Have a safe trip and we look forward to your arrival at Summit Resort in Panama City Beach. The postal address of the property is 9850 S. Thomas Dr., Panama City Beach, FL 32408. The door code of the unit will be e-mailed to you by 3:00 pm on the check in date. Check in time is 4:00 pm and check out time is 10:00 am. Please help us in preparing the unit ready for the next guest by observing the checkout time. More than 15 minutes delay over the posted checkout time will cause a penalty charged to your credit card.

The rates quoted in this site are the base rate per night. Taxes to local authorities calculated at 13% of the base rate and cleaning fee of $100 will be added to your nightly total. Additionally, ivacationonline will charge a non-refundable flat fee of $49 for damage insurance to protect you against any accidental damage to the property up to $3000 loss. Make sure of the exact dates you want to spend in the unit before you make the reservation online. If in doubt please call our number. No refunds for cancellation after 7 days of initial deposit. No refunds 30 days prior to check-in date. You are strongly encouraged to buy Travel Guard to protect against unexpected change in your schedule including inclement weather.

At least $25% is needed at the time of booking. Remaining amount will be due 45 days before the check-in date. If the payment is not made by the due date, the reservation will be released without any refund. We do not charge any non-refundable administrative fee or refundable security deposit for nightly rental. Initial deposit will hold your reservation.

Direction:

After arriving in Panama City Beach follow Hwy US 98 across the Hathaway bridge over the St. Andrews bay. At the other side of the bridge, take the left road at the fork to SR 30 (Front Beach Road) and drive about 3 miles to South Thomas Dr. (Opposite Walmart). Take a left to S. Thomas Dr. and continue about a quarter of a mile. Sunbird Condominium will be on your right. The gate code changes from month to month.

Check in time: is 4:00 pm local time. We ask for your patience and suggest that you have alternative plans if you arrive before 4:00 pm. All units must be inspected by housekeeping or maintenance before being released to the guest. Look for door code in your e-mail which will be sent after 3 pm on the check-in day.

Check out time: is by 10 am local time on your day of departure. No late check-outs will be allowed, no exceptions. Guests who fail to depart by 10:00 am will incur an additional charge.

Cancellation Policy: No refund for cancellation. Buy “Travel Guard” to protect against any unforeseen circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. NO SHOW reservations will be charged for the dates reserved.

Payment Information: At least 25% is due at the time of reservation. The remaining amount has to be paid before 45 days prior to the check-in date.

Deposit: We do not charge a refundable security deposit. However we will hold your credit card on file and charge your card if there are damages to this unit during your stay more than that is covered by the damage insurance. You will get an invoice. You agree to this by booking this unit.

Any damage noticed upon arrival should be reported to the owner/manager immediately. If damage is not reported, your credit card may be charged for the cost of the repair. In order to not be charged, the following must occur:

• No damage is done to the unit or its content including the linens.
• No items are missing upon the inventory check.
• All debris, garbage and discards are placed in proper containers.
• All soiled dishes are placed in the dishwasher.
• There was no exceeding the maximum occupancy of the unit.
• There was no smoking or evidence of smoking of any kind!
• Unit is left in neat condition
• No Pets or animals were in the unit or on the property.
• Furniture is in the original position

House Rules:

The guests are expected to observe the rules to insure that the owner’s property is maintained and reduce the possibility for damage. We ask that you please read and observe the following rules:

• Minimum age to reserve the unit is 25 years. This person has to be present with the rest of the group at all times. Falsifying information to make reservation will be cause of eviction with no refund.
• Wrist bands (must be worn at the property) and parking pass (must be displayed at the dash of your car) are required. You must purchase these items from front desk in the ground floor. We are not responsible for theft/damage to your car or contents. Same is true for the valuables left at the unit. Lock the door whenever you go out.
• You are renting this condo at your own risk. The owner/manager of the unit is not liable for any sickness/death/injuries/accidents of any kind to you or members of your party during your stay.
• We are not responsible for injury sustained due to falling /climbing / jumping over railing / deck. You are responsible for your own action. You assume all risks during the stay in the condo.
• Keep all doors locked at all times when you are in the unit. We are not responsible for theft / burglary / rape /murder.
• Do not unplug, remove, or rearrange any wiring on any of the electronic equipment.
• Do not change the air-conditioner setting. It is maintained at around 72^o to 74^o F otherwise there will be a buildup of humidity which will form mold.
• Please leave all TV / DVD remotes in the rooms you find them in as the remotes are programmed to work that TV or DVD only.
• Please do not take the fan/light remote (if available in the unit) as this will not work with any other equipment and make the fan/light inoperable. In case of evidence of removal of fan/light remote you will be charged for the replacement and installation fee.
• Please do not move furniture around as it can damage furniture and floors. Also, the owner has placed the furniture where they want it to remain.
• Please dispose of trash in supplied trash bag and dispose off through trash chute near the elevator on the day of your departure.
• No pets allowed. Summit Resort has a strict NO PET policy. You will be asked to leave the unit if found with a pet. Not even owners are allowed to bring their pets.
• Please put all dishes in the dishwasher and turn on before leaving.
• Make sure all windows and doors are closed and locked, turn off lights and TVs
• Make sure all small appliances are turned off and unplugged.
• Please put all used wash cloths and towels in bathtub or shower and leave sheets and pillowcases by bed on departure.
• If your property uses key for the entry door, please put them in the lock box before leaving.
• No refunds due to early departure because of inclement weather. Buy "Travel Guard".
• If you would like an earlier check in, it will be contingent on availability of unit readiness and there will be an additional charge for early check in.
• All units are stocked with an adequate supply of dishwashing detergent, soap, paper towels, trash bags, toilet tissue. No further supplies will be available.
• All units are supplied with ample linen. No linen exchanges will be made during the rental period. All units have a washer and dryer available.
• We reserve the right to move guests / renters to a comparable unit, if available, should the one you have reserved becomes unavailable for any reason.

Suggested items you may want to bring with you:

• Food (including salt/pepper), plastic wrap, aluminum foil, etc. The unit is stocked with Pots and pans, silverware and dishes.
• Port-a-crib, high chair, safety gates, etc.
• Beach towels for the pool or swim in the gulf (in season).
• Flashlight (in case of power outage)
• Laundry detergent
• Personal care items such as hair dryer, shampoo, etc.
• Cleaning supplies for your use (Departure cleaning will be taken care of by our housekeeping staff)
