AGE REQUIREMENT: Singles under 25 years of age are prohibited unless accompanied by 2 parents or legal guardians. Falsified Reservations-any reservation obtained under false pretense will be subject to forfeiture of advanced payment deposit and/or rental money and the party will not be able to check in. Same rules apply should the accompanied parent or legal guardian leave property occupants unsupervised or occupants display undesirable behavior disturbing the peace of others eviction will follow immediately.
RATE CHANGES: Rates subject to change without notice.
PET POLICY: If you are bringing your dog, prior arrangements must have been made and we have to be notified. The Condo Resort has breed restrictions. We prefer dogs be crated when left in the condo alone. All dogs, outside of condo, must be leashed at all times. Dogs must be carried onto elevators and leashes secured for safety. Please walk your dog in an area that is designated for dogs. All owners are responsible for cleaning up after their pets. Dogs must not exceed twenty five (25) pounds. Dogs will not damage premises. Guest should prevent dogs from producing excessive noise at a level that disturbs neighbors. Dogs will not be left unattended for an undue length of time, either indoors or out. Dogs will not be left unattended on balcony. Dogs are not permitted in pool area or picnic area. Dogs must be up to date on all vaccinations. Heart-worm prevention's highly recommended. All pets are to be treated with flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The condo owners assume no responsibility for illness or injury that humans or pets may incur while on the premises.
By City Ordinance dogs are not allowed on Panama City Beaches at any time.
PARKING POLICY: Parking passes: the security guard at the entrance will give you a parking pass. Renters must display parking passes on rear view mirror, at all times. Failure to display parking pass may result in towing of vehicle, at renter’s expense. The Dunes of Panama/condo owners are not responsible for vehicle damages while vehicle is on property.
VIP parking for one vehicle is located underneath the building. Located ocean side of building B, before the walk over, numbered 506 on the wall.
SECURITY AND BELONGINGS: It is the renter’s and all of their guest’s responsibility to secure their valuables inside the condo, in their vehicles, or while on/in any of the condo common grounds, buildings, and the beach.
Please take a few minutes when you arrive to look over the condo to assure that there are no issues or obvious damages from prior renters use of the condo. If you have any issues, see damage or have concerns, please take pictures and text/call Olivia at 614-595-5935.
EMERGENCIES: Locate stairs and fire alarms upon arrival do not use elevator in case of a fire. In case of a fire or medical emergency call 911. Police Patrol: 850-233-5010, Gate Security: 850-234-8839, Property Rover: 850-867-8845.
MAINTENANCE PROCEDURE: Emergencies such as water leaks or electrical issues dial: __________________ All other request for maintenance must be handled directly with Olivia 614-595-5935 or Dave 614-284-1176. If a maintenance charge is incurred without proper authorization it will be re-billed to you.
You are renting a privately owned condo. The individual owners decorate and maintain their personal condo. Therefore, condos located in the same resort will differ significantly according to the individual owner’s taste and their personal maintenance schedule such as painting, replacing decorations, furnishing, supplies, and amenities.
All furnishings, pillows, blankets, glassware dishes, small appliances etc. are to remain inside the condo, where they belong respectively. Please do not move items from one condo to another, to the pool, or to the beach. Please do not cause an inconvenience for the next guest, due to missing items. If any items appear to be missing, damaged/dirty, not working properly, or needed please take pictures and call/text Olivia 614-595-5935. Items are inventoried on a regular basis.
Beach Towels are provided. Please respect this privilege, if at anytime beach towels get lost, please look in lost and found in building C, and/or replace lost items. You are provided with limited toilet paper and soap that are there at check in. Additional supplies are your responsibility.
No Daily Maid Service- While linens and bath towels are included in the unit; daily maid services is not included in the rental rate. Washer and dryer are available for use in the unit.
NO SMOKING/VAPING/ OR OTHER IN CONDO: Please do not smoke/vape/ or other inside the condo and respect the next guest’s desire to enjoy a smoke free environment. Smoking is allowed on the balcony. Please make sure sliding glass doors are closed. Please use the ashtrays that are provided and do not throw butts off the balcony.
BALCONY RULES: No hanging items on balcony railings: clothes, towels, flags ect. No throwing anything off of balcony. Violations of Florida Law could result in eviction and forfeiture of all rent.
EVICTION AND EARLY CHECK OUT: No refunds of rent will be granted for evictions or early check out for all or part of your group for any reason.
The resort has a no tolerance policy regarding, vandalism to common are property, excess noise especially during quiet hours, rowdiness, and violation of Florida Laws.
FALSIFIED RESERVATION: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, and or rental money, and the party will not be permitted to check- in and subject to eviction.
MAXIMUM OCCUPANCY: The maximum number of guest is limited to seven (8) persons.
CHECK-IN: We try to get you started on your vacation as early as possible. Due to the small window of time available after check out to perform housekeeping and maintenance, it might not be ready promptly at 4:00 P.M. CST. We ask for your patience and suggest that you have alternate plans available between 4:00P.M. CST and 6:00 P.M. We ask for your cooperation and understanding so your stay will be more enjoyable.
You may enter the grounds after 3:00P.M. CST and check to the condo to see if it is ready.
PLEASE DO NOT ENTER THE CONDO IF IT HAS NOT BEEN CLEANED and do not leave your personal belongings inside. If the housekeeping services has not completed their cleaning we will not be responsible for personal belongings left in the condo.
CHECK-OUT: 10:00 am CST Prompt You DO NOT have to check out at the front desk before you leave. Please follow check out procedures as shown on the printed sheet inside the condo. There is a good chance that we have a guest following you on the same day. Please be aware that housekeeping will arrive at 10 am or shortly thereafter. Additional charges will apply if they are delayed.
***PLEASE WASH/DRY/ FOLD ALL TOWELS*** if you used towels in the morning please start the washer with a load of towels before you leave.
*Double check to ensure that you have all of your belonging (under beds, chess of drawers, etc.) We are not responsible for lost or forgotten items.
*Dirty Dishes must be placed in the dishwasher and turn it on
*Please leave sheets and pillowcases on the bed pull down quilt (do not make the bed) *Please empty the refrigerator and freezer
*All Trash must be taken out and disposed of in the trash chute (located next elevator) *All sliding doors are closed
*Please check to make sure first floor storage closet is locked, items are cleaned *Please place all keys in designated bowl/hook
*Turn off all lights
*Thermostat is set to 72 degrees
*Secure the unit, close and lock doors
Please be advised that if the unit is left in poor condition, or any items from the unit are missing or damaged (such as towels, linens, pillows, accessories, electronics, keys ect.) the charges for replacement or repairs will be the responsibility of renter. ****************PLEASE TEXT HOUSEKEEPING WHEN YOU LEAVE *******************
CANCELLATION:
* The initial $100.00 will not be refunded for any reason. 60 days (updated 6/18/18) to your arrival 2nd payment will not be refunded.
*We cannot be responsible for “Acts of God” and weather related conditions. We will not refund deposits or payments for cancellations due to “Acts of God” and weather related events.
*If the Panama City Beach area or the complex is not open for business during the entire period of your reservation, we will attempt to reschedule your visit, subject to availability and rates.
*MONTHLY RESERVATIONS CANCELLATIONS- Monthly renters must cancel one hundred twenty days (120) prior days to check-in. Monthly renters who make a change that results in a shortened stay must be made at lease ninety (90) days prior to check-in.
In the rare event that the property rented described in this rental agreement becomes unavailable for rent due to conditions beyond the control of the owners, it’s business associates, or the individual property owner; we will refund part or all of your payment at our discretion.
PLEASE MAKE SURE
*No damage is done to unit or its contents, beyond normal wear and tear.
*There are no items missing from condo.
*No charges are incurred due to contraband, pets, or collection of rents or services
rendered during stay.
*All debris, rubbish, and discards are removed from faints and refrigerator and placed in
trash chute or dumpster.
*Soiled dishes are placed in the dishwasher and cleaned.
*All TOWELS ARE WASHED/DRY/FOLDED
*All keys, are left in the designated area.
*All charges accrued during the stay are paid prior to departure. *No linens or towels are lost or damaged.
WARNING: Opening the front door while the sliding glass doors are open could result in serious injury and or damage to door frames, due to the wind blowing through the condo. DO
NOT HAVE BOTH DOORS OPEN AT THE SAME TIME. Damage resulting from both doors being open at the same time will be renters responsibility for repair cost.
Do not leave sliding glass doors open for extended periods of time while the central air conditioner is in use. Doing so overworks the air conditioner and can cause icing, water damage, or failure of the unit.
Do not set the air conditioner lower than 72 degrees, lower settings could cause icing and damage to the A/C unit.
ELEVATORS: Elevators are extremely expensive pieces of equipment. There is to be no jumping in the elevator cabs, no playing around, or pressing multiple elevator buttons. Dogs must be carried onto elevators and leashes secured for safety. Cost of damage associated with misconduct from renter, family, or guest will be the responsibility of registrant. Camera Security Surveillance maybe in public areas: parking lots, balconies, elevators and other public areas.
FITNESS ROOM: Hours 7:30 to 8:00pm Located ground floor Bldg E. Age requirement 15+ (all other ages strictly prohibited even with adult) Max occupancy 5 people no food. water only.
“C”Bldg vacation office has equipment available to sign out from 7:30am to 6pm. In order for all guest to enjoy there is a 2 hour check out limit. Equipment check-out after 5:30pm must have equipment returned to security or back to the office the next morning no later than 8:30am. All items are checked out on good faith that they will be returned and returned undamaged if not the replacement cost will be deducted. Note: policy can change at anytime, without notice.
BASKETBALL: Courts are first come first serve. SHUFFLE BOARD: Located near pool in front of Building B VOLLEYBALL: Courts are first come first serve.
TENNIS HOURS: Courts are first come first serve.
TRASH CHUTES: Are located by the Elevators. Please break down large boxes.
SUDS WEEZER’S DELI: Located between buildings E and D, offering drinks, lunches, snacks,and other supplies.
LUGGAGE CARTS: Located in each lobby. Please do not take luggage carts into units to avoid any damage to doors, walls, and trim. Please be courteous to others and return the luggage carts back to lobby when you are finished for the next guest to use.
LOST AND FOUND: Located in Bldg C Office. Items lost and found will be placed in lost and found for 30 days. Maintenance, Pool Supervisors, and office can assist you.
INTERNET ACCESS: Dunes of Panama has free wireless internet access for up to 2 computers. Please see office in building C for wifi.

BBQ FACILITIES: Located on/near the pool deck of Bldg A and B and located off of walkway of Bldg E (near Suds and Weezer’s Deli) Grilling is not permitted on balconies.
BEACH AREA: No glass containers allowed on beach. Please be sure to empty trash in the receptacles provided. Dunes of Panama is not responsible for items left on the beach. For your safety: Please observe the BEACH FLAG SYTEM located outside of Bldg B and E pool deck. See signs at each beach access for flag details or inquire in office. The beach is patrolled by the Police Department, large congregation or parties are not allowed. Should you need assistance please contact the Police Patrol at (850) 233-5010 or Dunes Security at (850) 234-7430 or (850) 867-8845.
POOL AREA: Hours of use: 8:00am - 11:00pm. “No glass containers allowed in pool areas” “Towels do not reserve pool chairs” (3) Pools are located Beachside of Bldg B and C, (smallest pool heated Nov 1st-May 1st), Beachside between Bldg D and E. Please read the pool Rules located at each pool entrance on the pool deck. All children not potty trained are required to wear a swim diaper.
There are no lifeguards on the Beach or around the pools; swimming is at your own risk. Please read the rules posted, observe the beach for the flag warning system, and abide by them.
Release of Liability: Acceptance and use of our rental confirmation and entering the property rented constitutes agreement to all rental terms and conditions and is a release of liability from you and all persons or guest in your group and their heirs or estates to Dunes of Panama 506 B, it’s owners, it’s business associates, the individual property owner, their heirs and estates for both personal and business interest, for any and all liability resulting from the use of the property rented as described in these agreements including the common area property and facilities, the beach and the gulf of Mexico. Written Exceptions - Any exceptions to the above mentioned policies must be approved in writing in advance.
Payment means you accept the Rental Agreement Terms and Conditions I accept these terms and conditions for all members of our group.
