Cancellation Policy

Full refund, minus system processing fees, if canceled at least 60 days before arrival date less $100.00 administration fee. No refunds for ANY reasons within 60 days prior to arrival. We HIGHLY recommend buying trip insurance that offers Cancellations for ANY REASON.

Hurricane Policy and Tropical Storm Policy

We do not offer any refunds for Hurricanes or Tropical Storms. We highly recommend getting TRAVEL Insurance for your trip. It is up to the Guest to purchase this coverage for their trip. Coverage is available for health and weather-related problems. www.insuremytrip.com provides the most options and you can order online to purchase this in your name.

Liability Waiver

A Liability Waiver fee ($59) is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $3,000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder.

Rental Rules

• CHECK-IN TIME IS AFTER 4:00 p.m. EST and CHECK-OUT IS 10:00 a.m. EST. ABSOLUTELY NO EARLY CHECK INS. Cleaners need this time to thoroughly clean and sanitize. If cleaners report that guests have arrived early and entered the premises or you are late to checkout, there will be an additional charge of $250.00.

• SMOKING: This is a NON-SMOKING unit. Smoking is strictly prohibited inside the unit. If any evidence of smoking is prevalent within the home your credit card will be charged a MINIMUM of $500.00 for a deep clean.

• FAMILY RENTAL: We are serious about maintaining a family atmosphere for the quiet enjoyment of all guests. We will rent to family groups, married couples, and responsible adults over the age of 25 (proof of age is required). The total number of persons allowed in the home at any time is restricted to the stated limit (12 people). Absolutely no house parties allowed. Any violators will be evicted without refund as well as loss of damage deposit.

• PAYMENTS: We require a deposit of 25% to reserve your rental and the balance would be due 60 days prior to arrival. Forms of deposit include checks, debit cards, money orders, credit cards, Venmo, PayPal or cashier checks. Please note that credit cards used for final payment will incur a 5% transaction fee, which is nonrefundable.

• CANCELLATIONS: A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur a processing charge. There is no refund of rental FOR ANY REASONS if cancellation is made within 60 days upon arrival date. Late arrivals, NON-ARRIVALS or early departures for any reason do not warrant any refund of rent or deposit. IT IS HIGHLY RECOMMENDED TO BUY THE APPROPRIATE TRIP INSURANCE TO COVER ANY CANCELLATIONS.

• MAID SERVICE: Rates include housekeeping service only upon departure. Linens and bath towels are included with the rental; however, we do not permit towels, blankets, or linens to be taken from the home and/or used on the beach. Damages will be assessed for any linens/towels that are missing and/or have been misused. We suggest that you bring beach towels for your enjoyment of the beach. Guests will need to provide their own paper items and cleaning supplies. An initial set-up of trash liners, bathroom paper, and facial soap is provided. Extra items needed are the responsibility of the guest.

• FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money payment.

• NO PETS: Absolutely NO PETS ALLOWED. If any evidence of a pet(s) is found in the home, you will be fined and/or asked to vacate immediately with no refund of rent or damage deposit.

• LOCKED OWNER’S CLOSETS: There are several locked owner’s closets. Please respect our privacy. Any evidence and/or tampering with owner’s closet is an automatic forfeit of damage deposit AND additional charges may be applicable.

• LEAVE NO TRACE: It is a county ordinance to remove all belongings daily from the beach before dark. Our turtles love this rule!

Security Cameras Disclosure Clause:

The property owner or authorized agent hereby discloses the presence of two exterior cameras located at the front and back doors of the vacation rental property. These cameras are motion activated and are intended solely for security purposes and to ensure the safety of the guests and the property.

The cameras are in operation 24 hours a day, 7 days a week and may capture audio and video recordings. The recorded footage will be used for security purposes only and will not be shared with third parties, with the exception of property management and as is required by law.

By signing this agreement, the guest acknowledges and agrees to the presence of the security cameras. The guest further acknowledges that the cameras may capture their image and activities while on the property.

The property owner or authorized agent shall take reasonable measures to secure and protect the recorded footage from unauthorized access. The recordings will be retained for a period of [insert number of days] and will be deleted thereafter, unless otherwise required by law.

The guest understands and agrees that the property owner or authorized agent shall not be held liable for any loss of privacy or other damages arising from the use of the security cameras, except in cases of willful misconduct or gross negligence.

The guest shall not tamper with, disable, cover, or obstruct the security cameras in any way. Any attempts to interfere with the operation of the cameras may result in immediate termination of the rental agreement and the guest's eviction from the property.

The guest acknowledges that the security cameras do not replace the need for appropriate security measures and precautions, and it is the responsibility of the guest to take necessary steps to ensure their personal safety and the security of their belongings.

By booking this property, the guest acknowledges that they have read and understood this rental agreement and agree to be bound by its terms.
