Cancellation Policy: The reservation deposit is refundable if cancelled 60 days prior to arrival date. Monthly reservations require 90 day notice – NO EXCEPTIONS.

Travel Protection Option Coverage:

Travel protection has been made available with your reservation. The Plan includes coverage for the loss of your prepaid, non-refundable trip costs if your trip is canceled or interrupted due to certain unforeseeable events. We offer travel protection as a way for you to help protect yourself and your trip investment. Outstanding reservation costs are not eligible for reimbursement at the time of cancellation and the cost of the Plan is not eligible for a full refund outside of the Plan’s free look period. Vacation Rental Damage Protection

As part of your reservation, you may purchase Vacation Rental Damage Protection to cover accidental damage to the rental unit during your stay. Damage must be disclosed to management prior to checkout. If purchased, the Plan will pay a maximum benefit of $3,000. Any damage that exceeds $3,000 or is not covered under the Plan will be charged to the credit card on file. Vacation Rental Damage Protection can be purchased up to, and including at, check-in. Certain terms and conditions apply. By submitting payment for this plan, you authorize and request Customized Services Administrators, Inc. d/b/a Generali Global Assistance & Insurance Services to pay directly Mary Hoffman of 1st Rate Realty any amount payable under the terms and conditions of the Vacation Rental Damage Protection Plan. Inclement Weather: Cancellation or early departure due to any inclement weather does not warrant any refund of rent or deposit.

Check-In Anytime, After 4pm. No Keys needed to access the property, the electronic code to access the home and the gate code to the subdivision will be e-mailed to you two days prior to your arrival. Garage door opener located in garage and must be returned at check-out. There will be a charge of $50.00 for garage door opener not returned at checkout.

Maintenance: Maintenance calls attributable to the tenant will be charged to the tenant. The owner may enter premises to make repairs (we will coordinate with tenants except in emergency situations). Repairs will be made as soon as possible; however, failures will not result in refunds or adjustments.

Housekeeping: Your vacation rental accommodations will be cleaned & sanitized prior to your arrival and again after your departure. You will find the home in clean condition. If you find the home not cleaned to your satisfaction, call me. No discount in rent will be given for unsatisfactory cleaning. You will be responsible for the cleaning of our home during your stay and leaving the home in good condition at checkout. Cleaning service fees may be charged to your account if excessive cleaning is required after your departure. We respectfully request that you remember that you will give your own home.

Linens are furnished, however are not to be removed from our home. Guests are to bring their own beach towels or blankets for beach use. Sheets & Towels are provided for your use to include a set of sheets & pillowcases for all beds, 12 towels, 12 wash clothes, 3 hand towels, 3 bathmats and 2 kitchen towels. Linens are professionally cleaned by Sea Play Homes. On the day of departure guests are to strip only sheets, pillowcases from beds slept in, towels, wash clothes, bath hand towels, bathmats, & kitchen towels and place them in large blue bags stored on the shelf of the laundry room and set outside the main front door by 0900 am for pick up by the linen service; Sea Play Homes.

Trash & Recycle pickup in Cape Windsor is Tuesdays. Trash Weekly, Recycle is Biweekly (Note: Recycle must be Loose NO BAGS), See Flyer on Refrigerator. Trash cans must be facing the street with metal bar out and 4 feet apart. Fees will be charged to your account if trash removal is not adhered to if owner is charged for.

General Information:

We will not rent to anyone younger than 25 unless accompanied by a parent or legal guardian. We reserve the right to check ID’s and refuse admittance to our home.

Violation of this agreement or violations to Cape Windsor HOA rules are subject to eviction without refund.

Our home accommodates (10-12) guests. If the maximum occupancy is exceeded, you will be asked to vacate the property and forfeit any rental payments. $100.00 charged for each additional guest.

Discourteous behavior or excessive noise may result in eviction without a refund. Be mindful when sitting on decks and porches sound travels near water and to keep conversations quiet during evening hours.

An initial set up of trash can liners, bathroom paper, and 1 roll of paper towels is provided. Extra items are the responsibility of the tenant.

Some cleaning supplies are at the property for guest use, baths include dial hand soap, kitchen includes dawn dishwashing soap, hand soap, dishwasher pods and the laundry room has laundry soap.

Pool – Open Memorial Weekend to Labor Day weekend and guard is on duty, Pool opens on weekends in May and June till school closes and subject to HOA management. Pool passes are required and are on a glass table in the living room. Please make sure passes are left where you found it upon departure.

Gas Grill located on Canal Patio. Since it’s unpredictable when the tank will run empty, if during your stay it does, it can be exchanged at the Food Lion on Rt 54, or you can have it filled at Fenwick Hardware. We will reimburse you for the expense if you scan/e-mail us the receipt. There are 2 propane tanks at the property.

Beach Chairs, Boogie Boards, Toys are for your use during your stay, please hose off sand and return beach items where you found them in the garage for the next family. This area is not cleaned by the housekeeper leaving guests are required to leave it clean for the next guest arriving.

Golf Cart for use of guests of 16 years or older, may be used in neighborhood only, Not Street ready. The golf key hanging on hook beside elevator. Battery holds a 6-hr charge, charger in garage, Plug in the charger when not in use.

Adult Bikes (3) available for your use, Use at your own risk. Several Kids Bikes, Scooters, Toddler Items in Garage.

Carpeted Bedroom: No food or drink or pets allowed in carpeted areas to avoid stains on the bedding and floors. If your stay involves bringing a pet, pets are NOT allowed in the beds, during the day please keep bedroom doors closed if pets are left unattended to avoid accidents on the bedroom carpets.

Kayaks (2) in garage and may be put in water on canal side off the end of the bulkhead. Step provided on bulkhead wall to get into Kayaks. Don’t use it in rough waters and wear safety vest when in use. Don’t store Kayaks on lawn and hose and empty water from boats before returning to garage wall. Use it at your own risk.

Canal Patio/Fire Pit – Please don’t use the fire pit during windy conditions. Upon departure leave the grates clean for the next family and remove any trash or debris. This area is not cleaned by the housekeeper.

Lawn – The lawn is cut between Wednesday-Friday. Please Do Not Store toys, kayaks, baby pools and or Dump Items on the Lawn to include ice from coolers or allow your pet to do their business on our lawn. We take pride in maintaining a nice lawn and want to avoid damage to lawn.

Parking: The property can accommodate 4 Vehicles which must be parked in the garage and parking pad of the property. There is a NO PARKING sign posted on the tree across the street from the garage doors, if your car is parked there, it may be towed by the HOA. Park there at your own risk! You can park extra vehicles at the end of the street during the day but no overnight parking is allowed in that area. There is extra parking across from the boat ramp area on a first come first serve basis.

Wireless Internet: Out Home is equipped with Xfinity Wireless Internet Service, you will need to search for wireless connections, enter security code and you will be granted access during you stay. Code is in a binder in the living room.

NO SMOKING or VAPING of any kind in our home. Our home is a smoke free environment (includes garage). If you should smoke outside, please discard your cigarette butts in a proper container. Tenants may not stomp out cigarette butts on the ground or discard buts in the lawn. Any discarding of cigarettes on the patio(s) or lawn will be subject to additional charges.

Elevator – For adult or handicap use only, no children may operate the elevator. Tenants contact the owner upon arrival to go over elevator instructions. If not used properly, a tenant could be locked out of the elevator, and it won’t be available for the rest of your stay.

PETS must be owner approved. This reservation does not include bringing a pet. The Guests is responsible for discarding dog droppings from lawn or neighboring properties. Pets are not allowed on furniture or bedding. Guests may be asked to remove pets if dog becomes a nuisance to adjacent neighbors. All pets must have up to date vaccines and be treated for fleas prior to arrival. The Guest is responsible for any damage to the property because of the pet including carpet cleaning (if needed) to remove odors, fleas, or stains. If the house should need to be treated for fleas any loss of income due to flea infestation will be the sole responsibility of the departing guest. Please don’t allow your pet to use the lawn on the side canal or right side of the house to do their business as it will cause damage to the lawn. You may use the grassy area in front of garage doors for your pet to do their business. All pets must be always on a lease when walking in the neighborhood.

Phone: No house phone, if using the elevator please make sure you have a cell phone with you in case of emergency.

Home Security: The house is equipped with Vivint exterior security cameras on door entrances to protect the home against theft and your safety. Please don’t tamper with cameras during your stay, feel free to arm and disarm the home during your stay, main camera panel is in main living area camera view are seen from the panel.

Checkout: is 10 am. No Late Check Outs, Housekeeping staff will be at the property at 10am. Tenant will strip sheets/pillowcases from beds slept in, DO NOT remove Pillow Shams or Zippered Pillow Protectors. Place dirty sheets towels, hand towels and wash clothes, bathmats, & kitchen towels in large blue bags in the laundry room and place outside the side garage door for pick up by 900am on the day of departure. Guest is responsible for washing, drying and returning dishes to cabinets they were found in, Kitchen appliances are to be left free of baked on splattered on food in or on the appliances to include stove top, oven, microwave, refrigerator, dishwasher, cabinets, countertops and floors. All trash is to be emptied and bagged and placed in cans, recycle is to be placed in can loose. Gas grill to be left clean, Garage: Hose off beach toys and chairs and store them in the garage neatly on right hand side. If your reservation includes a pet, you will be responsible for making sure dog hair is vacuumed from floors, deck or porches. If dog hair is found additional charges will apply. No Pets are allowed on furniture or bedding.

If our home is not left in the condition, it was found minus routine cleaning of baths, floors an excessive cleaning charged will be billed to your debit or credit card or withheld from the VRBO deposit.

Owner shall Not be liable to Guests, any of their Guests, any invites of Guest or any other person for injuries, loss, or damages to any person or property on or about the premises.
