Making a Reservation

Reservations are secured by an individual of at least 25 years of age and that individual must reside in the unit. Falsifying reservation and registration information is fraud and will result in eviction and prosecution without refund. The unit has a maximum occupancy of 6 people. Parties of more than 6 people will be immediately evicted without refund.

Reservation & Security Deposit

A security deposit in the amount of $250 is due upon making a reservation. The total rental fee is due 45 prior to your arrival date.

Cancellation Policy

A reservation cancelled 60 days or more prior to arrival is subject to a $100 cancellation fee.

A reservation cancelled 59-31 days of arrival is subject to forfeiture of the security deposit.

A reservation cancelled 30 days or less of arrival is subject to full payment.

Rental Policies

Please read each number

_________1. The maximum occupancy for this unit is 6 people. On site management has

the right to evict all occupants if the number of occupants exceeds 6 at any

time. There will be NO refunds.

_________2. Check in at 4:00 PM. Check out is at 10:00 AM. Early check-ins/late check

outs interfere with the cleaning service & will result in a $50 convenience fee

against your security deposit.

_________3. The rental unit is designated NON-SMOKING. This includes the balcony &

common areas of the resort. If there is evidence of smoking in the unit, your

security deposit will be forfeited. You will be responsible for additional charges if

the restoration of the property exceeds your security deposit.

_________4. NO PETS ARE ALLOWED IN THIS UNIT. If there is evidence of a pet, your

security deposit will be forfeited.

_________5. You are responsible for the contents of the unit and accept responsibility

for keeping the unit in good working order. Except for normal wear, items

that are missing, destroyed, or damaged beyond repair (including appliances)

will be deducted at full retail price.

_________6. Do not move or remove any furniture, furnishings, fixtures, appliances,

artwork, decorations or electronics from the unit. An assessment of the full

retail price will be deducted from your security deposit.

_________7. The unit has a stackable washer/dryer unit for your use. Please be sure to

leave the washer door open after use to let it air out & dry before closing or

it can get moldy & stink.

_________8. You are responsible for immediately informing the owner of any accidents,

problems, or non-working items in the unit. We reserve the right to enter the

unit or have maintenance personnel enter the unit at a reasonable hour to

inspect for or to take preventative action to prevent further damage. We would

inform you of this happening before entering.

_________9. Clothes and/or beach towels may NOT be hung on balcony railing. Please

use drying racks next to patio doors or beach rack in living room or hangers in

closet.

________10. Doors may not be left open if no one is in the unit. You will be responsible for

wind, water, or sun damages if the restoration of the property exceeds your

security deposit.

_________11. No refunds will be given for any evictions resulting from violations of

condominium policy or State or local laws. This includes a violation of the

noise ordinance enforce between 10:00 PM and 8:00 AM. Your security deposit

if forfeited if you are evicted.

________12. Loud music, loud noise, foul language, and rude behavior will not be

tolerated by owners, renters and guests. PCB Police will be called to assist

in addressing any sound noises or action that interferes with the rights of other

owners, renters or guests. Renters will be immediately evicted from premises

for non-compliance.

_________13. Minors are not allowed to consume alcohol anywhere on property. The

legal drinking age in Florida is 21.

_________14. Owners are not responsible for personal items or property left in the unit

after you leave, or for personal items that are lost or stolen during your

stay. Please take all reasonable precautions in securing the rental unit such as

locking all exterior doors when leaving the unit.

_________15. Inks used in Henna Tattoos can permanently damage sheets, bedspreads,

furniture, fabrics, and carpeting. It can also permanently stain bathtubs,

showers, towels and grout. If any item in the unit is damaged by henna ink, your

security deposit will be forfeited.

_________16. Plantation shutters must be closed in up/down position before sliding

them left or right for opening doors.

_________17. There are no refunds for early departure or unused days. Refunds for

unused days are available if a mandatory evacuation for the Panama City Beach

area is ordered by the Bay County Emergency Operations Center.

Unit Amenities

Please keep in mind that this is our first vacation rental property. We have tried to include many items that make this vacation villa user friendly, but I’m sure we’ve forgotten a few things. Please feel free to reach out to us if you have any questions or issues. We want your stay to be as enjoyable as possible.

  1. There are 6 beach towels, a beach bag, & beach blanket provided in cabinet next to the couch. Feel free to use them, but please have them washed and placed back in cabinet before you leave for the next guests to use.
  2. Each bathroom has a hair drier and light up magnified mirror.
  3. Dishwasher will blink lights each time it’s closed. Leave it alone for 5 seconds and it’ll go off.
  4. Please leave washer door open after use (so it can air out and not get moldy).
  5. Wireless internet is available. There is no local or long distance phone service.
  6. There is a cabinet on the patio full of boogie boards & beach toys. Feel free to use them.
  7. There is a parking spot labeled 151 directly in front of the condo. Parking spaces for other guests would be the ones that are unmarked.
  8. Gate code/door code will be sent to you the day before you arrive.
  9. Dumpster is available for trash out the parking side door to the right.
  10. Community grill is available near fence out the parking side door.

General Rules:

  1. Please make sure plantation shutters are in up/down position before sliding open shutters.
  2. This unit is NON-SMOKING.
  3. No pets allowed.
  4. Do not hang clothing/towels over balcony railing.
  5. Quiet time is observed from 10:00 PM to 8:00 AM.
  6. Loud music, loud noise, rude behavior will not be tolerated.
  7. Minors are not allowed to consume alcohol on the property. 21 is the legal drinking age in Florida.
  8. Sand Dunes are a fragile part of our ecological system and play an important role against gulf water intrusion. Please do not walk or play on the dunes as this causes spread and loss of height. It is against the law to pick Sea Oats from Sand Dunes.
  9. Now after all that…….try to relax, enjoy the sun, pool, hot tub and especially the beach.
