Overview of the Online Booking Process
1. Owner has set-up rental property details and rental schedule
with dates and rates.
2. Renter selects the rental property and initiates rental process
by submitting a reservation.
3. If Owner requires advance payment for all or partial payment
via PayPal or Merchant Account, Tenant completes the online payment form
and tenant and Owner get an email receipt verification.
4. Copy of Reservation emailed to Tenant and Owner.
5. Owner responds to reservation request and confirms and acknowledges
any payment OR declines the reservation and refunds any advance payment.
6. Owner follow-up prior to rental date with final details and
payment reminder.
7. Leases can be cancelled if payment terms not met or tenant
cancels in advance and any refund processed.
8. After Lease period passed - final refund/charges can be processed.
Online Payment Terms
1. Checks - Online payments are not accepted. Payment is made
directly to the Owner.
2. PayPal - Owner has a PayPal account and accepts all or partial
payment from the tenant via payPal.
3. Credit Card - Owner has a merchant account that provides an
interface to process online credit card payments and accepts all or partial
payment from the Tenant via Owner's Merchant Account.
Online Payment Terms
1. Pending - Tenant submitted reservation and check payment has
not been received.
2. Valid - Tenant submitted reservation with online payment.
3. Confirmed - Owner has accepted the reservation and payment.
4. Terms - Owner has accepted the reservation & sent Terms
Email.
5. Access - Pre check-in details for the tenant to access property.
6. Directions - Directions Were Sent To Guest.
7. Payment Due - This means the tenant owes a rental payment.
8. Paid In Full - Lease Is Paid In Full.
9. Refund - Means the security deposit has been refunded.
10. Damage - Security kept for damages to property.
11. Completed - Lease date passed and refunds made.
12. Survey Sent - Survey Was Sent to Guest.
13. Disabled - Dates were disabled by Owner.
14. Voided - Declined or cancelled reservation. Rental becomes
available again.
