company employed by the Complex.
  8. PAYMENT – An advance payment equal to 50% of the rental rate isrequired to make the reservation. Payments may be made in the form of credit card, money orders, cashier’s checks or personal checks made to Dee Koranda. THE BALANCE OF THE RENT plus the refundable security deposit is due 30 days prior to arrival date.
  9. CANCELLATIONS – A sixty (60) day cancellation notice is required for cancellation. Cancellations that are made more than 60 days prior to arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within sixty (60) days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.
  10. MONTHLY RESERVATION CANCELLATIONS– Monthly renters must cancel ninety (90) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
  11. MAXIMUM OCCUPANCY – The maximum number of guests is limited to eight(8) persons.This property has a three (3) night minimum stay. No House Parties are allowed.
  12. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not. The unit is equipped with a washer and dryer. We suggest you bring beach towels. We do not permit towels or linens to be taken from the unit.
  13. RATES CHANGES – Rates subject to change without notice until reservation is confirmed.
  14. FALSIFIED RESERVATIONS – Any reservation obtained under false pretenses will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
  15. PARKING PASSES – Up to two parking passes may be purchased at the Phoenix 1 front desk. Guests must display the parking pass on the vehicle dashboard at all times. Failure to display may result in towing of the vehicle at the guests’ expense.
  16. GRILLING– Fire department regulations prohibit use of a grill on all decks, porches and balconies. Charcoal grills are provided on ground level for your use and enjoyment.
  17. WEAPONS/FIREWORKS– NO FIREARMS or weapons of any type may be brought into the condo under any circumstances. The use of fireworks on buildings, grounds or the beach is against city ordinance and the fire code. Please leave your weapons and fireworks at home.
  18. TELEPHONES– There is no telephone in this unit. Please bring your cell phone.
  19. HEAT AND AIR – Please set the thermostat on 76 degrees upon departure in the summer months and 65 degrees in the winter months.
  20. HURRICANE OR STORM POLICY – No refunds will be given unless: 1)The National Weather Service Orders mandatory evacuation in a “Tropical Storm/Hurricane Warning area” and/or 2)a “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a “Tropical Storm/Hurricane Warning,” area we will refund: a) Any unused portion of rent from a guest currently registered; b) Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted. c) Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period.
