Running our own vacation rentals for years “The Old Fashion Way” lead us to develop ivacationonline.com! The problem in the “By Owner” market was that no one was servicing the private owners.

Software was written for management companies, hotels and resorts. No one thought that one person owning one unit was a market to service.    I get a call on my rentals, the guest asks questions and they agree to rent our unit. Double bookings are common as I do send out leases for the same period as I don’t know who is actually signing and returning the lease. I call the guest about the double bookings and try to put them in a different unit or week. They are not happy. I have to track all payments manually on spreadsheets and update my guest manually by WORD documents and emails. Running 3 units became very labor intensive.

Trying to figure out who was coming and going was not an easy task. I would email documents formatted with their information entered by me for each step of the way, 3-4 documents for each guest. Very labor intensive! At the end of the rental, I again, by hand, write a check for the return of security deposit and mail them a Thank You. After a few years of this I knew there had to be a better way!

   I get a call on my rentals; I direct them to that unit onivacationonline.com,Ex: “Ok, go to my unit 122 onivacationonline.com,do you see the week you are interested in? Click on it, enter your information, please view and agree to our TERMS and CONDITIONS, enter your credit card information for the deposit and you are done!” The guest enters all the information.

The system emails us both about the RESERVATION REQUEST automatically. I then accept or decline this REQUEST. But I have the electronically signed agreement and the security deposit in my account! So I send the CONFIRMATION. The work is done for me by the guest, and I have the deposit! The system has all the emails to send at my finger tips. It tracks who owes me and when, it updates my calendar automatically, and all I do is enter the deposit amount in my checking account! They then mail me the rent 60 days before they go on vacation and I email them the ACCESS information.

To take a booking on the phone INSTANTLY and have the money in my account that day was a huge step forward! No more double bookings! Real time online booking is now a reality for the private owner with one unit!
