  1. CHECK-IN TIME IS AFTER 4 P.M. CST AND CHECK OUT IS 10 A.M. CST. ****Very important you must be out by 10AM*** since our cleaning crew have many units to clean. I am charged by the cleaning service half of the cleaning fee $60 if not out by 10AM. I have no choice, but to pass this on to you. As a courtesy to the cleaning service please call Donna the day before you depart to let her know what time you will be leaving. Also, let her know that you are staying at Mainsail in unit 267.   2. You will receive the code to the keyless entry within 7 days of your arrival date. If you arrive prior to 4pm do NOT go to the condo until you have checked with our cleaning crew to see if it is ready. They can be reached at 850-685-9944. Identify yourself as the guest for Mainsail unit 267.
  3. This is a NON SMOKING unit. Please Respect our policy and do not smoke in the condo or outside on the balcony area. If it is found that you have smoked we will charge an additional $200 cleaning fee.
  4. Pets are not permitted in rental units under any conditions. The condo association has a Strict Policy regarding this. If you do bring your pet and this is found by the onsite staff they will ask you to leave or you will have to take your pet to a local pet boarding facility. We will NOT refund any money due to you having to depart early.
  5. We will not rent to vacationing students or singles under 23 years of age unless accompanied by an adult guardian or parent.
  6. Linens – No linens are to be removed from the condo. Also, please remove makeup with tissue or makeup remover pads instead of washcloths. It is impossible to remove makeup stains from linens.
  7. You are responsible for charges that are incurred due to contraband or collection of rents or services rendered during the stay.

  1. DAMAGE FEE – We collect a fee of $85.00 security/damage protection fee. This is a per stay fee and is not a deposit and is non-refundable.

  1. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to seven (7) persons.
  2. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged a rate, which is higher than the normal three-night rate.
  3. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate, however is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
  4. RATE CHANGES – Rates subject to change without notice. Once you have made deposit your rate will not change.
  5. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
  6. WRITTEN EXCEPTIONS – Any exceptions to the above-mentioned policies must be approved in writing in advance.
  7. Parking – Parking pass must be obtained from the guard at the entrance when you arrive at Mainsail. Renters must display parking pass on the rearview mirror at all times. Failure to display may result in towing of vehicle at renter’s expense. Maximum 2 vehicles per condo allowed. Boats, trailers, RV’s and Personal Watercrafts are not allowed on Mainsail property. This Includes motorcycle trailers and luggage trailers. If you have a luggage trailer you will be allowed to unload close to the building, but once unloaded you must take the trailer off the property for the remainder of your stay. There is a self-storage lot that is within a mile of Mainsail.

CANCELLATION FEES FOR WEEKLY AND DAILY RENTALS – A sixty (60) day notice is required for cancellation to avoid penalties. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay 59-31 days prior to arrival will be penalized 50% of total rental price, 30 - 0 days prior to the arrival date will forfeit the entire rent. Early departure does not warrant any refund of rent or deposit. We strongly suggest you purchase travel insurance to help protect your travel investment. We can provide you with a quote on the cost of this coverage.
