SMOKING: This is a NON-SMOKING house. Smoking is strictly prohibited inside the home. If any evidence of smoking is prevalent within the home, you will be charged $750.00 for a deep clean.
FAMILY RENTAL: We are serious about maintaining a family atmosphere for the quiet enjoyment of all guests. We will rent to family groups, married couples, and responsible adults over the age of 25 (proof of age is required). The total number of people allowed in the home and on the property at any time is restricted to the stated limit (12 people). Absolutely no house parties allowed. Any violators will be evicted without refund.
PARKING: A maximum of four (4) vehicles are allowed on the property at a time. Guests may NOT bring boats or RV’s.
PETS: Maximum of 3 dogs allowed. The first two dogs will incur a $175 pet fee per stay. Additional dog (if applicable) is an additional $100 per dog per stay.
Dogs must be leashed at all times while outside
Owner agrees to remove all pet waste from the yard
Aggressive dogs are not allowed on property
CLEANING SERVICE: Rates include housekeeping service only upon departure. Linens and bath towels are included with the rental; however, we do not permit towels, blankets, or linens to be taken from the home and/or used on the beach. Damages will be assessed for any linens/towels that are missing and/or have been misused. We suggest that you bring beach towels for your enjoyment of the beach. Guests will need to provide their own paper items and cleaning supplies. An initial set-up of trash liners, bathroom paper, and paper towels is provided. Extra items needed are the responsibility of the guest.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money payment.
HURRICANE AND TROPICAL STORM POLICY: We do not offer any refunds for Hurricanes or Tropical Storms. We highly recommend getting TRAVEL Insurance for your trip. It is up to the Guest to purchase this coverage for their trip. Coverage is available for health and weather-related problems.insuremytrip.com provides the most options and you can order online to purchase this in your name.
WILDLIFE: Please note that Cape San Blas is a natural habitat for many species of wildlife including venomous snakes and alligators. Always maintain awareness of your surroundings and accompany children and pets while outside.
MECHANICAL FAILURES: Owner/Property Management Company attempts to properly maintain the Property. While all electrical and mechanical equipment within the Property are in good working order, Owner/Property Management Company cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, internet access, cable service, or appliances. Guest agrees to report any inoperative equipment or other maintenance problem to Property Management Company immediately. Property Management Company will make every reasonable effort to have repairs done quickly and efficiently. Guest will allow Property Management Company, or a person permitted by Property Management Company access to the Property for purposes of repair and inspection. Owner or Property Management Company is not responsible for any inconvenience that may occur and no refunds or rent reductions will be made due to failure of such items.
LIMITATION ON LIABILITY: Owner or Property Management Company is not responsible for any accidents, injuries or illness that occur to any member of the Rental Party or Guest’s visitors while in the Property or on the Property. Owner or Property Management Company is not responsible for loss of personal belongings or valuables belonging to any member of the Rental Party or any of Guest’s visitors. Guest agrees to assume the risk of any harm arising from use of the Property. UNDER NO CIRCUMSTANCES AND UNDER NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL OWNER OR PROPERTY MANAGEMENT COMPANY BE LIABLE TO GUEST OR ANY OTHER PERSON FOR ANY DAMAGES OF ANY NATURE WHATSOEVER INCLUDING ARISING OUT OF OR RELATING TO THIS AGREEMENT OR GUEST’S RENTAL OF THE PROPERTY OR USE OF THE PROPERTY.
INDEMNIFICATION: Guest acknowledges that the use of the Property by the Rental Party and Guest’s visitors is entirely at their own risk. Guest will indemnify and hold harmless Owner and Property Management Company from any and all expenses, costs, damages, suits, actions, or liabilities whatsoever arising from or related to any and all loss of or damage to personal property, injury or death resulting from the use or occupancy of the Property.
