Cancellation Policy

100% refund if canceled at least 60 days before arrival date less 3% administration fee for credit card charges. No refunds for ANY reasons within 60 days prior to arrival. We HIGHLY recommend buying trip insurance that offers Cancellations for ANY REASON.

Warranty Protection is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $3,000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder.

  1. CHECK-IN TIME IS AFTER 4:00 p.m. EST and CHECK-OUT IS 10:00 a.m. EST. ABSOLUTELY NO EARLY CHECK INS. Cleaners need this time to thoroughly clean and sanitize. If cleaners report that guests have arrived early and entered the premises, there will be an additional charge of $250.00.
  2. SMOKING: This is a NON-SMOKING unit. Smoking is strictly prohibited inside the unit. If any evidence of smoking is prevalent within the home your credit card will be charged $500.00 for a deep clean.
  3. FAMILY RENTAL: We are serious about maintaining a family atmosphere for the quiet enjoyment of all guests. We will rent to family groups, married couples, and responsible adults over the age of 25 (proof of age is required). The total number of persons allowed in the home at any time is restricted to the stated limit (12 people). Absolutely no house parties allowed. Any violators will be evicted without refund as well as loss of damage deposit.
  4. PAYMENTS: We require a 50% deposit to reserve your rental and the balance would be due 60 days prior to arrival. Forms of deposit include checks, debit cards, credit cards, or cashier checks.
  5. MAID SERVICE: Rates include housekeeping service only upon departure. Linens and bath towels are included with the rental; however, we do not permit towels, blankets, or linens to be taken from the home and/or used on the beach. Damages will be assessed for any linens/towels that are missing and/or have been misused. We suggest that you bring beach towels for your enjoyment of the beach. Guests will need to provide their own paper items and cleaning supplies. An initial set-up of trash liners, paper towels, bathroom paper, dish soap and dishwasher tablets are provided. Extra items needed are the responsibility of the guest.
  6. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or any rental money payment.

We do not offer any refunds for Hurricanes or Tropical Storms. We highly recommend getting TRAVEL Insurance for your trip. It is up to the Guest to purchase this coverage for their trip.   1. PETS: Absolutely NO PETS ALLOWED unless approved by management and all pet fees have been paid. If any evidence of a pet(s) is found in the home without prior permission, you will be asked to vacate immediately with no refund of rental.

  1. LOCKED OWNER’S CLOSETS: Please respect the owner's privacy. Any evidence of damage or tampering will incur additional charges.

  1. LEAVE NO TRACE: It is a county ordinance to remove all belongings daily from the beach before dark. Our turtles love this rule!
