Cancellation Policy: The reservation deposit is refundable if cancelled 60 days prior to arrival date during high season between the dates of March 1st-Oct 31st, Off season cancellation dates Nov-March 100% refund 30 days prior 50% refund 15-30 days prior. Monthly reservations require 90 days prior for a full refund.

Travel Protection

Travel protection has been made available with your reservation. The Plan includes coverage for the loss of your prepaid, non-refundable trip costs if your trip is canceled or interrupted due to certain unforeseeable events. We offer travel protection as a way for you to help protect yourself and your trip investment. Outstanding reservation costs are not eligible for reimbursement at the time of cancellation and the cost of the Plan is not eligible for a full refund outside of the Plan’s free look period. Vacation Rental Damage Protection

As part of your reservation, you may purchase Vacation Rental Damage Protection to cover accidental damage to the rental unit during your stay. Damage must be disclosed to management prior to checkout. If purchased, the Plan will pay a maximum benefit of $3,000. Any damage that exceeds $3,000 or is not covered under the Plan will be charged to the credit card on file. Vacation Rental Damage Protection can be purchased up to, and including at, check-in. Certain terms and conditions apply. By submitting payment for this plan, you authorize and request Customized Services Administrators, Inc. d/b/a Generali Global Assistance & Insurance Services to pay directly Mary Hoffman of 1st Rate Realty any amount payable under the terms and conditions of the Vacation Rental Damage Protection Plan. Inclement Weather: Deposits and/or funds paid will not be refunded due to any inclement weather conditions.

Check-In Anytime, After 4pm. No Keys, Electronic access codes will be e-mailed two days prior to your arrival. The electronic code to the door only works from the date and time of check in till check out. The garage door opener is located in a basket just inside the front door and must be returned at check-out. There will be a charge of $50.00, if not returned at checkout.

Maintenance: Maintenance calls attributable to the tenant will be charged to the tenant. Property managers, owners, or scheduled repair contractors may enter premises to make repairs (we will coordinate with tenants except in emergency situations). Every effort will be made to have repairs completed in a timely fashion, however, delays due to parts, contractor availability will not result in refunds or adjustments.

Housekeeping: Your vacation rental accommodations will be professionally cleaned & sanitized prior to your arrival and again after your departure. The property is inspected by the property manager before the property is cleaned and after it’s cleaned. You should find the home in clean condition. If you find the home not cleaned to your satisfaction call Kastle Keepers at 850-699-2534. No discount on rent will be given. You will be responsible for the cleaning of our home during your stay, leaving the home in good condition at checkout. Trash must be put out on trash days. Cleaning service fees may be charged to your account if excessive cleaning is required after your departure or trash was not put out, or if your stay is a week or less. We respectfully request that you remember that you would give your own home.

Linens are furnished, however are not to be removed from our home. Tenants bring their own beach towels or blankets for beach use. Tenants will need to provide their own paper items and cleaning supplies.

Trash pickup in Paradise Retreat is Monday & Thursday. No trash is to be put out at the curb side until the night before pickup. Trash cans must be stored on the left side of the house or in the garage. Trash cans put at the curb side before the above-mentioned time or left out during the following day will be fined $100.00 per Paradise Retreat Homeowners Association. Saturday departures may leave trash in ONE can, if excess trash is left upon departure, Fees will be charged to your account if trash removal is not adhered to.

HOA Rules don’t allow for Campers, Mobile Home Campers, Boats, Boat Trailers, or Commercial Vehicles to be parked in the neighborhood at any time.

Rented Golf Carts are allowed but are to be parked in the garage overnight.

All Vehicles must be free of oil leaks, must be parked in the driveway or garage, are not to block the sidewalk passage, nor be parked anywhere on the lawn. No street parking overnight, strickly enforced by the HOA, cars are subject to be towed at the owners expense.

The community is Gated, Access Codes are changed monthly and will be noted in the check-in instructions.

General Information:

We will not rent to anyone younger than 25 unless accompanied by a parent or legal guardian. We reserve the right to check ID’s and refuse admittance to our home.

Violation of this agreement or violations to Paradise Retreat HOA rules are subject to eviction without refund.

Our home accommodates (1-10) guests. If the maximum occupancy is exceeded, you will be asked to vacate the property and forfeit any rental payments.

Discourteous behavior or excessive noise may result in eviction without a refund.

An initial set up of trash can liners, bathroom paper, and facial soap is provided. Extra items are the responsibility of the guest.

Community Beach Access is located on Scenic Hwy 98, when leaving Sandy Cay Dr look left for white Archway. Public Beach Access approximately 0.3 miles East, turn L on Scenic Hwy 98, plenty of parking and public restrooms.

Pool – Swim at your own risk – Pool temp is subject to weather conditions. Guests are not to tamper with pool values or controls during their stay, doing so may result in costly repairs. The pool is operated on set timers. Gas Pool Heater is Available at $250.00/booking or per week. Security Camera is on Pool Pump and back gate access.

Hot Tub: Use at your own risk, not intended for children. Please wash excess sand from your feet prior to getting into the hot tub. Please keep the cover closed when hot tub is not in use. Take care in removing the cover and lift top using handles not the flaps so the cover is not damaged. No food, drink, bubbles, food coloring to be put in the hot tub water. No sitting on edge or cover of the hot tub. Do not remove jets. Rules for use and instructions for the hot tub use are in the binder in the home as a reference guide. If you have any questions don’t hesitate to ask. The hot tub is not designed for heavy use and must be allowed to filter between uses, if the water has to be changed after your departure an additional charge of $200.00 will apply. Hot tub is serviced weekly by pool company twice weekly.

A Gas Grill is available for your use. Since it’s unpredictable when the tank will run empty, if during your stay it does, it can be exchanged at the Home Depot just off 98. We will reimburse you for the expense if you scan/e-mail us the receipt. Please clean the gas grill after each use and leave it clean when you depart.

Bikes (2) adult size in garage. Use it at your own risk. Bike/jogging path located along Scenic Hwy 98.

Exterior Security Cameras: Cameras monitor the Front Doorbell, Garage Door/Driveway, and right back gate and pool pump. Cameras are not installed inside the property or pool deck area for privacy reasons.

Wireless Internet: the security is equipped with Cox Wireless Internet Service, you will need to search for wireless connections, enter security code and you will be granted access during you stay. See Binder in Home for Login. All TV’s use wireless app service. Do not download apps on TV’s or change TV settings. Depending on the model of the TV may not allow for certain apps to be downloaded for this reason we prefer you don’t download anything to out TV’s.

PETS must be owner approved. Please text me a photo of your pet to 410-746-3882 The tenant is responsible for discarding dog droppings from lawn or neighboring properties. Pets must be treated for Fleas and must be updated on current vaccines. Pets are not allowed on furniture or bedding. Guests may be asked to remove their pet if it becomes a nuisance to adjacent neighbors. The Guest is responsible for any damage to the property as a result of the pet including carpet cleaning or bed linens (if needed) to remove odors, fleas, or stains. Any loss of income due to fleas found after departure will be charged to the Guest.

NO SMOKING or VAPING of any kind in our home. Our home is a smoke free environment (includes garage). If you should smoke outside, please discard your cigarette butts in a proper container. Guests may not stomp out cigarette butts on the ground or discard buts in the lawn. Any discarding of cigarettes on the patio(s) or lawn will be subject to additional charges.

Checkout: is 10:00 a.m. No Late Check Outs, Housekeeping staff will be at the property at 10am. Guest will leave beds slept in unmade. Dirty Towels are to be left on the floor in either bathroom the day of departure. Guest is responsible for washing, drying and returning dishes to cabinets they were found in, Kitchen appliances are to be left free of baked on splattered on food in or on the appliances to include stove top, oven, microwave, refrigerator, dishwasher, cabinets, countertops and floors. All trash is bagged and placed in garbage cans in garage or cans on left side of the home. Gas grill to be left clean and covered. Back yard to be left in the same order was found. Garage: Hose off beach toys and chairs and store them in the garage neatly on right hand side. Returning Trash bins to Left side of the garage, please allow enough room for incoming guest trash. If trash is not taken out and excessive trash is found upon departure tenant will be billed for its removal. If our home is not left in the condition it was found minus routine cleaning of baths and floor an excessive cleaning charged will be billed to your debit or credit card for double the cleaning charge.

Property Manager/Owner shall Not be liable to tenant, any of their guests, any invites of tenant or any other person for injuries, loss, or damages to any person(s) or personal property on or about the premises.
