By entering your information for the rental of DolphRay Lookout vacation condo through Precision Seven Construction LLC, you are creating a binding Agreement to rent the designated accommodations and are subject to the "Terms and Conditions" of this Agreement. Any exceptions to the Rental Terms and Conditions must be approved in advance, and in writing, by Precision Seven Construction LLC. By providing your credit card number you agree to the policies stated below; you also agree that you are the legal cardholder authorized to use this credit card number.

Please note that all online bookings are subject to review and approval and may be canceled and deposits refunded within 48 hours should your reservation not be accepted. Additionally, unit is subject to availability, which may change at any time, and all rates quoted are subject to change at any time.

METHODS OF PAYMENT: We accept Visa, MasterCard and Discover. All payments must be in made U.S. Dollars.

PAYMENTS: Down payment paid upon booking $350.00. The remaining rental, taxes and fees are due 60 days out. Damages are not covered, and will be charged to the credit card on file for the actual cost for repair and/or replacement. If booking within 60 days of arrival, the reservation cannot be changed or canceled.

CANCELLATION POLICY: Reservations must be canceled, in writing, at least 60 days prior to arrival date, in order to receive a refund, less a Cancellation Fee of $350 or in writing, at least 30 days prior to receive a partial refund of half the rental rate. If the reservation is canceled less than 30 days prior to arrival date, (Rent and Fees) is non-refundable. If booking within 30 days of arrival, reservations cannot be changed or canceled.

REFUNDS: NO REFUNDS in the event of inclement weather, early departures or no shows.

CHECK-IN: 4:00 p.m. CST. No Check-in will be permitted until your rental account has been paid in full including all taxes and fees. Every effort is made to ensure units are ready by check-in time, but we cannot guarantee the exact time of occupancy due to unforeseen circumstances.

During Peak Season: Check In time starts at 4:00pm and is Guaranteed by 6:00pm

CHECK-OUT: 10:00 a.m. CST. Late check-outs may be requested in advance and must be approved prior to the day of your arrival. A $100.00 fee will be charged for all departures after 10:00 a.m. NO EXCEPTIONS.

RATES: Rates, and fees are subject to change until reservation is confirmed. Fees such as registration fees and any other fees or taxes that are paid to another entity are subject to change up to the arrival date and is out of our control.

AGE RESTRICTIONS: The Registering Guest must be at least 25 years of age and will be held responsible for all other parties and/or guests of the Registering Guest for compliance with this reservation. Additionally, Registering Guest for the unit must be an occupant of the unit for the entire length of stay. There will be NO EXCEPTIONS.

OCCUPANCY RESTRICTIONS: Use and occupancy of the Property is limited to the named Guest(s). The maximum occupancy limit is eight (8) for a 2 bedroom.

IMPORTANT: Our condo has a strict NO-SMOKING policy. Any evidence of smoking in the unit will result in additional charges of $500 or more to the credit card on file.

PETS AND SERVICE ANIMALS: NO PETS ALLOWED, unless the dog is a certified ADA service dog. Certification of all service animals must be presented to the Regency Towers Owner’s office staff upon check-in. All rules regarding Service Animals in Common areas and walk areas must be observed throughout the stay. Failure to abide by rules established will result in a fine and possible eviction.

Roku Streaming Devices:
The TV's in your rental unit is equipped with a streaming stick. If the streaming stick goes missing, to replace this device the cost is $100.00. The streaming device is also automatically deactivated once the stick leaves the unit. Please ensure you do not remove ot replace this device from the TV's, for any reason or you will be charged accordingly.

PARKING PASSES: Each renter will be issued TWO parking passes maximum. When we reach 70%(+) occupancy, then renters will be issued ONE pass for the inside lot and ONE Overflow pass regardless of occupancy of condo. All additional vehicles will be charged 20.00 per vehicle and will receive an OVERFLOW parking pass and will be required to park in the overflow lot directly across from the complex. Parking passes must be hung on rear view mirror and must be clearly visible at all times.

INCLUSIVE SERVICES: Rates include a one-time linen-towel setup for the standard max number of occupants. Standard Amenities are included in the rental rate. Although linens are furnished, the only towels aloud to leave the unit for swimming is the provided beach towels. If use of these complementary beach towels please wash, dry, roll and put back in the drawers at the end of the king size bed or you will incur an extra cleaning fee. If linens are discovered missing after Check-out, the funds WILL be charged to the credit card on file. Guests will need to provide their own paper items and cleaning supplies. An initial set up of paper towels, 1 trash liner per trash can in kitchen and bathrooms, 1 dishwashing packet, 1 laundry detergent, 1 refilled bottle of dish detergent and one roll of tissue per bathroom is provided. If this supply runs out during your stay, please provide your own supplies. Daily maid service is NOT INCLUDED in the rental rate.

CLEANING FEE: A housekeeping fee will be added to all reservations, regardless of the number of nights booked. This is paid to outside companies for cleaning and laundry services upon departure. If upon departure the room is left extra dirty, an additional cleaning charge will be charged to the credit card on file.

MAINTENANCE: Maintenance or service requests will be responded to as quickly as possible when a work order is submitted. There are no rebates or refunds issued for any maintenance issues as every good faith effort is put forth to insure the property is maintained and is in good working order prior to your arrival. Maintenance Procedures: All requests for maintenance must be handled directly with Precision Seven 614-554-8667.

PROPERTY CONDITION: All rooms of the Property should be cleared of extra items, such as floats, chairs, extra food, trash, etc., upon check out. The Registering Guest agrees to follow the Check-out List, which will be emailed to guest and provided below. The Registering Guest agrees to keep that part of the Property, which he/she occupies and uses, as clean and safe as the conditions of the Property permit. Additionally, the Registering Guest and his/her accompanying guests, agree not to cause unsafe and/or unsanitary conditions in the common areas and remainder of the Property that he/she uses. Guest(s) further agrees to dispose of all rubbish, garbage, and other waste in a clean and safe manner and agrees to keep all plumbing fixtures in Property in clean and sanitary condition. The Registering Guest hereby acknowledges that additional charges may apply at departure in the event the terms contained herein are not met and will be charged to credit card on file. Guest(s) shall place ALL trash in chutes at appropriate locations on each floor or at assigned common areas.

Bicycles: If you bring a bicycle on property it is mandatory that you register it just like a vehicle. If bicycles are not registered they can be removed from property without warning.


  1. Wash all dishes and if using the dishwasher you have to unload them prior to departure.

    2. Make sure all garbage is removed , including fridge/freezer items, bedrooms, and bathrooms.

    3. Garbage is to be deposited in the trash chutes.

    4. Place all dirty towels in the laundry room.


    5. Check all windows and doors and make sure they are locked.

    6. Set the air conditioning to 74 degrees before exiting the unit.

I hereby agree that my choices between these alternatives will be my sole remedy for any and all damages, and understand how unit should be left upon my departure.

FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will NOT be permitted to check-in.

LOSS OR THEFT: Precision Seven Construction, LLC dba DolphRay Lookout and Regency Towers assumes no responsibility for any loss or theft of a guest's personal property, either from the room or your vehicle. Always use caution and lock your doors and windows when away from the unit and vehicle. Any found items will be held for a maximum of one week. After such time, any unclaimed items will be delivered to a local charitable organization.

CAUSE FOR EVICTION: The Registering Guest and all parties with the Registering Guest will be subject to immediate eviction from the Property if the Registering Guest or parties of the Registering Guest violate any terms of this Agreement, including but not limited to, violation of the occupancy limits, pet provision, smoking, noise ordinance or parking. In the event of eviction from the Property, the Registering Guest shall forfeit all amounts paid, including deposit, and there will be NO REFUND of money.

NOISE ORDINANCE(S): All Guests agree to respect the Noise Ordinance and to use common sense in keeping noise volume low after dark. Any police enforced actions by the City, County or Home/Condominium Association are at the sole risk and expense of the Registering Guest and may result in Excess Damage Cost and/or immediate eviction and forfeiture of all amounts paid. Quiet time is 10 PM-7 AM. Please observe quiet time hours out of a courtesy of all guests.

ENTRY OF PREMISES: Registering Guest agrees to allow Regency Tower’s employees, vendors, contractors or subcontractors access to the rental property during your stay for any reason to make repairs, improvements, care for or manage the property.

HURRICANE POLICY: Hurricanes are always a possibility on the Emerald Coast and Florida Panhandle. ONLY in the event of a mandatory hurricane evacuation of Panama City Beach and the surrounding area, will a refund be given for all days covered by the evacuation order. We highly recommend purchasing Travel Insurance in case it is not a mandatory evacuation and you choose to cancel or shorten your stay! WE WILL NOT REFUND IF IT IS NOT A MANDATORY EVACUATION.

INCLEMENT WEATHER/ BEACH CONDITIONS/ FLOODING/ CONSTRUCTION NOISE: Unfortunately, we cannot control inclement weather, beach conditions, and/or flooding or the owners having work done to their units, causing construction noise, so there will be NO REFUNDS given due to these unexpected and uncontrollable weather events or construction events. Neither the property Owner nor Regency Towers shall be liable for events beyond their control, which may interfere with your scheduled occupancy, including but not limited to acts of governmental agencies, fire, strikes, war, noise and/or driving inconveniences from nearby construction sites. NO REBATE OR REFUND will be offered in these circumstances. I have read and agree to the Hurricane and Inclement weather/beach conditions/flooding/construction noise Policies.

INTERNET SERVICES & CABLE: Our property offers high-speed internet service for your convenience. Due to the numerous different providers and the various ages and configurations of personal computers, we cannot guarantee that you will be able to connect. We will do our best to assist you, but cannot be held responsible and NO REBATES or REFUNDS will be offered if there are issues with the internet or cable.

POOLS AND SPAS: The property's owners association controls pool temperatures. Only one pool is heated in the winter months. Neither Regency Towers nor Precision Seven are responsible for pool or spa temperatures, closures or malfunctions. NO CREDIT, DISCOUNT AND/OR RATE ADJUSTMENT can be granted for items mentioned above or circumstances beyond our control. There will be days when the weather conditions will not allow pool heaters to accommodate swimming and temperature recovery times will vary.

GRILLING: NO GRILLING ALLOWED - Florida Law prohibits grilling on the decks and balconies of rental properties. However, we have grills available for use on a first come first serve basis on the east and west end on the property on ground level. Warranty Protection (IWP) Warranty Protection (IWP) is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $3,000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder.
