These condos are privately owned. We ask that you do not rearrange the furniture. We want to keep our units in great condition so our guests can come to a clean, comfortable home. Please treat them with kindness.

Check in time: 4pm Central

Check out time: 10am Central

Refunds

No refunds will be given for late arrivals, early departures, or cleaning and maintenance concerns. If present and reported, all cleaning or maintenance concerns will be corrected promptly. Maximum capacity is 8 people. Anyone in violation of this will be asked to leave without a refund.

Cancellation Policy

30% Required to book reservation. Final Payment due 30 days prior to arrival
100% refund of amount paid if you cancel at least 30 days before check-in.
50% refund of amount paid if you cancel at least 14 days before check-in.
No refund if you cancel less than 14 days before check-in.

Accepted Payments:
Payments via Zelle or Venmo
CC Payments can be made through Stripe with an additional CC fee of 2.9%

ID's are requred for all adults staying at the property. Please email ID's to floridavacations17@gmail.com within 7 days of booking. Check in instructions will not be provided unless are ID's are sent.

Parking

Parking is available in the covered parking garage. We ask that you display your parking tag in your vehicle with the appropriate dates to avoid from being towed. 2 Parking tags will be provided upon check in. You are required to obey all parking rules and restrictions related to the property you have rented. Boats, trailers and RV’s are not permitted.

Absolutely no reservations or access to rental condos/homes will be made to vacationing students or singles under the age of 25 unless accompanied by a parent or guardian at a ratio of no more than two children for one adult over the age of 25. A parent or guardian must be staying in the rental condo/home at all times. We do not rent to chaperoned groups. Our rental condos/homes are monitored for violations of this policy. Reservations made under false pretenses will be subject to eviction and forfeiture of all deposits and payments. No exceptions.

Pet Policy

PLEASE NOTE THAT THE HOA HAS A STRICT NO PET POLICY FOR GUESTS. ANYONE IN VIOLATION OF THIS WILL FORFEIT THEIR DEPOSIT AND BE ASKED TO LEAVE WITH NO REFUND. Service Animals will need to be approved by the HOA

Linens, Towels and Supplies

Bed linens, bath towels, hand towels, and wash cloths are provided. Complimentary Beach towels are provided for your use. We ask that they be washed and returned to the bin for the next guest. Any missing towels will result in a $50 charge to replace. An initial setup of trash can liners, toilet paper, and toiletries is provided. Guests are responsible for purchasing additional paper products and cleaning supplies for the duration of their stay.

Owners Closet

Rental condos/homes may have one or more locked areas or closets that are reserved for the storage of the owner's personal property and are not included in the use of the rental. Please respect these areas. Forcing open a locked owner's closet is considered breaking and entering, and charges may be filed accordingly.

Housekeeping

Daily housekeeping service is not included. Your rental condo/home will be cleaned to quality standards prior to your arrival. Guests are responsible for leaving the rental condo/home in good condition at checkout. Please maintain the cleanliness of your rental condo/home as if it were your own. If your rental condo/home is found abnormally dirty at checkout, you may be subject to additional cleaning charges.

Smoking

Smoking or vaping is strictly prohibited inside all of our rental condos/homes, this includes the balconies. Violation of the no smoking policy may result in immediate eviction and an additional cleaning and deodorizing fee which may be withheld from or charged against your damage deposit. Smoking is permitted in designated areas only.

Community Pool

Use of the community pool/hot tub is at your own risk. There is no Lifeguard on Duty. The pool is to be used by the guests and tenants only. Pool bands will need to worn while in the common areas at all times.

General Rules

For your information, the thermostat in the entryway controls the temperature for the unit. It has a set limit of 68 to 78 degrees. When adjusting temp, just rotate the silver knob. Do not push in or the thermostat will lock out. Please note that AC will shut off when sliding doors are left open

Additionally, please ensure no items are thrown off the balcony. Any incident could result in serious injury and result in a felony crime.

No parties are allowed

If you have others staying on the property with you that are not listed on the contract you will be sharing in the responsibility of the cost of any damages should there be any. You are also accepting full responsibility for any and all legal action should there be any.

All persons staying on property must be listed on the contract if not you will be immediately evicted and all monies paid for rent and security deposit will be kept, plus an additional $500.00 will be charged to person holding contract.

INDEMNIFICATION- THE TENANTS AND TENANTS GUEST SHALL HEREBY

INDEMNIFY AND HOLD HARMLESS THE LANDLORD AND/OR THEIR EMPLOYEES

AGAINST ANY AND ALL LIABILITIES, INCLUDING LOSSES, EXPENSES, DAMAGES,

CLAIMS OF DAMAGES, PERSONAL HARM, PERSONAL PROPERTY, INJURY, ANY

TYPE OF ILLNESS OR DEATH TO THEMSELVES, AND/OR ANY FAMILY MEMBER

AND/OR FRIEND ON THE RENTAL PROPERTY’S HOME PREMISSES, DURING THE USE OF COMMUNITY POOL AND DURING THE USE OF THE RENTAL HOME.

I HAVE READ AND UNDERSTAND THE CONTRACT IN IT’S ENTIRETY. I HAVE NO QUESTION ABOUT ANY RULES OR REGULATIONS IN THIS CONTRACT. I HERE BY

SWEAR THAT THE INFORMATION PROVIDED IS TRUE AND ACCURATE. I HEREBY SWEAR THAT I AM ONLY SIGNING FOR MYSELF. I AGREE TO ABIDE BY ALL RULES CONDITIONS OF THIS CONTRACT, INCLUDING THE INDEMNIFICATION CLAUSE.
