Rental Agreement/Terms & Conditions - Please read carefully. When you book our condo, you agree to all terms and conditions stated herein:

This is a non-smoking building. Smoking is not allowed in condos or on balconies. Smoking is only allowed in designated areas. Pets are not allowed in condos or on beach.

Renters must be at least 25 years of age and must present a valid driver's license as proof of age at check-in. Adult supervision of underage occupants is required at all times at Phoenix VII, and failure to do so will result in the removal of the party and forfeiture of all payments.

Arrival Times: For arrivals March 8 thru September 1, check-in time is after 4 P.M. Check out time is before 10 A.M. For arrivals September 2 thru March 7, check-in time is after 3 P.M. Check out time is before 11 A.M. Please check-in at the desk in the lobby of our building, Phoenix VII.26802 Perdido Beach Road., Orange Beach AL 36561

Payments: 1st payment is due upon booking Full payment is due 30 days prior to check-in. Monthly reservations require the first month's rent 60 days before arrival. Visa, MasterCard, and Discover are accepted.

Confirmation: Confirmation of your reservation will be e-mailed upon receipt of the reservation booking payment. Please read the confirmation for accuracy of dates and accommodations. Any errors must be directed to the owner immediately.

Cancellation: 30 days before occupancy, 100% of funds will be refunded. Cancel 15 days before occupancy, 50% refund. Cancellations must be by 12:00 noon Central Standard Time on the appropriate day. If you cancel your monthly reservation less than 60 days prior to arrival, your advance payment will be forfeited.

Parking: Parking is limited to paying guest only. Two parking permits are provided with your reservation. Parking permits must be displayed at all times. You are subject to the parking regulations as set by the property owners. If you are bringing an RV, bus, extended van or boat trailer, you are required to call ahead for arrangements

Linens: Kitchen towels, bed linens, blankets, pillows and bath towels are provided in each condo. They are not changed during your stay. Condo has a washer and dryer for your use. Please bring laundry detergent. The start-up set of bath soap, toilet tissue, paper towels and trash bags are not replenished. Beach towels are not provided

Departure Cleaning: A departure cleaning fee is charged once and is included in your reservation.

House Parties: House parties are not allowed! Occupancy is strictly limited to the sleeping capacity of the condo. Maximum sleeping capacity is noted on your reservation. Management reserves the right to enter the rental property anytime to investigate disturbances, check occupancy and/or check for damages. No condominium will be rented to vacationing students or young singles unless accompanied by a parent. Singles must be 25 years of age or older. Parents must check in and occupy the condo with their children during the entire rental period. Failure to do this will result in eviction of the unaccompanied youth and forfeiture of all payments. Any reservation made under false pretenses will result on forfeiture of advance payment and the party will not be permitted to check in.

Damages: Each guest will be financially responsible for damage done to the property beyond normal wear and tear. Do not move TV’s from the room they are in.

Sofa Sleepers: Our condominiums offer queen sofa sleepers in the family room. We recommend they be used by children.

Furnishings:. Furnishings are subject to change without notice. Please do not transfer furnishings of any kind from one property to another. Loss of these items as well as damage to the unit or furnishings in excess of normal wear will be charged to you, the renter. If you require special appliances or equipment, please bring them with you.

Maintenance: Please report any malfunctioning equipment or damage as soon as possible to the staff at the desk in the lobby. Every effort will be made to correct the situation as soon as possible. Repairmen may enter the premises during business hours for purposes connected with repair, care, or maintenance of the rental property.

Monthly Rentals: Monthly rentals are available January 1 through March 5. Early bookings are encouraged. Please call owner for details. A $250 credit card deposit is required to secure your monthly reservation.

For Sale: If a property is for sale, the owner reserves the right to have his property shown to prospective buyers. Every effort will be made to schedule the showing at a convenient time

DURING YOUR STAY

Inclement Weather: Refunds will not be made due to inclement weather. If evacuation is mandated by civil authorities, you will be given a refund for the unused portion of your rental period.

Grilling: Fire department regulations prohibit the use of a grill on all balconies. There are 6 approved charcoal grills available for your use near the pool.

Fireworks: Fireworks are strictly prohibited at all properties and on the beach! Use of fireworks will be reported to local authorities. Parents are responsible for supervising their children. Please leave your fireworks at home.

Telephone Service: Each condo has a telephone for your convenience. Long distance calls must be made collect, or charged to your credit card or personal home phone.

Cribs and High Chairs: Cribs and high chairs may be rented through local furniture rental companies. Call the front desk or owner for more information.

Pets: Pets are not permitted in condo or on beach. A pet, or evidence of a pet, will result in forfeiture of rent and eviction.

Errors: Every effort has been made to assure all descriptions are accurate, however owners are not responsible for changes in furnishings and equipment, or for printing errors. Rates and specials are subject to change without notice.

Use of Facilities: Accommodations and amenities are provided for your enjoyment. By using these facilities, you assume responsibility and liability for your actions. Neither the property owner the management company, nor the owner's association, assumes any liability for accidents or injuries.

Lost and Found: Although we are not responsible for personal items missing or left behind, we will attempt to locate and return them to you. Any unclaimed items will be donated to charity or discarded.

Agency Disclosure: Brett/Robinson serves as the agent and representative of our condominium units, and is acting always, in and for the best interest of the owners.

Check out Procedures

Please do the following before your leave our condo:

Check all closets and drawers for your belongings and check that TV remotes and DVD’s are not accidently packed.

Empty the refrigerator and set temperature controls to “recommended or middle”.

Wash or put dirty dishes in dishwasher and turn on.

Dirty/wet towels can be placed in the bathtub. You do not have to strip the beds.

Remove trash from the condo. Trash chutes are provided near units 5 and 12 on each floor.

Close all doors and set the thermostat temperature at 75�F for summer and 65�F for winter.

Our housekeepers will strip and remake the beds, replace linens, vacuum, dust, clean the bathrooms, and mop the kitchen and bathroom floors. If additional cleaning is required, you will be charged.

KEYS must be returned to the desk in the lobby! Do not leave keys in the condo! Unreturned or lost keys will result in the lock being changed at a cost to you of not less than $50.00.
