Rental Rules and Regulations

1. Check-in time is 4pm CST and check-out time is 10am CST. No early check-ins or late check-outs.

2. This is a NON SMOKING unit and complex. Smoking or vaping of any kind is not allowed in the unit or on the balcony. There is a designated smoking area on the condo's campus.

3. Pets ARE NOT permitted under any circumstances. This includes service animals.

4. You MUST BE 25 years of age to rent this unit. At least one adult must be on the premises if folks under 25 are present.

5. 50% of your reservation total is due at the time of booking. The reminder of the balance is due 30 days before your arrival date.

6. Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If they cancel between 14 and 30 days before check-in, they'll get back 50%. Otherwise, they won't get a refund.

7. The property fee includes parking for up to two vehicles. This fee also includes unlimited access to the pools, tennis, fitness center, sauna, and private beachfront. The passes will be left for you in the unit. The wrist bands can be picked up at the main office M-Sa (8a-5p). Security Guard can help after-hours and on Sunday.

8. Maximum occupancy is 10 people, with only 8 overnight guests.

9. Cleaning fee includes a one time linen/towel setup, as well as a starter set of soap, toilet paper, paper towels, etc. You will need to provide more beyond that for the remainder of your stay.

10. If you see any damages when you check-in, please notify us immediately so you will not be charged for damage someone else caused. We recommend you purchasing damage insurance, but this is not required. Your party will be responsible for any major damages.

11. Any rentals made under false pretense will be subject to forfeiture to any money collected and you will be expelled from the property.

12. There is no daily housekeeping service. You have access to the washer and dryer in the unit to launder your clothes, but will need your own detergent.

13. Upon checkout, please put all of the remaining dirty dishes in the dish washer and run it. The cleaners will unload. Also, please take the trash out. There are shoots in the stairways. Please make sure all television remote are near the televisions.

14. If there is a tropical storm or hurricane warning for a named storm in the area, and there is a mandatory evacuation, you must check out and evacuate. You will be refunded any unused portion of the rent.

15. You will be given your own personal passcode for the front door. It will be activated at 4pm on the first day of your stay and will deactivate at 10am on the final day of your stay.

16. Please be reasonable with the thermostat. If it runs too cold in the summer, it can freeze and result in a service call.
